Im a current resident and its going on months without an working A/C unit. The neighbors belows also got a leak in they roof from our pipe. It would be best to find an apartment that gets actually maintained
Management is extremely lazy and nothing gets done and I mean NOTHING! They need new management and new maintenance ASAP.
New management is great ! They’re changing the entire complex around. I have a living here for about two weeks now and management have done everything to accommodate me and my needs!! The rent. Prices are great fit right in with my budget as a single woman.

Not really super bad but moving in condition wasn't impressive, roommate moved out and they didn't check for damages outside of her room so I'll probably have to pay, and also been w/o wifi for 2+ months bc they owe money although its included and I'm in college. Still have to pay full rent, and they're sneaky w charges, had to pay $40 for them to screw the door back on my microwave when I could've bought a new one or done it myself, and was paying $100 water bills for 3 months somehow at one point. Maintenance came and "no leaks" so no credits but water bill went down after ?? Really good spot if you don't have to deal with the office ppl, maintenance guy is super nice, but losing wifi w/ no solution & 1 time $25 off was last straw, moving out.
Warning to all people considering living at the pointe adams place.the buildings full of roaches.grime.smells like urine in the buildings.maintance there are perverts.no cable inerenet wont work they overcharge you lights and rent.cant have kids staying there over 6 months.the whole place is nasty n filthyy please dont not be catfished by this place.youve been warned
This place is very dirty on the outside. The staircase is dirty and the smell from people piling their trash outside instead of taking it to the dumpster is foul. The inside is full of roaches. Pest control did not do a good enough job solving the problem. Do not move here.
Beware of college students giving fake 5/4 star reviews for free gift cards!!! I wish I could give this place 0 stars. Please LISTEN TO THE REVIEWS. Run as far away from this place as you possibly can. Luckily I was in the position that I was able to leave in the middle of my lease but I realize that not everyone is as fortunate, which is why I’m writing this long overdue review to warn anyone considering to move here. LIVING AT ADAMS POINTE FOR 5 MONTHS WAS THE WORST EXPERIENCE OF MY TALLAHASSEE ADVENTURE. When I first moved into their 1/1 it was FILTHY!! Grime, rust and some foreign substance was STUCK inside the toilet. The air filter looked like it haven’t been changed in years. Bugs in the fridge, the oven was repulsive, bugs were just everywhere!!! Just writing this makes me itch because it was that bad. They have a huge pest problem that managements sweeps under the rug. The reported shootings are real!!! Within five months there had to have been at least 10 shootings (I promise it’s that bad). The cops literally have to patrol Adams pointe. Everything may look nice right now, but that’s only because they’re trying to get as many new leases as possible. Someone broke into my apartment, and of course management did not do anything about it. The property manager Tanaya, does not care about the residents on the south side because she doesn’t understand the issues or complaints. She doesn’t have to deal with them once she leaves from work so she simply doesn’t care about the filthy trash that engulfs Adams pointe on a daily basis. TRUST ME I AM NOT LYING. Ask ANY resident about the trash that surrounds Adams point every other day. Parents PLEASE keep your college students away from this place if you want them to remain safe and in decent living conditions. College students please, I know apartment shopping is expensive but conditions won’t change if people continue to lease at Adams Pointe.
The company which manages this complex on behalf of the HOA failed to maintain Building 8 of this community for YEARS, and allowed the vacant building to go without repairs or basic maintenance, including broken windows, graffiti, trash in the public corridors of the building, it was an unsafe nuisance. Trash cleanup is a problem throughout this entire subdivision, Benchmark will not enforce the covenants and restrictions despite numerous tenant and owner complaints, occupants dump trash bags out in all of the hallways of the buildings with no recourse or fines, and the HOA does not provide any cleanup Clearly we know who all of the HOA money in this complex goes to, and it is NOT to the Community itself.
Great and upscale condominiums, best space and office staff including management are exemplarary set of people. Geniune and highest level of professional. Very comfortable space and maintenance is always well prepared, nice, and always gets the issue resolved M.D
Management and staff are unorganized and does not know what they're doing majority of the time. If I could give them 0 stars I would.
The Pointe @ Adam's Place by far exceeds expectations with its contemporary floor plans and accessible amenities, not to mention the truly exceptional management team that's always in place. When it comes to efficiency and effectiveness they've done an outstanding job to meet the needs of all of our residents! Continue raising the bar of excellence and keeping us happy!
My apartment complex started of great. Suddenly it changed two years later, and what became the other side of the track in Tallahassee showed its self true. Thugs moved in, cookouts every day and night, hit and run on my car,no security, etc. Its horrible I have been living there for 3 years and for the first time I understood how it felt to not be treated right. By now our apartment complex should have security due to the recent crimes. We should also have a better communication as to rent and rules and regulations. It started off student housing, next thing I know its owned and bought out by some guy I don't even know of. So called plumbers, and carpet cleaners come by without any notice. We were without cable for over a month and still paying for it. Enough is enough. Across the tracks people are treated differently, which is something that needs to be changed. A nice cut grass, and neighborhood sweep would be nice.
