I live here for almost 2 years and I regret it . Very unprofessional Manager and a lot of maintenance issues. The halls smell bad and if somebody live above you , you're unlucky because you can hear how they talk and how they walk. Having a lot of questions and issues, I was shocked the way the tenants are being treat it here by the manager - very badly and with no respect. Run away from this place because they care only about their money but you as a human are nobody.

Nice area, quiet, nice neighbors. DON’T think your apartment will look like the model you see. We were told our apartment would look just like the model when the “remodel” was finished by the end of September. We moved in to outrageous mildew up the side of the guest bath, had to buy a dehumidifier to remove the moisture from the air. Our living room/dining room has well used brown flooring glued to the concrete, you can see every uneven ridge in the floor, there are large scrapes in the flooring and pieces of it are missing. Almost two months later we will maybe get new vanities in the bathrooms, no new flooring throughout the apartment, no carpet, no washer and dryer as promised, manufacturer back order, time will tell. Have written numerous letters to them with no response. We are new to renting always owned we sure are getting an education here.
I love everything about my living community. Our move in could not have gone better. All of our needs were met. The office staff was outstanding. The property manager Nancy was extremely helpful and professional. They followed up on everything that they said they would do. The maintenance staff Chris and Andrew went above and beyond for us. We are so happy with the amenities of our new apartment. I was very happy before I moved to 1333 C-11 now I am over the moon happy!!
I lived at the Ponds for 10 months in 2018 and 2019. Hallways were in terrible condition. We had to many maintenance issues. I don’t even want to talk about property manager Nancy. We ended up moving earlier because of her. Sue was awful. Area is ok, great schools, but if you like clean and well kept place with proper care and service I would not recommend the Ponds.
I haven't had many problems but when I did it was taken seriously and resolved quickly.

The community is great and quiet. Good place for family and friends to get together and have a great time. I have already recommended this place to many people with 1 family actually moving in. I love it here.
Its a nice place... Unorganized management is unprofessional at times.
The maintenance of the unit post move takes time to get things fixed. The maintenance guys are good but the issues are not getting fixed promptly. Twice the showe leakage issue was not resolved. Until now the glass of balcony door is not replaced.
I think for the Naperville area, this complex is a pretty good deal. Downtown is right up the street and the Aurora mall is so close as well. Most shops and eating is just a 10-20 minute drive away.
I like the apartment. I was frustrated the 3 weeks after moving in we recvd an eviction notice for non payment.

I would recommend this apt community because of Chelsey. She is such a professional & I always want to feel like after living somewhere I'd be taking care of! Besides that the place is clean & I met someone who lives on property now for two years that loves living there & said he has had no problems as far the apt community & all it offers. His only negative was the previous leasing company before this new one! H's been here for the transition & said that the other staff never took care of anything! I personally decided not to move in because I've been with the property management company from their San Antonio property & while I never had a problem & always paid my rent on time, as well as got a glowing recommendation from my previous apt hm in San Antonio that's under your same company, they were asking me for more info to rent here; this made me feel disrespected & as if my prior 4 1/2 year tenure as a rental property tenant didn't matter! However, I'd still recommend it to someone else because while my wife & I liked the property & staff we were rejected.
Some concerns with safety. Front doors often are not working properly.. The doors to apartments should have extra locks.. Seem very easy to break into!
The Ponds is great! Elvira and the rest of the crew have provided me with the best service and prompt responses when it comes to questions and requests. This friendly community has all the amenities you can ask for and more! Especially since everything is new and most units are nicely remodeled, with more on the way. Even the non-remodeled are great! Small bathrooms and storage. Dishwasher has never worked. Laundry room on second floor. A lot of noise with past construction, landscaping and workers recently.
I would recommend overall because it's a good price for the area and the clulbhouse is really nice.
The Ponds are an exceptional place to stay The rent is average for the area and depending on which unit you live in they offer a utility package on top of your rent rate $65 for 1 bedroom, $75 for 1000sqft 2 bedroom, $80 for $1100sqft 2 bedroom Electric is through the city of Naperville and ran us $20-$50 in winter, spring, and fall, $80-$120 for the summer months It’s a nice bundle Make sure to have at least $100000 personal liability renters insurance Pros App for paying rent with (credit or debit card) Laundry machines on the second floor of each 3 story building Laundry is Card based and you get the card and refill at the card machine My unit had granite countertops in the bathrooms and the kitchen area Maintenance is superb You can also do maintenance request at any time and check there status in the same app that you pay your rent Generous amount of closet space Walk/running/bike path on 75th the leads to great trails Close to downtown Naperville Cons Units have a closet near the kitchen area that could be used for in-unit-laundry but I know typically with in-unit-laundry you pay your own water bill If you face 75th street you have noice from the road and you can only do cable because the satellite has to face the opposite way Wall AC units ( had bugs throughout the year and had to cover it with plastic in the winter time) Laundry reload machine has a limited availability (restricted to the hours of the leasing center)(this may change with it being moved to the new clubhouse) Overall a great community and wonderful people the new clubhouse I’m sure will be great at the time of this post it was still being finished I enjoyed the last two years and I’m only moving because at the new location the rent is less expensive and the noice is greatly reduced
I lived at the Ponds of Naperville for a little over an year. Robin is the most amazing and sweet person ever. The community is clean and secure. I had problems with a bad roommate, They went out of their way to help me, very understanding. Once my fridge stopped working, it took them just a few hours to replace it. From all the places I have rented from, this place was by far the best. Highly recommend it!!
If you have another option, don't move in here. The rent seems like a pretty good deal for Naperville, and there's a reason. The apartments are not well maintained and the staff is dishonest and apathetic. The "new" carpet seemed to be degrading, as we got powder up every time we vacuumed. The microwave stopped working a few weeks into our lease. When it snowed, they plowed into our assigned parking space, forcing us to find a guest spot. We spent 3 months submitting maintenance requests for water leaking in around the bedroom air conditioner and around the patio door whenever it rained. Their solution after 3 months was to insert a pool filter in the air conditioning unit. Our solution? Move out.
I imagine you spend the money on the location of the apartment. Being right on 75th Street and 1.5 miles away from Downtown Naperville it's right in the best area for things to do and being right down the road from Rt. 59 makes it very easy to get places you need to go. The insides are a little dated but in the large two bedroom apartment is a great amount of space. You get one spot signed to the room and as many visitor spots you need. Water, trash, and a few others amenities are included.
My boyfriend and I love our apartment. Our unit has a beautiful view of the pond behind the complex and the grounds are very well maintained. It's very quiet and there are so many friendly residents! Our unit is very spacious and, even though the appliances aren't updated (we knew this going in), they're not trashy. Wonderful amenities include air conditioning, dishwasher, garbage disposal, and ceiling fans. Our porch is long and spacious and includes a 5 ft by 5 ft storage space. Everything is so well maintained and the staff is very friendly. We know that we can talk to them about anything!
We moved in October 2014. They said there was new carpeting and we found little worms in it. They said there was new paint but there were marks on the ceilings and walls. The dishwasher broke and they put in a new one that blocked the drawers. The electric stove burners come out and all the sink faucets leak.The condo above us has repairs going on all the time. They said there was mold in our bathroom and they would come fix it but never came. I pay $1230. a month for this and when our lease is up the rent will go up. The water, sewer and gas are included for $60. with the rent and they will go up too.
The apartment complex is nice. It has a clubhouse and pool and workout room. The grounds are nicely maintained. Pets are allowed with a deposit. You get a lot of apartment for the money. Each apartment is freshly painted and carpeted before moving in. The appliances are nice. Laundry is done in the community laundry room which is nice and maintained. Office staff are very kind and helpful. If an emergency does arise after hours help is always available. I find my stay here at the ponds very plessant and I am sure you will to.
