Property Ratings at The Pointe at Adams Ridge
Clubhouse gym is still closed due to covids, when all other gyms in the area are open. Clubhouse is closed, meaning we cannot use the movie theater, gymnasium/basketball hoops, tanning bed, gym, rooms for rent. The car wash is still closed for covids... it is a manual car wash!! The car wash bays are used as storage for the maintenance department. And, the security gates are rarely working and remain in the up position 85% of the time. All amenities shut down since last March, 2020. AND NO DISCOUNT ON THE $260.55 MONTHLY ASSOCIATION FEE. Our fee is one of the highest in our area. They eventually opened one swimming pool, in August 2020, and closed it in September. Lastly, the clubhouse is extremely outdated; looks like a nursing home. Embarrassing. The Pointe USE to be a fabulous resort style place to live. I've owned here for five years. I get no answers or solutions from management. I cannot wait to sell my unit.
Glad rented instead of buying. Cons: Gated community- gates are up a lot. Gym- closed due to “covid”. Car wash - out of order sign, hasn’t worked since renting apartment. Dog poo on sidewalks watch where stepping. Dog poo bins on peoples porches. Since August remodeling units - noise level. Snow removal of sidewalks one or two days after snowing. Light poles along walking path broken off and missing parts. Pro: close to shopping. Probably was a very nice community at one time.
Moved in January 2018 after purchasing a 1 bedroom Cranbrook condo and immediately noticed a leak during the thaw in February 2018. Made several attempts including meeting with C.J. Betters to resolve leak and have damages inside unit remediated (mold damage, water damage, fireplace ruined). Received verbal commitment from C.J. Betters in Jan 2019 that the issue would be resolved in a timely fashion. Fast forward to today (Sep 2020), I am trying to get in writing from C.J. Betters that this issue will be resolved without any cost to the owner and have not received a response. I'm probably going to have to rent out the unit instead because I have 0 confidence C.J. and/or the HOA will ever resolve the issue. Save yourself time, money, and health issues (mold isn't good) and rent / buy elsewhere. You'll thank me.
My girlfriend and I recently moved in a one bedroom/garage condo in January and we absolutely love this place. The gated community is safe, people friendly, pet friendly, the ladies at the office are wonderful and will always be there if you need anything, the amenities are awesome and I’m very excited for both swimming pools to open up next month & maintenance is very well handled. Also love the fact that everything is in distance such as restaurants, stores, shopping centers & Pittsburgh is only a short distance away while traveling on I-79. We couldn’t be anymore happier with our living situation!
Been at Adams Point for 3 years. Would not recommend anyone purchase or rent a condo. Rules are never followed with no support from the management. Speed limit is not enforced. Pet rules are not enforced. For a gated community, the gates are open most of the time or lately entry from a non gated area. Rules for the swimming pools are not enforced. Required to have a landline for the security system. They will not switch over to a digital system. Complaints go unanswered and/or no followup. This place doesn't just need a place to complain, we need someone to enforce established rules. Have had three Property Managers in three years. Have had three Maintenance Managers in three years. High Home Owners Association fees without receiving all of the required services.
I've lived at the Pointe for a little over 2 years, in a 1-bed, 1-bath unit with a garage. I've lived in or visited most of the other newer communities in the north hills, and I truly believe the Pointe is the best around. The girls in the office are friendly and go out of their way to accommodate whatever you need, and maintenance is amazing responsive! I emailed them abut my stove going out at 10 PM last Thursday, and when I came home from work on Friday it was replaced. I don't have kids or pets, but it's very comfortable for both. I do a lot of work from home in the evenings, and The Pointe meets all of the things that are important to me: quiet, well-manicured grounds, pedestrian-friendly, and responsive staff and maintenance. You'll love it here.
I am so happy that I chose the Pointe as my new home! The leasing office staff and maintenance department are extremely helpful and pleasant to deal with. I highly recommend moving in at The Pointe at Adams Ridge!!

My fiance and I moved here after finishing college. We had trouble finding other pet friendly places to rent or lease in the area. There is plenty of space in our one-bedroom unit for two people and two cats. For the most part, the neighbors and staff are pretty friendly, and the amenities are fantastic. The pools are gorgeous, but did tend to get a little crowded on weekends. I like being able to walk outside and see deer, while still being conveniently close to everything in Cranberry Township and Pittsburgh. The garages are a little noisy, and maintenance can be slow at times, but they have never failed to follow up on an issue. However, overall, we like it here, and intend to stay until we buy our first house.
We came here three years ago. The garden is kept clean. The maintenance guys is so quick responce when we have trouble.
If you are looking for an affordable resort type of living, look no further then the Pointe at Adams Ridge. The community is well maintained and amenities are great. I absolutely love walking outside with all of the trails and well-maintained paths. The community is pet friendly and dog stations are located everywhere. When I have needed items repaired, I simple stop by the leasing office and within 24 hours all work is completed. The staff is great and always warm and welcoming.
We come back from FL every year to see family and avoid the Summer heat there. Adams Pointe is the perfect place for us. Missy and staff make moving in and leaving in the fall very easy. Never had an issue getting anything fixed. They keep the grounds clean and well groomed. This is our 3rd season there and I assume we will go back ...or possibly buy a smaller unit there to have when we come back.
We've lived at 3 complexes in the Cranberry Twp. area and this by far is the best. Well constructed units (we don't hear our neighbors) and well maintained. We've never had an issue getting anything repaired. The community is fairly quiet and we feel safe here. The pools are great. The only negative I can think of is the noise from the garage doors below us. But we lubricated ours and don't hear it now. I am going to suggest they do this as routine maintenance.....I'm sure everyone would appreciate it. We love it here!

Adams Pointe is such a wonderful place to live.. Everyone is so friendly including the staff.. people I dont even know wave to me all the time as they walk or drive by.. Its a beautiful place all around, the landscaping is always kept nice and with all the amenities they offer there is always something to do, u get so much for the $..Its in a great location near every store you can think of.. Its very pet friendly I love to take my dogs on long walks there are so many different paths and they have dog stations all over providing bags n garbage's which is nice.. only thing bad I will say about that is people often do not pick up after their pets when these things are everywhere which is annoying.. The pools they have are awesome I feel like I live at a resort here in the summer.. Wish it was open later though, it doesnt get cold till middle of October.. Overall its a great place to live I highly recommend it I give it 5 stars
They were much nicer when I moved in 14 years ago. Not maintained well and forget trying to get something repaired!
