Property Ratings at The Point at Wrentham
The tenants here are lovely. Management and facilities are an entirely different matter. The elevator in our building was broken for a month. We live on the fourth floor and the rent is very high. It's been months since the elevator was repaired and none of the tenants have received any compensation. The property management company, Panco Management, offers no phone number on their website, only an email address. After hunting down their phone number, it was impossible to get a live person on the phone. Using intuition, I blindly emailed names from their management team at their domain, and eventually got a response that "We are all fully aware of the elevator issues and are just as frustrated as you are." I appreciate the professionalism of this response, but more than a month has transpired with no follow-up. I have also left multiple voicemails with the regional director who has yet to get back to me. When we moved in, we were missing a smoke detector, the ice maker was broken, there was a crack in the wall, the doors drifted close and have no means built in to prop them open, the gaps under the doors are several inches high, the faucet was loose, there were items left by the previous tenant in our hallway storage unit, an ethernet port was inoperative, and our water heater worked intermittently. The last of those issues took more than 6 maintenance calls and visits. The maintenance team is very friendly and fairly responsive, but often issues take more than one visit and there have been far too many of them, especially at move-in and given the young age of the property. The bathtub in our unit has also recently cracked after unremarkable use. A new assistant property manager was recently brought on and has been particularly unconcerned and unhelpful with our issues. The front door to our building is supposed to be locked with electronic access through the Butterfly system. We have been able to pull the door open with relative ease since we moved in, and after numerous requests, the door is still broken. These are issues no one should have to deal with, but they are especially shocking at the price point and aspiring prestige of the property. There are myriad superior luxury residences in the Providence metro area. If you are looking at The Point at Wrentham or any of its sister communities, I sadly must encourage you strongly to look elsewhere.
