Property Ratings at The Point at King of Prussia
Wrapping up a year here and I'm moving to a different building within the complex. Not a lot of the Cons are anything that can be fixed, so I feel compelled to point out that my experiences with Mgmt have been positive. Pros: Finishes in unit are nice. Brand new when I moved in and that was really nice. High end appliances. All work well. Ergonomics in unit are good. Cons: If you're facing 422, the noise will make you regret your choice. It's so loud, you can't open the window. You'll never enjoy the fresh air and use the TV. It's a big negative. The mailroom is in the basement and is completely inconvenient to get to. The garage entrance/exit is an awful alleyway that is constantly blocked by Trash trucks, FedEx/UPS, idiots who feel that is a good place to double park etc.. And the residents of Cirro blast out of their garage with no care. The alleyway is a death trap. No clue why they didn't plan this building to have the garage in/out be on Guthrie instead. Very poor planning. All in all, it's a nice building that is let down by the architecture.

WORST management, their stock line is "we understand...we will look into this...and they don't care and do not look into anything. While the lobby area looks nice, walk through the building any time of day and you will smell the stench of weed...the smell comes through the vents in the apartments and permeates the hallways. The management said "not their problem" AND...if you get mail or packages - do not expect to actually receive them as items are left out in the open for all to steal...again...management says not their problem. THIS IS THE WORST possible place to live...STAY AWAY

The team here is top-notch. Rebecca, Bianca, Kaylin, and Asia are very friendly and accommodating. This was the only building in the area that actually made me feel welcome. They’re doing it right over there. The apartments are gorgeous, and I love the hardwood flooring throughout. No one likes carpet, and this is the only place that offers this option. The massive closets are a bonus too.
I've been living here for two months and was so excited to move into this luxury apartment. However, there are some pros and cons I'd like to share with you. Pros: 1. Everything is brand new! New refrigerator, dishwasher, washer, and dryer. I believe it's the newest apartment in the King of Prussia town center. 2. Great gym and pool, feels like a resort! 3. The property management team responds to residents very quick, normally within 24hrs. Cons: 1. A strong marijuana odor comes from my bathroom vent and living room vent EVERY NIGHT. I've brought this to the management team five times, despite management stating that the units have their own vent system. Understandably, it's hard to pin point which unit(s) are the cause and they did have an email blast to remind the tenants of their no smoking policy. The odor went away for a week then it came back and I reached out to management once again and it seems like they've given up. They've resolved to have us call the Police and gather the evidence ourselves. 2. Windows don't stop sound very well. If you live facing the pool or garden, you'll constantly hear the outside. From people just lightly moving seats, to chatter, to every single raindrop on the window sill. When it rains, it gets quite loud and does make it hard to sleep. 3. The mailroom. It's really cool and feels luxurious, but they just have all the packages in a mail store room that isn't sorted consistently. I think the longest I've spent looking for a package was 20 mins. They label the boxes with your unit number from time to time, but more often than not it's just a free-for-all.

I moved in the winter, and everything has been great. I looked at all the apartment buildings around the Wegmans/Town Center area and this was by far the best. It was the only place that allowed me to walk in and take a tour. The level of customer service this management company operates at stands above the others, and led to my decision to move here. Spending my summer in the courtyard has been the most pleasant way to spend my days!
Living here for a few months and everything has been great! Thanks to jeff and Jeff for making sure the building looks great. The whole team is very hard working, and the events are fun.
Complex is new and pretty. However, there have been many disappointments. Apartment is noisy (can hear neighbor on one side close kitchen drawers/cabinets; neighbor on other side plays loud music; can hear people's conversations in hallway, partly because of large gap under front door). Main building with only two elevators, and, if one is being used for a move in, good luck waiting for the other elevator...and use the stairs? Stairs were not placed to facilitate their regular use. Management switched online rental payment platforms, and there were issues for two months (e.g., had to call to get platform reset to pay or received late rent emails even though already paid--and Management would acknowledge it was already paid!). Management changed renter's insurance policy minimums but did not notify tenants--and then sent insurance reminder emails citing the new minimum in the lease when this was inaccurate (a senior manager even acknowledged that the process was not right). I look forward to my lease ending.
I worked nearby and stopped in to discuss a business opportunity and was blown away by the overall appearance of the building and the customer service of the staff. This place stands out from the others in the area, by far!
I’ll be leaving when my lease is up, this place is gross and so messy.
My wife and I moved in to our new home at Hanover Town Center and we're so happy we chose this building. This is the newest building in the Town Center, and by far the nicest. Everyone who works here is incredibly nice, from the ladies in the office, to the service team. All-around top-notch customer service. We've lived all over the place and this is the best we've ever seen.
I love living here, it is so peaceful and my apartment has so much storage!
Upon initial appearance HTC has the appearance of a affluent suburban apartment complex. However, there has been a multitude of issues stemming from a general lack of organization to legitimate safety concerns. For example, a poorly coordinated move in process and the most concerning issue is the loading dock doors and garage sidewalk door being left completely open to the apartment elevator. This allows full access to any apartment floor without needing a key. Who wants a random person from the street knocking on their door in the middle of the night? Because currently that is a possibility. In addition, there are smaller issues such as fido bags rarely being stocked and hand sanitizer in the elevator being depleted. There is also a lack of cleanliness by construction as evidenced by leaving debris everywhere.
I toured the Hanover Town Center looking for a home for my mom. Everyone was so friendly from the minute we walked in. The entire team took a moment to introduce themselves, including the manager. I felt like they would genuinely care about my mom, and that's something you don't find everywhere (I've looked)! Beautiful aaprtments with a lot of built in features. The "dry bar" might be my favorite. Highly recommend. Definitely the best we saw in KOP!
