Tucked in the northwest corner of Cook County, suburbs such as Hoffman Estates, Palatine, South Barrington and Schaumburg vary widely in personality and composition. Schaumburg, the largest in population, is home to Ikea and Woodfield Mall, the largest mall in the Chicago area. Palatine, developed on a wooded marshland, comes in at a close second in size. My wife and I loved living at The Ponds! The units are clean, well-maintained, and the appliances are nice. Having a balcony really helps increase the versatility of living space, the grounds are well-kept. Most importantly though, Dana at the leasing office, and the entire maintenance staff are fantastic. Truly, I have never experienced better customer service. Dana and the rest of management are extremely professional and quick to respond to any inquiries. While we did not have any major maintenance issues during our time at The Ponds, maintenance was always quick to respond within a few hours. I highly recommend The Ponds to anyone who wishes to have a team of experienced multi-family housing managers supporting them in their home.
I've lived at The Ponds for over 3 years and it's a wonderful place to call home. The buildings and grounds are well-kept, maintenance is fantastic, and management makes new improvements on the property every year. You can't beat the value here!
The staff is amazing, they truly thought of everything which left me with very few questions before moving in. I have had zero maintenance issues and zero issues with pests. The grounds are well maintained and beautiful. The neighbors were all very friendly and very helpful. I would absolutely recommend The Ponds.
This is the perfect place to live, before transitioning over to a new home. Living at the Ponds feels like living in a private neighborhood. You're for sure to meet cool neighbors. Well managed property. Plenty of attractions in walking distance. Also near top rated schools. The Ponds use professional landscaping services to maintain all outdoor needs. Yes when you get back from work the snow will be plowed!
I have lived in the apartment complex for six months now and it has been such a pleasure. I viewed a unit and was placed on the waiting list Dana was able to make arrangements to move me in expeditiously. Guy was flexible and made arrangements that accommodate myself and my moving company. The unit is remodeled very clean and quite complex. Maintenance is always available to come out with a such quick turn around timeframe. The school Districts are awesome and the community is beautiful clean and peaceful. I am happy I came across this complex it has been nothing short of nice living here.

We have lived at the Ponds for 24 years. Guy and Dana are fantastic. The maintenance staff is exceptional. The property is very well maintained. It's a beautiful and safe place to rent.
Let me start by saying that Dana in the leasing office is simply great to work with. She is pleasant and professional. Dana worked hard to ensure a timely and stress-free move-in for us. We are lucky enough to have a newly renovated apartment directly overlooking one of the ponds. And WOW -- the view is beautiful, especially since we've just relocated from downtown Chicago. A shout-out to Hugo from maintenance. We had occasion to use the 24-hour emergency repair line on the weekend, and he showed up within an hour and completely remedied the problem. And last, but not least, we're looking forward to our complimentary Thanksgiving pie provided by management. We've lived here less than a month, but we're certainly happy with our decision to move here.
This is my second year in this complex. I recently upgraded from a 1 bedroom to a 2 bedroom. Guy and the staff made my move extremely easy and they were super flexible. Guy made sure that the new apartment I was going to move into was in tiptop shape. The maintenance team continues to go above and beyond. In the past year I have seen them out bright and early making sure the grounds are clean and clear of snow. Also when the rare maintenance issue arises the team is out the same day or first thing next day and they have never had to come back for the same issues.
I have lived at the Ponds for about 1.5 years now and plan to renew my lease in the summer for my third year of residence. The management and maintenance team here is amazing. Jessica, Tiffany and Guy are all awesome people. I feel safe in my apartment, the noise level is low, the apartments are pet friendly, and the rent seems reasonable compared to similar apartments nearby. I’ve toured other apartments when my lease was ending but ultimately chose to stay at the Ponds because you just can’t beat their amazing combo of spacious, secure and clean units. I never worry about maintenance because every time I’ve had any issue a staff member has been sent within an hour. Even the off hours emergency line is responsive and reliable. I’m very thankful to have found the Ponds and would recommend this apartment complex to anyone looking to move to the Roselle area. I’m not being paid or rewarded to say any of this (I wish I was, haha)— I truly feel that in today’s landscape of overpriced apartments the Ponds really does bring a lot of value and many of my neighbors have lived here for years, which I think speaks for itself. I can verify that the other glowing reviews here are definitely genuine.
While I have been living here my experience with the management team has been absolutely amazing. They have kept the common areas very clean and updated, they recently replaced the carpet in the hallways and are replacing the washer/dryer units. While living here the few times I have had to have maintenance to my apartment they showed up the same day or the next morning and management would follow up with me to make sure everything was up to my standards.
We have lived at the Ponds for about 2 years now and love everything about it here! The leasing office is absolutely AMAZING, maintenance is polite, quick, and always get the job done in a timely matter. We truly haven’t found a single downside to living here, and I’ve lived in many apartments before this. The buildings, pool, laundry room, and gym are kept very clean. Neighbors are nice. When it snows, they are out right away shoveling and plowing. Would recommend to anyone considering living here!

The Moorings is the best place to live. The office staff is super nice and the maintenance is very quick to get work orders done
My fiance, 6-year-old son, and I have been living at The Moorings for 4 years now. It has always been a great place but the new management have made it even better & have made so many improvements. Guy and Jessica are nice, easy to work with, and they truly care. Quiet neighborhood. Nice, respectful neighbors. If we ever have a maintenance issue, it's fixed within 24 hours. Pool, gym, and nice scenery. Our apartment is truly a place we can be proud of.

Lived here so far two years. The apartment staff are friendly and repairs are normally quick. The overall grounds are mostly kept up and the new owners seem to be trying to make much needed repairs. Unfortunately it also comes with new rules on pets that didn't exist before and the renters aren't notified. So more then likely moving.
My building unit is nice and quiet. Parking can be an issue at times. I don't have the pond view which would have been nice. However it is pleasant. The hallways are kept very clean.
Rented the apt back in July, Moved in the end of Sept, and Love the Apt - Nicole was very nice, and helped out a lot. The Apt is exactly what she said it would be !! The property is quiet, exactly what we wanted when we chose the moorings

I had a small problem, and it was resolved in a timely manner. No complaints about filling the request or the service.
I lived at this place for an entire year. It seems like you are living in a retirement home, since it seemed I was the only young person in the entire complex. The team of representatives have no idea what to do. They have little to no training and deal with very serious issues and binding contracts, it is ridiculous. Apart from that, I constantly smelled gas around the building where I lived. I reported this a few times, and nothing was done. A lot of elderly people and families live in this complex. I can't imagine what would happen if something would have happened with that evident gas leak. I bet it is still there! I do not recommend this apartment complex at all. Especially if you have kids! Talking about kids, they have a small area for them to play around. This is actually one of the worst areas to put this play area, since it is extremely close to the parking lot where cars go by and no one respects the speed limit. I had many close encounters where I was going below the speed limit and almost hit some kids, because they can easily run out on the street. Again, If you are new to the area, this is somewhere you want to avoid! The money you spend is not worth what you get and the management is terrible.
Everything was fine, was just upset that I had to wait 2 weeks for pest control as there were ants everywhere.
I would recommend this community at this time because it has been a positive experience so far. Slight down fall would be the parking is a bit congested by my building at night.
The location is ideal, the schools are pretty good. There's only a few things that I would change see above.
This referral would be entirely based on the increase in rent I receive this June, which could reflect an over market bearing per square footage, as compared to other properties within a 5 mile radius.
I would recommend this apartment community because if something is broken it is fixed in a reasonable time.
I felt Ilse was delightful thru the move in process and knowing this was my first apartment experience really helped me to understand the ins and outs of apartment living
If they could afford the rent which is as I said higher then most. I usually recommend it for the landscaping and the maintenance men. Now, I am less likely to refer anyone because of the parking sticker and towing policy, especially since you can't get that guest pass if office closes and it costs to get it. Plus, if you lose yours, which is easy to do you have to buy a new one.The whole parking think, really bad, bad! Have never been so appalled since I have lived here for 15 years!
It is a beautiful, relaxing community, the apartments are very spacious and I love all the updates they have made. The only downfall is the parking situation, they need to come up with a better solution for guest parking!
The property was beautiful with the pond that runs throughout, but the buildings are so close together. I feel like there wouldnt be any privacy. the inside is nice, but the kitchen was small, not enough counter space. The large storage space was nice. The biggest down fall was only 2 washers and 2 dryers per building. We are looking for an apartment with the washer and dryer inside the unit.
The neighborhood is nice and the scenic qualities of the complex are pretty. The sound is not controlled in the building- you can hear everything in the hallway, stairwell and the neighbors. The rent is high for the lack of amenities. The wall unit ac only cools the living room not the rest of the apartment.
