I love the layout of the apartment and location of the complex, but neighbor noise is terrible. My ceiling vibrates when my upstairs neighbor walks and I hear every step they take. I can hear conversations and TVs through my air vents. Great apartment, but not if you enjoy quiet.

Can't wait to find a new home! I have had nothing but issues with monthly payments and their system not being correct, saying I owe money that I don't. It happens ever month.. Wall are very thin so be prepared to hear your neighbors. Staff seems unorganized. Never was called back when I was told I would be.
I was stationed at Fort Riley and lived at Founders Hill for 2.5 years. I was discharged from the Army in the middle of my lease and didn't have any major issues getting out of the lease. The current property manager is much better than the older one and more professional. The pool, on-site gym, and hot tub (even though it could use some work) are all great amenities. The washer/dryer in every unit was a big selling point. The guest parking pass limitations during K-State football games was a little annoying, but I made it work. If you don't mind a few ambulances driving by your apartment, Founders Hill is a great location at a decent price.
This apartment complex has been wonderful. Whenever you have a maintenance request you can go to the onsite office or now online and fill out a request. Sometimes the maintenance worker has come within 20-30 minutes of me filling out the request. The facilities are new and clean, we have a club house with a movie theater and a pool and workout room. The neighbors are very respectful and there aren't parties happening all the time so it's a great environment for those who need quiet time to study. I would highly recommend this complex for anyone looking for an apartment in Manhattan!
Founder's Hill has been what I wanted in an apartment. It is reasonably clean and organized. Sometimes the neighbors are loud, but they are very good about listening to your concerns. They are very organized with the maintenance of the grounds and apartment and are available with many amenities available to their tenants. They are very pet-friendly with an excellent pool and easily within walking distance to campus.
I love this apartment so much, it's perfect in every way. Water isn't free so that's bs but whatever.
Perfect apartment for K-Staters. Perfectly centered on the edge of campus. Short walk to the stadiums for games, or to the grocery store for groceries. Close to other shops, stores, and many banks as well. Great upkeep and the staff is very helpful and friendly. One of the best apartments in Manhattan.
This apartment complex is very well put together and I never have to call maintenance! The apartment appliances aren't outdated so everything is in good condition. I would definitely recommend Founders Hill to anyone who wants a comfortable place to live.
Perfect location in the middle of town. Lots of ammenities including a full size washer and dyer. Quiet complex that has a variety of tenants (college, professionals, and military). Good size apartments that feels just like a home.
Since moving in I have found the apartment to be in great condition. When my roommate and I needed a few things fixed, such as the kitchen light replaced and a closet light replaced. I submitted the request on the Founder's Hill website and they came the next day and fixed them. I found them to be efficient and very helpful. Overall, a great experience so far.
Founders Hill is an excellent apartment complex. The staff here at Founders Hill are extremely nice and easy to talk to. They provide an easy and cooperative service that is convenient for you. Their maintenance crew is awesome at maintaining a clean environment, such as clean hot tub and pool as well as short kept grass. The location is convenient for college students that want to walk or bike to campus. Overall these apartment homes are very nice, and arguably the nicest in Manhattan. Also the area is very quiet and relaxing. So whether it's laying by the refreshing pool or sitting on your balcony, you'll enjoy the sense of peace in this environment.
Very clean building and brand new carpets when I moved in. Everything works great and each apartment includes a washer and dryer, which is definitely a plus when living in a college town. The apartment has a very nice patio thats good for grilling and being outside in the nice weather. The location is perfect, right down the street from the University where I work, football field for tailgating, and from many restaurants and a grocery store. Very nice pool for the summer months and accommodating common rooms for hosting get togethers.
Founder's Hill apartments are definitely among the top apartments in Manhattan, which is why I called them "middle upper class." They are not luxury apartments, but have the potential to be. We have lived here for 2 years now and have had very little issues with things working in our apartment. There are also very few insects, as pest control comes regularly. The only complaint we have is that several times now, when we were home, maintenance and/or office staff/pest control have tried to enter our apartment without knocking. When we are home, we latch the top lock, making it nearly impossible to enter our home, even when the deadbolt is unlocked. Several times, maintenance has tried to enter our home when the top latch was engaged, and once even tried to pry the door open with a tool. We have not utilized the built in security system, but after that we definitely thought about it.
I have been live here for three year. Everyday I walk with my dog, he is so happy. Here have page area for dog and he can meet other dog. He loves to play with staffs, they are so nice to him.
The apartments are fairly new and are very spacious. Nice mixture of people here. Cool club house with pool, weight room, and other amenities.
In a new place to live, comfort is the most important. From outside to inside all give a person a kind of home feeling. First of all, parking is very convenient, the property management will limit the car parking who do not belong to the apartment . Every time I back home can park the car at the best place. The reaction of property is very fast, once tenants have a requirement, staff will arrive in at most in five minutes. Here can find a variety of exercises, fitness, billiards, basketball and the management of the swimming pool is also very good. Compare to other apartment, pet policy is also better. Generally speaking, here has a high cost performance.
Excellently located apartment building for all Manhattan resident types. Within walking distance to Kansas State sporting events and campus as well as just a short drive to Fort Riley within a quiet neighborhood. Has a large, well maintained pool, robust workout facility, and well-maintained area to host events within the clubhouse. The staff is the nicest, most helpful staff in all of town. A true steal in the heart of Manhattan.
This apartment complex is absolutely fantastic. The staff and maintenance crews are always willing to help with any issues you may have. They have excellent scenery, a fantastic pool and even a hot tub. The workout room has a variety of machines to work on and there is always room. They have a full theater you can use for parties, get together a or even just to have some alone time. This is a great place to live with a resonable rent. For being close to campus and having washer and dryer available in units this complex is a really great place to live.
Maintenance service is good. They would come fix anything right away if it was an emergency (or close to be an emergency). They would be happy to come to fix/install things that they are not supposed to be in charge of. Most of the staff are very helpful and friendly (if you needed to print something real quick, they would allow you to use their office printer, and they would okay with it as long as the office is not SUPER busy). But they are picky when it comes to the check-out inspection, which determines how much you'll get back from your security deposit.
The complex is very nice and appeasing to the eye with plenty of parking space. One will find a tranquil atmosphere in a bustling college town to unwind in the variety of features the complex has to offer, such as the pool, workout facility, or basketball court. The apartment themselves are very modern and when an issue does arrive one can expect prompt service to repair the problem at hand.
Founder's Hill in Manhattan Kansas has been very good to work with. While there have been common maintenance issues, there has always been a repair man on site and the problems were fixed within the hour I had called. Not only is their service great, but rent is affordable and the condition of the apartment was very clean when we first moved in! Their change of tenants process was very quick and everyone is able to move in on time. I also enjoy the pool! The pool has always been clean and the gym is rarely occupied which makes working out enjoyable! Renting free DVDs from the club house is pretty nice too!
I have had a pretty good experience so far. When I first moved in I had a couple of maintenance requests that were done within a week. Ever since then it's only a day or two before they get the request fixed. Maintenance guy is friendly as well as the people in the front office. The walls seem pretty well insulated, I haven't heard anyone around me which is a real improvement from the last apartment I lived at. I also never have any problems with finding parking spots near my apartment which is also a real improvement from the last place I lived. It's a really nice sized apartment for the price. It's close enough to campus that you can walk or ride a bike easily. The KSU sports complex is also within walking distance. Overall it has been a good place to live so far, nice kitchen and bathrooms. I would recommend it to anyone.
This is a very nice complex in close proximity to campus, so you still feel close to student life without having it in your backyard. The staff are very helpful, and the clubhouse is perfect for entertaining company, with a pool, weight room, and even a theater space! In all my years of being a college student, these are the nicest apartments that I have ever signed a lease for, and for a reasonable cost. I am close to dillon's for last-minute groceries, and the liquor store is right down the street! My only complaint are the number of birds here, so if you do plan on signing a lease, I would bring a net to mount over your porch!
This is a great apartment complex especially if you are not into a ton of partying and don't mind being far from the bars. It is a tad expensive at about $1000/month plus utilities, but I believe if you want upscale KSU this is the place for you.
Founders Hill is great for me. It is close to KSU and close to everything you need. The apartments are spacious and clean. Having in unit washer and dryer is a major bonus. People are friendly and respectfully quiet. The units are pet-friendly and I know me and my pet love it here.
These apartments are very nice, but are on the more expensive side for the area. The apartments include in apartment washer and dryer which was a selling point for me. I am a veterinary student and it is a great location to our buildings and allows pets.
I've lived in 4 apartment complexes before this one, and I have to say that this is before the most well-kept property that I have lived. The pool, workout room equipment, and hot tub are all in great condition. The staff is also the friendliest I have encountered, and they are very accommodating to your needs. I would definitely recommend Founders Hill above any other complex in town.
So far this apartment has been everything I needed. It's clean, its big, its a place I can make my own. The only problem I have been having is finding a parking spot near my apartment. It is always full and I have to park far away from my apartment and its starting to become a hassle. It has been pouring down rain and I had to park several building away. I've had boxes and tons of bag to carry far away and it is annoying. Other than parking though We have had no problems. Maintenance came fast and fixed the few problems we had.
I love living in Founders Hill. My apartment is spacious and up-to-date. The staff at the complex are very nice as well. They also put their residents and their needs first! I haven't had one bad experience with my apartment complex!
Founders hill is such a nice area, you're so close to school and the stadium as well as the west loop shopping area. I am so happy that my roommates and I chose founders as our home this year. We were able to make our three bedroom three bath homy and super cute by spending a little extra since the rent is not expensive at all!
Founders Hill Apartments are beautiful and it gives us easy access to a swimming pool, work out facility, and a quick walk to the football stadium. If we have a problem, they are more than happy to take of anything that we need. We love our rooms and bathrooms and there's plenty of space. We couldn't have asked for a better place to live, it makes us feel like this is our home.
The unit themselves are very nice. Getting any sort of minor maintenance done takes weeks though....or it never gets done. Not being able to pay rent online is a bit annoying but I'm told they are trying to transition to an online payment system. The pool is nice but frequently quite busy. Weekend nights can be loud with all of the traffic coming in and out and the sort of college nature of the complex but its location is excellent for getting to campus. Overall pretty nice place to live if you're in the college mode.
