Property Ratings at The Preserve at Cedar River
Be aware, the claim that The Preserve At Cedar River, Renton, WA is "Smoke Free" is false. You can't go to your car, the garbage, the mailboxes, the workout room, or anywhere else without walking through a cloud of smoke. Furthermore, you neighbors have no qualms about blowing their smoke into your apartment, and not just a little bit. It fills up your whole place, living room, kitchen, bedroom, bathroom... Any day of the week, any time of day. On the other hand, if you love smoking dope, this is the place for you.
The place is ok. The maintenance is terrible (mostly due to an undersized staff). The rent is atrocious for what you get. -Overflowing garbage bins every week. Quite often the entire garbage enclosure was filled. -Dog waste bins overflowing before finally emptied. -Trash from kids and wayward birds ignored for months. -Walked past the same macerated Pizza box right by my complex until it dissolved. -Carpet TERRIBLE when I moved in (still charged). When I confronted someone in the staff about the carpet (early in my tenancy) I was told "well, you have a dog don't you?" -Paint job TERRIBLE when I moved in. I noted this on my move in statement. Still charged. -stains everywhere inside the cabinets and bathroom drawers. -Both the toilet AND the bathroom sink clogged on move in. When you decide to leave, maybe you won't have someone promise only carpet cleaning on your Move Out Statement... Maybe you won't get charged for a myriad of other things outside of that promise... I was not so lucky. Fortunately, I have recourse. I hope whoever decides to live at this location will too.
Pros: Great location, close to freeways, shopping, parks, and trails without feeling like your in the middle of the city! It is located near a busy road but the apartments are very quite and surrounded by the forest and the river on two sides. The people in our building are really friendly and it feels like a nice community which is rare to come across at apartment complexes. They have a great gym which is open 24 hours and a nice pool. The also have a package locker which is great because you know that your packages are being delivered to a secure location. I really wish that the units and grounds were better taken care of, it would definitely be a 5 star property but unfortunately they aren't. Cons: MOLD MOLD MOLD, tons of mold in the doorway, windows. I had to make multiple maintenance requests within the first 2 days of moving in because there were broken lights, mold, sludge in the dishwasher...I'm not sure if they just didn't finish cleaning the unit or were careless but it was bad. We have had our dishwasher break multiple times and on top of that the wheels come off daily. Lastly, the dog poop is horrendous!! The J & K buildings have tons of dog poop in the garden areas. My son is 1 and I like to take him outside to play but we have to completely avoid this area because there is poop every where. I've never lived in a complex with this much poop. While I know it's the residents who are responsible, if they aren't going to pick it up then the property should make sure that it is cleaned on a regular basis. They have the residents set-up for success with signs, dog poop bag dispenser, and even trash cans but people are lazy and it's really sad. There is also a big problem with trash. The bins are always full and people just throw their bags on the ground for the birds to get into and then the trash gets spread all over the parking lot. I pick trash up every day when I go to my car and it's sad.
I love coming home, that says a lot when you live in an apartment. Our unit is huge, we have a beautiful landscape behind us, Cedar River can be seen from my window with a great walking trail. The management is incredible, Jessica and Melissa never disappoint. If we have a complaint they are on top of it with a solution. The place is always clean, we have lived in complex's that don't care if there is trash everywhere, this place is on top of the grounds. As long as I have to live in an apartment this is the complex I tend to stay in. I have lived in a lot of apartments over the years and this has been by far the best.
We have lived here since May 2019 and have been nothing but satisfied. Melissa and Jessica in the front office are fantastic. They always get right back to me and address any need we have. There have been a few issues and they listen and always offer a reasonable solution. The complex is quiet and the apartments are some of the largest I have ever seen. They have a great maintenance crew who responds to issues quickly. Apartment living always comes with challenges as we all know, but I would highly recommend this complex to anyone who has to live in an apartment. By far one of the best complex's I have ever lived in!!

Our apartment is on the 2nd floor. The upstairs neighbors are annoying loud. All times of the day and night we hear loud banging thuds. Mide you all unites are carpeted through out. Most of the noise sounds like they are dropping a laptop or a 5pound book. Its no joke to hear it 200 per day. They are playing music at 6am on a Saturday! They have a vibrating bed or exercise equipment that sounds like a radio base test. Above our kitchen it sounds like wild animalss slamming cabinet doors jumping down off the counters then running and crashing onto the walls. It's nerve wracking to sit to watch TV. I think they are working out with dumbbells dropping them in between set then our apartment shakes as thought they are jumping up and down dropng down for pushups. This goes on for 45mins every afternoon. The kids run up and down the hall landing on the floor all day. We sleep with earplugs and headphones because we go to bed at 9pm and wake up at 4:30am weekdays. We work the neighbors seem to always be up moving furnature pasing the floor slamming bathroom cabinets. We have explained the noise to management. They dont give any resolution. We have to grin and bear this situation for a whole year. If this situation were resolved it would be a wonderful place to live. There are some maintenance issues as well but those are slowly getting resolved. We have introduced ourselves to our neighbors explained to them the noises are far louder than average floor creaking or bumps. They laugh and shrugged it off. Im not hopeful about our situation. Its frustrating and stressful.
My fiance and I moved into the Preserve in April of 2018 into the 2x2. Things were a bit touch and go with Raichelle with some miscommunication regarding paperwork, but after we got it all figured out and moved in, things settled down. Then about a month in, we started noticing ants. We started squashing them, and then we REALLY started noticing ants. They started pouring out of the wall sockets, coming out from the caulking in the baseboards, and coming out of light fixtures. It was disgusting. We spoke to management several times. I went to speak to Raichelle and was told that the exterminator wasn't coming out this Friday, but the next. I was appalled. We had streams of ants coming out of our walls, and I was being told to wait over a week for the exterminator to come out. My fiance and I went out and bought traps and spray and killed them, and waited. The exterminator came out, and laid traps and left. Within a few days they were back. Again, we went to management about it, told them the extent of the problems and how the whole building would likely need to be bombed, as our upstairs neighbor told us that every time the ants were killed at our place, they appeared up at hers. Management told us they would contact the exterminators. A few weeks went by. My fiance went over to talk to Raichelle and she called the exterminators and said nobody answered. He clarified with her to make sure the next time they come, our dog could be in the unit but kenneled, and Raichelle said yes. When the exterminators finally came, we got a call that they would not enter because our dog was still in the unit. He had to leave work early to go home and get the dog and leave. By the time I got off work and we both got home, we discovered that the exterminators had just taken their old traps and set new ones. At this point we were livid. Our kitchen was now infested. We could no longer cook in our kitchen. The ants were in the refrigerator. They were in our bed. They were in the bathrooms, and both bedrooms. It was absolutely disgusting, and management was refusing to help. We went back and forth like this at least 4 times, with the exterminators coming out and doing the bare minimum, and us still living with an ant infestation. We finally raised a big enough deal that they agreed to let us out of our lease. The day before we moved out, 3 months later, a notice appeared on the door that they were going to ant-bomb the whole building. What a joke.
I have lived here for five years and it is the best place I have lived in my lifetime. My place overlooks the forests and there is plenty of greenery, wildlife including deer, eagles and owls and the sunrise sunsets are beautiful. Good shots of the sky with moon and clouds at night too. It is along the beautiful Cedar River with walking trails and more greenery and wildlife. Maplewood Golf Course including the River Rock is across the freeway too. Management, staff and maintenance are good. Cheers!

Being in the property management industry, I had high standards set. The office staff was exceptionally great to work with and very helpful. Our apartment was spotless and the layout of the apartment was even better! I have a small dog so being able to take him out easily was important and there's doggie stations everywhere! Overall, a fantastic place to live and can't wait to not move for a while.
