Property Ratings at The Portola at Southglenn
Certainly, here's the updated review with your additional point: Title: **Disheartening Experience with Greystar Management** User: **Anonymous Tenant** Rating: **1 Star** Review: From the outside, this residential complex may seem like a promising living space, but don't be fooled by its facade. My experience here has been nothing short of disappointing, all thanks to the negligent management by Greystar. Firstly, the issue of parking is a constant headache for residents. Despite being required to pay for parking, what we get in return is an unmaintained garage with doors that are perpetually left open. This not only compromises the security of our vehicles but also poses a significant safety risk to everyone in the building. Shockingly, even when incidents like car break-ins occur, management's response is utterly lackluster. There's no sense of accountability or urgency to address such critical security concerns. It's as if they turn a blind eye to the safety and well-being of their tenants. Furthermore, the dysfunctional doors have been a persistent problem since the day I moved in. Despite numerous complaints and requests for repairs, it's disheartening to see that management shows no interest in resolving this issue. It's a basic necessity to have functional doors for both security and convenience, yet it seems like such concerns fall on deaf ears. To make matters worse, attempting to communicate with management is like shouting into the void. Emails and requests go unanswered, leaving tenants feeling neglected and unheard. This lack of responsiveness only exacerbates the frustration and sense of helplessness among residents. Adding insult to injury, if you enjoy the thrilling experience of fire alarms going off regularly for no apparent reason, then this is the place for you. It seems like a never-ending cycle of inconvenience and disregard for resident comfort and safety. In conclusion, my experience living here has been marred by the apathetic attitude of Greystar management. What could have been an excellent living space is overshadowed by their abysmal neglect and disregard for tenant welfare. It's disheartening to see such potential squandered by incompetence and indifference. Unless there are significant improvements in management's approach to addressing tenant concerns and maintaining the property, I cannot recommend this place to anyone seeking a safe and comfortable living environment.

Hello, we pride ourselves on providing exceptional service, so we are disappointed to hear that your visit with us was anything less than satisfactory. Here at Portola at Southglenn, we are always looking for ways to improve; we appreciate your input. I want to preface this review by saying I emailed the Portola manager over a week ago. Residents previously had the option of paying $100 for a “secure” parking spot in the garage or they could park in the mall area for free. However, the mall decided that residents can no longer park in the mall, forcing all residents to park in the garage. Those “affected” by the recent change get to park in the garage for $50. However, if you were already paying for a spot, your parking fee stays at $100. Now it is difficult to find a parking spot. I asked about lowering my parking fee to $50 and I was told that they cannot give discounts. Anytime I went to the office to ask questions about the new parking situation, I either received incorrect information or was told “I don’t know.” The incompetency of the front desk has a lot to do with the high turnover at The Portola. I have lived here for almost two years and the garage doors have been broken 90% of the time. Once you have access inside of the garage, you have free access to the entire apartment complex. Therefore, this is not a “secure” facility that is advertised and feels unsafe. Last week, I had a package delivered in the lobby. I received a picture that my package was in the lobby. I went to get my package later that evening and my package was no longer there. In May of 2023, I got home at 1:00 AM from work. My key to my apartment would not open my door. I called emergency maintenance and they laughed. They said this was not their problem and would not help me. I had to find somewhere to stay for the night. The next day maintenance had to rekey my apartment. I have no doubt in my mind that my lock was mistakenly changed while I was at work that day. This is unacceptable. Additionally, the front desk did not verify that I even lived in my unit before changing my lock and giving me access to my unit. I have had several issues with my water heater leaking into the unit below me. In January of 2024, my water heater was replaced. I then received a phone call about a month later that my water heater was being replaced. I told maintenance that my water heater was already replaced. I then received a follow-up phone call stating that they fixed my old water heater and they were putting the old water heater back in. I'm not sure why this was necessary when I already had a new water heater that worked. I also had to deal with numerous people coming in and out of my apartment to replace a working water heater.

I'm surprised at the negative reveiws. Our unit is beautiful. It's like resort living. The apartment is updated with beautiful luxury plank laminate, no carpeting, brand new appliances with includes a side by side refrigerator, not the usual tiny apartment fridge. All the amenities you could ask for, a supermarket, bars, restaurants and beuatiful high end shoppes. What more could you ask for??? Thanks Portola!!!

Of all my time here, I don't think I've had one pleasant experience with anyone at the front office or management. It's a shame that such a beautiful building is wasted with such poor maintenance. I'll be moving out soon and I hope any future candidate can see my warning and avoid this place at all cost. Management changes all the time but nothing ever gets done, hopefully that will change one day.

We are disappointed to learn of your experience here at Portola at Southglenn, but will take this opportunity to improve. Thanks again, Crystal S Community Manager
If you move here you're making a massive mistake. Building is never maintained, extremely over priced, they will raise your rent for any reason, hidden fees everywhere, even parking is $100 a month. The community is dead here, nobody in the office is helpful, and it's not even a safe neighborhood anymore. Homeless people have lived in hallways/common rooms in the past and a woman was murdered in the other parking lot only about two weeks ago. With how old most guests are, this is the step between living at a home to living at a retirement home.

We are disappointed to hear that you did not have a more positive experience with us at Portola at Southglenn. Our manager would really like to speak with you more regarding this matter. Please reach out to us at (720) 257-7373. We look forward to hearing from you.
The construction noise at the Portola has made the building unlivable. You can expect loud banging, sawing, hammering, trucks beeping, and the building to shake 5 days a week. If you think this is temporary then check out the other construction plans the Streets of Southglenn has in-store. There are plans in place for another 1000+ apartments to be built in the mall. Management has done nothing to compensate their tenants for the disturbance. This was once a great place and has many great amenities, but I would not recommend it for a few years. Heather and her management team have been consistently deceptive to the tenants regarding the construction. They stated that the noise would decrease after demolition (it did not). In another review they stated it would decrease in 3 weeks (it has not) and in fact it has gotten worse. Construction now begins at at 6:00AM. This type of deception is typical of what you can expect from the management team here and it is not the first time I have caught them spewing impossibilities. They do not care about you after you have signed a lease, they only care about your money and will nickle and dime you at every opportunity. This is a full blown construction zone and will continue to be for months if not years to comes. It is noisy, unsightly and I am nothing but disappointed with the way management has treated it's tenants during this disturbance.

Hello Anonymous, We understand the construction has been disruptive at times to our residents. If you would like to discuss possible options that are available to you, please contact the leasing office to discuss in person. We never intend to be deceptive but our information is only as good as what is provided to us. Construction never starts before 6am however we will speak with construction to ensure they continue to follow our rule of not starting work before 7:30am. As with any community above a shopping center, there is always the potential for continued growth and we are excited for the possibility of The Streets of Southglenn to become an even more desire location in the future. -The Portola at Southglenn
I would not advise anyone to move here my experience is terrible 1. When we moved, we were not allowed into our room until payment, I asked them to let my wife and daughter into our apartment while I was in the bank to pay, but the staff was very unfriendly, they said that they cannot do this, the rules do not allow " . At the end of the first month, I get a double bill for the rent for the past month and the next. I asked "how is this possible you didn't even want to let us in until I paid the prepayment" answer "We do not have your prepaid check" I ask "Why not according to your rules, you shouldn't have let me in, although I've been living here for more than a month. "The staff started looking for my check, then they started calling someone. As a result, they found my check in someone else's folder. 2. The staff is constantly changing. 3. The building is not very clean in front of our door with a yellow spot for 6 months, no one washes it. There are always smelly bags in the garbage room. 3. The rent was raised by 40%, the parking was increased by 50% (when I stopped by your employee who no longer works, he assured me that they would raise a maximum of 10%), I came to discuss why the prices were raised so I can get at least some discount. The answer is "this is the market now and you already have a discount" (it's not true guys, I don't have a discount now, your similar apartments are $ 300 cheaper). I extended the lease because I am tied to the location but don't even hope for next year. In total, I have the maximum price that is possible. 4. They removed an additional fee for property insurance. Explained that I had not included my wife. Guys, I gave this insurance when I moved, why didn't you tell me right away? Did you know that there is a wife in the contract? Was this on purpose?

I have been VERY pleasantly surprised with the new owners of the property; I am particularly impressed with the beautiful upgrades and regularly scheduled free community events! They have done a great job of tailoring events to be safe for COVID too. They have hosted Parrys Pizza night, O.coffee Saturdays, live music events, appetizers and drinks at Indulge Bistro, online craft and cocktail events, Corner Bakery bagel Mondays... so much fun! Plus, the leasing office and maintenance team are always very friendly. My absolute favorite part of this community is that its clean, well maintained, and a beautiful place to window shop and walk my dog. They have security watching the community 24 hours a day so I feel safe walking at night too.

Ownership consistently makes thoughtless decisions and does not respond to feedback. Amazing how much money was spent making the building less tenant friendly.

The Portola at SouthGlenn is conveniently located and surrounded by shopping, restaurants and bars.....even a movie theater. The facility is well maintained and the staff is friendly. Having secure garage parking was very important on our list of "must haves" and The Portola at SouthGlenn was able to deliver the secure parking and other amenities including the workout facility, pool and coffee cafe.

I was a 40 year resident of Cherry Hills Village with a large home and a 3 acre lot. Then, it met my needs beautifully - children, dogs, etc. After I left there i found the Portola at Southglenn to meet my new needs after downsizing from my home. I have a professional background in housing and frankly i owned and managed apartments and condos of my own. I was president of the home builders association of Metro Denver so i have a first hand look of the various types of housing available. I made my analysis and chose the Portola at Southglenn to be my home almost ten years ago. It has met, if not exceeded my expectations with general location and easy highway access. The development is unique because it offers a "village" atmosphere with a wide range of commercial activities from restaurants to retail to food marts to entertainment. All within walking distance of my residence. The landscaping package has no comparison. Every year they outdo themselves so much so that it's testified by the number of people i see from my patio that actually stop and take pictures of the foliage. It is a major attraction and a necessity in close quartered urban living. For my entire career i maintained professional offices but now that i am retired i have only needed on occasion office facilities and they are met beautifully by the Library in Southglenn - and those are free of charge. The building, Portola, has throughout my entire tenure (i am now renewing for my 8th year). They are professional, courteous, and imaginative at all levels including maintenance which is timely, professional, and trustworthy. That becomes extremely important in light of the fact that there have been management personnel changes which, in my opinion, have been seamless and cordial. The facilities IE: fitness center, pool, BBQ pits, and hot tub have been maintained excellently. When i moved in i was told by a professional management team not associated with the Portola that an average resident would save over $1,000 per month in travel, car usage, gas, time, ect. by living in the Streets of Southglenn. My biggest problem is making sure my car battery doesn't die due to never driving. The parking garage is immaculate, well lit, centrally located in the building, and properly striped.

Don't rent here. My wife and I couldn't wait to leave. The bad experience started during the showing when we were lied to about the residents. We and others were told this is a "young professional" community during the showing. This is mostly a transitional senior community before they're wheeled out to the senior home. We were looking for food, bars, and fun. We found ok to good food, more bad bartenders than good, turnover with the retail stores, and the feeling of being in trouble constantly. The management told us the higher cost of rent for "Luxury Living" was for the amenities. The ping pong paddles were falling apart. The pool table disappeared a few months after we moved in when the owner moved out and was never replaced. The gym equipment constantly broke down. We were told the machines were going to be replaced October of 2017 and they hadn't when we moved out May of 2018. The grounds crew either don't know how to maintain pools and spas or don't care to. The pool had to be drained three times in 2017 because it turned green with algae and bacteria. I tested the spa for bacteria because it constantly had dirty bubbles. The samples were positive twice with bacteria. When I approached the management about it I was told it's common among community pools. I'm an inspector and pull water samples. This is a health and safety issue. I was told the grounds crew had "certifications"; they clearly don't know what they're doing. The management and grounds crew are completely incompetent. We cleaned the apartment and were charged $135 for a cleaning fee and $15 for A (ONE) trash bag. You'd think they'd throw in the trash bag with the cleaning fee. That's an incredible mark up! I could keep going about the negative experience and other issues. If you still feel the need to verify how bad this place is, ask about the pool being drained in 2017, how new the gym equipment is, what the turnover rate is, and what the average age of the residents is. Don't rent here, look anywhere else!!!
