I think the experience starts with the staff and the warm feeling of home you feel once you talk to them. They explain living in The Prato effortlessly and give great detailed answers to questions. I even met some of the other staff and residents. As stated before Ms. Sherry (manager), Ms. Alexus, Ms. Sherria, Mr. Leon, Mr. Anthony(supv. maint), DK and Jamal (maint) were all welcoming and shared information about the area as I was not familiar. There was a welcome packet given to me which was extremely helpful with getting around the property and surrounding areas.

My experience at Prato Midtown has felt like a scam. The only good part about this place is that it is close to my job and my children's schools. Otherwise, I spend most of my day killing bugs or trying to fix "completed" maintenance requested that were never truly completed. I hear rodents in my ceiling and though I pay $35 a month for valet trash I can count on my hands how many times they actually come a month. It just seems unfair and very mentally draining to continue double checking behind maintenance or management to see if my requests have been reviewed or completed. I am a very low maintenance tenant, I do not like bothering others about my apartment issues but it is hard to do that living here. I need better communication and my service requests actually completed without me having to send emails or make reviews.

Safety car break ins are a concern, and lack of cameras/ supervision of the community and entrance / exit gates is a prime cause for these concerns but instead of addressing that the property just adds more unnecessary amenities like grills etc. Unruly residents are not held accountable for their behavior, the entire community is punished and held accountable for the decisions of a few e.i: the Pool I could go on

Bad management. Don’t care about residents and are too lazy to come open the pool up on a holiday, despite already limiting pool hours so any reasonable 9-5 worker cant use them

I love living here, as this is my second time returning to the property. The staff and crew are considerate, understanding and overall just nice. Especially in the times we are living in, where kindness is needed. As we as a country and individually going through a lot right now. I also love the snacks and free coffee .

The apartment itself is nice and spacious, the list price is fair for what it provides, and it’s in a good location. However, there are a lot of hidden fees that make the price unfair, the pool is rarely open, and management is a headache to deal with.

I would never recommend this place to live. There is no sense of luxury or safety at all, the countless amount of car break in's which can clearly be seen by the glass that remains in the parking decks is insane. I do not feel safe. Below is just some of what I have experienced. In the year and a half that I have been a resident here, I have had countless issues. When I have voiced my concerns to the leasing office I have been met with disbelief of my experiences where they tell me well "so and so said they did it so it was done" to later me having to place additional maintenance request to have the original issue resolved. The lack of overall empathy or just integrity that this office shows is appalling. I am hardly ever home and give this community no issues, all that I want is a habitable place to live and I suffer time and time again with neither maintenance or the leasing office taking my request seriously. Not to mention their condescending tone when I mention how per what my lease says they are in violation and I just want what is fair and what I paying for (basic hot water and toilette that flushes properly). Many of my service request that I have had to escalate have been centered round safety, and more often then not they are ignored until I go to the office screaming and shouting.

Yes I really love the real life exposure that the Prato at Midtown is really able to provide you with in regards to how larger property owning organizations don't care about you at all! Continuing to live within a space for an entire month that started with a heavy roach infestation, detailed by spotting at least 40 roaches out in the open during broad daylight, has really taught me to become self reliant. Despite the promises of pest control coming to my unit every thursday for the past month, they have only been able to come once. I don't even have proof of the one instance since I was out of town, so who knows if anything actually happened because I surely can't tell a difference. Spending countless hours researching how best to deal with the infestation has given me the best experience to know what it feels like to have an apartment management organization that doesn't care about you at all.

Original Review: Quality of living here has severely decreased since we moved in. Our microwave broke and it took them 6 months to replace it. Our main kitchen light isn't working (not just the bulb), and it's been 3 months since we put in a maintenence request with several follow ups. Gate breaks every other week, cars constantly broken into. All this and rent still increases every year for absolutely no reason. Update: Since this review I have had multiple poor interactions with the leasing office blowing off our concerns, acting rude when we are asking for updates on maintenance requests, and once again having to wait an absurd amount of time to get our air conditioning fixed. We put in requests for when it was over 80 degrees in the apartment and they kept telling us they would look at it later, and that the A/C hadnt been set to cooling yet. I checked with several resident in the building who did not have issues with their apartment getting that hot. Every time I called or went knto the leasing office for an update one of the managers was scoffing and acting annoyed when I talked to them. Their A/C was also working fine and it was very cool inside the office. After several complaints and almost a week of a very hot apartment, someone finally came to "turn the A/C from heating to cooling" on a day when the weather cooled back down. As soon as it got warmer we noticed our A/C was still not working and got blown off once again. I called emergency maintenance because it was over 80 degrees in the apartment (specifically mentioned as an emergency when you call the line), and was once again told they have not set the apartments to cooling yet, in mid April. I let the maintenance person know that someone had come to do that already but it still isn't working, and the apartment is hotter than any other apartment in this building, but I was told once again that there is nothing they can do, and hung up on me. The treatment to the residents in this neighborhood is simply abhorrent and disrespectful, all while overcharging for an apartment and increasing rent each year.

I like the location of the community and the office staff have been accommodating to a certain degree however maintenance and staff dropped the ball on creating an experience for my initial move in and I feel like I want to move out.

I believe the team provides a good feel of the community here at The Prato. Providing insight on the amenities, events, and overall feel of what is to be offered. The Assistant Manager has been nothing but a calm breeze of wind during the process of me finding the specifics of what I needed from The Prato even before when he was just a leasing agent. He takes on hand approach and that’s what helps.

The location is great, super convenient to everything, and none of the traffic headaches that Atlanta is known for. Neighbors are cool, my apartment is perfect, and the staff and services are great. They make you feel welcome, and they go above and beyond in making you feel at home and that they care. The community theme nights are also so much fun, it brings the community together. The attention and care they give is that of family, and understanding goes both ways, which is very refreshing, Jennifer, Ricardo, Tyrone, Anthony, and my paisano Abrew, and the rest of the staff give that feeling to you and that's the feeling I get from them. The property gives you a suburban feel in the heart of Atlanta, and the amenities, from ample parking, to the dog grooming facility, the gym and the community garden and walking trails make this the place to be.

The Prato at Midtown is located in just the right spot. Additionally the community is pretty quite to be right in the city. The leasing staff is also pretty good! Every concern or issue I have had was resolved promptly.

Worst managed complex I have ever lived in. Poor communication, no one seems to want to help fix any issues. Safety has been a problem. Constant barrage of belittling emails. Cheaply built.

If you want to get nickel-and-dimed, a Greystar property is for you. They charge an extra $30 a month for someone to collect your garbage outside your door. It's mandatory. There are other monthly fees as well on top of the advertised rents. You can get a nice 1 bedroom elsewhere for the price Prato charges for a studio. The $100 application fee is greedy in my opinion. Other complexes charge about half that. Don't get cheated by this place.

The Prato is not what I would call excellent. Experiencing a management change made the complex become worse. I moved in here because of it being a gated complex, the gates rarely work. This complex needs updated systems and a 24 hour concierge. Cameras needed in all common areas and garages, rodent problems, and other issues. Not satisfied.

Diamond has a catty dismissive attitude and does not know how to interact with people. Dont expect your maintenance request to be completed if it requires some effort. They come back tomorrow on every task. Also your car will get broken into several times with the front office telling you We all know its your responsibility to keep your items safe. Folks be getting shot in here, but they hired some folks to paint murals on the side of the buildings as opposed to fixing the insides and getting security. Dont move here. 0 out of 5 stars do not recommend.

A lot of things told to you on tours is talk and not much action is followed. Not sure why I was told anything was newly renovated because Im pretty sure that was one of many lies I am a happy resident however what is told to you on tours and your experience at the Prato will differ widely.

would not recommend living in this community. The complex does not take the security and safety of its customers seriously. Numerous car windows including my own were busted out and belongings were stolen and another individuals tires were cut. This happened all within a week. When asking the staff what they were doing to mitigate the problem no solutions or relief were offered. A broken car window and $250 later I don't trust the complex will Institute any changes or will help protect individuals personal belongings. Look elsewhere.

Car was broken into twice! There was a homicide! There’s a big big puddle blocking my front door and bathroom door and comes back everytime i clean it up. Washing machine is always filled with water. And so much more and dont get me started on my sisters place.

The Prato at Midtown has been and continues to be a great community. Weve been here since July 2019 and have renewed for another year. The Prato was the first community we toured, and we are very happy we made the decision to live here. Dog-friendly neighborhood, attentive leasing staff and maintenance staff, and in this past mess of a year, The Prato team has been doing a lot to make sure the residents know they are still being taken care of while still following CDC guidelines.

Do not mover here. Car break ins happen just about every month. The Prato refuses to do anything about it. They also do an incredibly poor job of maintaining the property. Drains are consistently clogged throughout the court yards and never get addressed. Gutter are broken and has water leaking towards the apartment i am living in and have completely disregarded my maintenance request. They had a problem with the back gate so instead of trying to fix it they just locked them up to forget about the issue. Over all very dissatisfied and cannot wait for my lease to end.

I moved here in September of 2019. I had trouble getting ahold of the office staff at the time but I didn't want to lose out on the very cheap rent so I reserved the unit and did the application online, I moved in without ever seeing the unit. It was honestly a great layout and spacious for a studio apartment. I moved into a bigger unit last May. Over the past year+ that I've lived here the office staff have been horribly unhelpful and unresponsive. They never reply to emails until you send a follow up email and even then you often don't get a response. Ants and giant cockroaches come in through cracks in the wall all summer long so I feel like they must have nests in the walls of the building. The whole community has these giant roaches through July-September. Cars get broken into all the time and the management doesn't do anything to stop this. We have a security guy who is here inconsistently but he is often sleeping in his car when he is here. The gates are randomly left open. There are a ton of tenants who have a generic entrance code instead of a call box code or gate remote which means anyone can get in at any point if they have one of those. It's just not safe. Most recently we've seen the rent prices dropping like crazy and the neighborhood has become really unsafe. I would not recommend anyone to live here.

We lived here for two years and killed more than 50 roaches, and that does not include the ones that we caught with our roach motel, which totals to probably 5 times of that, so 300 total roaches, and that is about an average of about 1 per two days. Pest control came multiple times but never worked. Our windows are shut tight all the time and did not work either.
