Property Ratings at The Point at Sharon
Luxury? More Like a mismanaged Disappointment I’ve been living at The Point at Sharon for over 13 months now, and I have to say, the experience has been absolutely dreadful. Don’t let the shiny marketing fool you into believing this is some sort of luxury property. Sure, there are some positive aspects: it’s in a good location, close to the highway for easy access, the area itself is pretty quiet, and they even offer free parking with an EV charger (a small mercy). But that’s where the good news ends. Let’s talk about the management—easily the worst part of this nightmare. They’re completely unresponsive, disorganized, and downright uninformed. Any issue, no matter how urgent, is either ignored or addressed weeks later, if at all. When you’re paying this much, you expect at least a modicum of professionalism, but here? Absolutely not. It’s clear they’re more interested in collecting rent than actually maintaining the property or providing a good experience for their residents. The package delivery system is a mess. Packages are constantly being lost or misplaced, and when you inquire about them, you get a shrug from the office staff. It’s as if they’ve never heard of organization or accountability. And don’t get me started on the elevator. It’s painfully slow, to the point where you’re better off taking the stairs—even if you live on the top floor. Now, let’s dive into the “luxury” features they claim to offer. The HVAC system is beyond terrible. In the summer, it lierally does not cool, we’ve had to purchase two fans to keep comfortable, and in the winter, you’ll be lucky if it keeps the chill out. The door key readers frequently malfunction, so if you’re in a rush, good luck getting into your apartment without a fight with the door. The water pressure? Non-existent. You’d have better luck trying to shower with a trickle from a garden hose. And speaking of water, the quality is horrible—cloudy, bad-tasting, and definitely not what you expect from a so-called upscale property. There’s no pool, which is baffling considering they market themselves as a luxury complex. You would think that would be a standard amenity. But the real kicker? The outrageous utility bills. They’re sky-high for no apparent reason, and when you try to inquire about it, you’re met with confusion and zero transparency. I never leave reviews, but thought it was important to warn future tenants. Unfortunately, the complaints about the current management (Panco) are completely valid. The management when we first moved in under Eli was fantastic and always helpful. Since Panco took over, it’s been a mess. First we were given a threatening letter of eviction because we owed rent (we didn’t), so we had to call and provide proof of our payments. Then we had to report a terrible smell coming from our vents— I have no complaints about the maintenance staff, they’re great and did everything they could— and had several people come to look at the problem. We had holes cut in our walls, our “sensitivity to smell” questioned by management, and when we told them that it was becoming unbearable, a specialist was sent in and was INCREDIBLY sexist (“does your HUSBAND smell anything? Haha”) and rude. The smell issue was never resolved— I feel bad for whoever’s moving into this apartment after us. When we gave in our notice to vacate, I asked for proof of receipt and was told I didn’t need one— the next day I got an email asking if we were renewing. I had to have them confirm receipt of our notice anyway. I mean, come on. Regarding the dogs on property, it is the owners who are a problem, not the dogs. We have one dog who is scared of other animals and doesn’t like to be approached too quickly or unexpectedly. WAY too many owners don’t leash their dogs here. I’ve never had an issue anywhere else I’ve lived, but here I’ve had to literally pick my dog up several times because an unleashed dog wouldn’t stop jumping all over her. As for the apartment/facilities themselves, they’re… fine. But for the price, you can get a much bigger apartment with the same/more amenities elsewhere. So it’s not really worth it, in my opinion. We have spoken to multiple neighbors here and as far as we can tell, everyone wants out at the end of their lease, primarily due to the poor management. Proceed with caution, future tenants.

Since Panco took over, all amenities have disappeared. There is no longer package acceptance, so now everyone’s packages get dumped at the outdoor mailboxes. The trash is constantly overflowing at the dumpster to the point where you can’t even get in the door to drop it. Things go unrepaired, like the treadmills in the fitness center, and the door came off of the dumpster area months ago and they still haven’t replaced it so the overflowing dumpsters are a terrible eyesore. The place used to be immaculate but now the walls are dirty, floors are unvacuumed and the glass has fingerprints all over it. The police are here almost daily because management doesn’t address issues and tells people to call the police for noise complaints. They say pit bulls aren’t allowed but every other dog you see is one. They used to have the nicest flowers - you should see the sad excuse for landscaping they have here now. They can’t keep staff here - it’s a revolving door except for the one property manager who writes these emails to everyone with excuses for why things aren’t fixed. I can’t wait until my lease is up I will not be renewing.

We provide AmazonHub packages lockers so tenant's packages are secure and accessible 24/7. Drivers are instructed to deliver to the lockers and we have a package room for oversized packages and in the event the lockers are full. Unfortunately, we are still waiting on parts for the treadmills and we call weekly for updates, however, in the meantime we have one treadmill on loan from a sister property and we have added a Peloton. We are currently working with our landscapers and look forward to making improvements to the community grounds. As for other concerns, we would welcome you to contact our office to discuss. We’re sorry to hear you have not had a positive experience in our community but please know our door is always open.
Slightly concerned about garbage dumpsters constantly overflowing as well as the daily visits from the sewerage removal company - hoping these are temporary issues.
I would recommend as long as: A.) Trash disposal area is kept clean including any needed signage not to throw trash bags on ground in front of bins and B.) Weight room has sign not to drop the weights on the floor as the sound carries through the structure (it's an unusual problem and may be related to the garage open area underneath and/or the beams/pipes). I would recommend because of the peace and quiet envoy and all the accommodations we could have a pool are a park for the kids to play a lot of kids live here
I love it here at Eli Apartments. The Staff and the other Residents are so friendly you really do feel like your home ,in a community.
