Property Ratings at The Point at Herndon

Firstly, this is a great location, with covered parking, nice apartments, elevators, maintenance shows up on time. As someone who lived here for more than a decade, I have seen the management change 3 times. It used to be a great place to stay. The current management are trying to make a dime of every single thing. For example, parking for the first car which was included till now will be charged as per the terms of our new lease. Even Visitor parking is not free. So I have to ask guests to park on the street and walk to visit us.

We value your residency and hope to continue providing you with a great living experience at our community.
I have been living here for around a year. Its frustrating that you have to go to the leasing office for your packages, they keep them hostages. Its the fourth time in the last couple months that I arrive at 5 during the week (they are supposed to close at 6) and the office is already closed. The new guest parking policy is a joke, not only do you have to pay for parking, you have to get the parking passes from the leasing office which closes earlier than they should. The doors are ridiculously heavy and the button for automatic open for handicapped people rarely works, and I do have a neighbor that needs it. They are saying they will get an amazon hub for the packages, but I've been hearing that since I moved in. On the plus side maintenance has been very responsive and aside a small incident when I moved in everything else has been good. The apartments are nice but the kitchens could use a little remodeling.
Property Manager at The Point at Herndon, Responded To This Review

We hope to hear from you.
Only one parking spot allocate per resident, and the unassigned spaces are always packed by 5 pm.The new owners charged $5 per day now.Its very bad decision. There is no visitors parking this community , if anybody come for you they need to pay $5 for parking. Dumpsters are left out in the parking spots taking up even more room.Bad parking facility. They charge even for visitor’s parking. Also the parking outside the building which should be free of charge has also became paid.
Bad parking facility. They charge even for visitor’s parking. Also the parking outside the building which should be free of charge has also became paid.????
The new owners implement new parking rules is very bad. They didn't take current residents opinion at all and these rules are not in my agreement. Any friends come to your home to say hiiii...they need to pay $5 for parking.this is very bad. there is no visiting parking in this community right now. I am staying last from 4 yrs. Earlier I suggests my friends this apartments, but not now. i am ready to go out. if you want to come to my home please keep $5 change in your pocket at least or ready to tow ur vehicle.
Loud, obnoxious neighbors that hang out and talk loudly right below windows well into the night. They let their kids run around the maze of hallways yelling and shouting. There's only 1 parking spot per apartment, and the unassigned spaces are always packed by 5 pm. Dumpsters are left out in the parking spots taking up even more room. It's suppose to be keycard accesses, but doors are always propped open (yet they will always be shut when you need something delivered). And good luck getting your packages as the leasing office is always busy and full of kids playing unsupervised. The insides of the apartment are nice, but it's a mess of a complex. Far from the luxury advertised. If you like peace and quiet avoid it.
NO SUNLIGHT in the first floor. Very depressing. They showed us the model house which is very colorful but when we moved-in, ZERO sunlight. I raised my concerns to the management and you know what they said - "DID WE PROMISE THE SUNLIGHT". Unprofessional.
The office staff are friendly and the property is nice. However, the fire alarms go off constantly at all hours of the day and night. They are LOUD and take about a half hour to an hour to get the fire department to shut them off. There has never been an actual fire. They are not ADA compliant as their automatic door openers do not work and took over three months to sort-of fix one.
After moving in this apartment for one month, I already regret. 1. Amenities in the apartment are old, it is really not worth considering the monthly payment, when I scheduled the tour, they only show me model , I did not get a sense that the real one would be so old . And if you happen to live next to the mechanic room, the worst thing is it makes noise every min, and you are unable to request to fix it, because it is not something can be fixed. 2. Sometimes the leasing staff is really not friendly, every time when you try to pick your package, if they are giving a tour for other people, then you will be totally ignored, they even can not spend 2 seconds to tell you please wait for few mins . Seems only thing they care about is bring new residence in. Given the high monthly rent, I would suggest go some where else.

This is an amazing community! It is beautiful, well-maintained, and easy to navigate once you learn the layout.Every amenity is well located and extremely well kept. The office staff are always will to help and are almost always available during posted office hours. They are some of the friendliest people I have ever interacted with regarding leasing offices. If you need something, have a question, or are just stopping by they are all happy to drop what they are doing to talk to you. The maintenance staff are fast and efficient, they are always willing to some check something out for you. They are serious about on-call emergencies by going above and beyond to make sure residents are safe and comfortable. We have a cat, and compared to other complexes in the area, any fees are completely normal and very reasonable. This goes for the rest of the fees/rent in the area. This is a very nice complex with some amazing amenities. I have seen some residence of other nearby complexes try to use our amenities because they are not offered at their complex, but management always makes sure they are not let in. This says a lot about how much they care about residents and how well they personally get to know you (with the added bonus of security). I am not sure what some of the other negative reviews are talking about because almost all of the negative point brought up seem to be either false or not the fault of management. (I have seen bikes unlocked... so when it is stolen, because they left it out unlocked, don't blame management). The entire building is access controlled, including the garage. I know that the staff regularly checks the video surveillance footage as well, they are really on top of safety.
Property Manager at The Point at Herndon, Responded To This Review
Thank you for leaving this detailed feedback about your experience with Halstead Dulles! We always love to receive great feedback! If you ever need anything please contact the leasing office. Wishing you a great day until the next time we meet. Kind Regards, Kelly Clemens Property Manager
This apartment is great! The staff makes it a point to get to know you. The apartments are beautiful with lots of room and great amenities. It's also a great location and within walking distance of restaurants and grocery stores.
Halstead Dulles only a five or so minute drive from Dulles Airport has some good, some bad and some ugly qualities. Let's break 'em down. The Good: High ceilings, full size washer and dryer and a spacious walk-in closet. The gym has some good equipment with TVs and a full set of dumb and kettle bells, along with resistance bands and a neat stretching / yoga thing. The location of the property is pretty ideal, you're very close to the Dulles Toll Road, a variety of grocery stores and other useful shops. The floor plans are among the best I've seen in the area. You have a parking garage and your own reserved space...but... The Bad: You can be very unlucky and get a parking spot that isn't on the same floor as your unit. I see plenty of people drive up two or three floors of the garage, get out of their cars and then get on the elevator (which is s.l.o.w). Private balconies would be wonderful were it not for the fact that your only view is across a small strip of grass and onto the balconies of people on the other side of the "U" shaped building, this is the case for nearly all of the apartments. If you don't have a view that makes you feel naked, you will have a view of the parking garage. Don't get me wrong, I love the parking garage but not so much that I want to look at it all the time. The security doors to my floor are usually broken, or in-between breakings. The pool is very small and the online photos led me to believe I could swim laps in it, which is not really the case. It feels more like a pool that serves as a place to bring your kids and just qualifies enough so that the ownership can say, "We have a pool". The Ugly: The management could use some improvement. While repairs to broken dishwashers and the like are handled pretty promptly there are higher-up elements that make you wonder if you're the only sane person. In my time here the building-wide fire alarm has gone off at 1.21 gigadecibles at 3:00am several times and wasn't turned off for nearly a half an hour. There has never been an actual fire. They've misplaced a package or two and said I must have received it (very forcefully too) only to realize that no, it was still in the back room. I asked for a copy of the lease and it took 3 months to get them to sign it. If you don't need to interact with the management and utilize the location it could be totally worth it.
