Property Ratings at The Preserve at Darby Creek
The office’s response is slow and tells me there are no available units, although it shows available here. Ask for a tour, no tour; ask for a room, no room! If there is no availability, just don’t post it as available online. I wasted my time waiting for their response with a “no” answer.
The townhouse we rented over a year ago, and just signed another lease. We moved here from out of state and the office staff worked with us because we had never even seen the apartment until the day we moved in. There have been a lot of improvements over the year and with improvements and workers here all the time, sometimes things get over looked, the staff have always dealt with my issues in a timely matter.

I believe the 1- 2 star ratings for poor customer service by current residents. I called three times in a week just for information before seeing all the negative remarks--- a week later no one had returned any emails or voice messages (Not to mention, there is a different contact number for them on every site). They obviously are interested in new business, so there is no possible way they are interested in maintaining current business if I were a tenant. NEXT!
We love living here however the management is aweful and it has ruined our experience. They do not return calls, maintenance does not fix any problems requested, and management does not care about complaints. Also construction is going on and the workers have no consideration for the residents. This place have the potential to build a nice community but the management is going to run out all decent people.

As a previous tenant, I thought I would be getting a more updated and improved version of the previous apartment I rented about 5-10 years at the old Colonial Park West Townhomes (previous management). It turns out I am renting almost the exact same apartment in terms of condition and just paying 1,500/mo now instead of the 850/mo I previously paid. The increase in rent could be justified if the apartments were improved but I have had more problems in my first 2-3 months here than I did in all of my previous years renting here. Do you like roaches? If so, this is the place for you. Visits by the exterminator actually increase the roach activity. I was impressed to see they have a very detailed extermination procedures letter but then again if you need to have a detailed bug and rodent control program that is a bad sign. They even ask you not to apply your own pest control sprays and such because that might cause roaches to leave your apartment and seek out other apartments. I apologize to my neighbors but it is not my job to keep roaches out of their apartments, it is management’s job to keep roaches out of the buildings and if they can’t do it properly then so be it. Do you like having control of your thermostat and temperature of your apartment? If so, then this is not the place for you. You will go days without heat when it is freezing, and days when the heat will not turn off when it is hot out. The maintenance crews and their outside contractors did make multiple attempts to address the problems but it seems the heating systems and just too old to work properly so if you can get your apartment to even 5-10 degrees of where you want it, you should be just be happy with that. The hardwood floors are the exact same as when I moved in back in 2006 and they were in rough shape back then. Pretty much all of the minor improvements they made are already outdated or the cheapest of the cheap. I would consider any of these upgrades or renovations, just normal maintenance.

Thank you for taking the time to write a review. We are very sorry to hear how disappointed you are with the many upgrades we've made at the Preserve at Darby Creek. While the hardwood flooring is original, we did sand and refinish the wood and our residents love the result! Other upgrades include new kitchen cabinetry and appliances, new carpets, individual washers/dryers, and much more! Some of these items are not cosmetic, such as plumbing, electrical work, and boiler upgrades that have helped significantly with heating efficiency. We understand pest issues arise with apartment communities which is why we offer professional pest control services free of charge. We're sorry you disagree with the professional recommendations. If there's anything we can do to make your experience more positive please call us at 610-532-1120.
Huge rent increase with some paint and flowers. Option to get "upgraded kitchen cabinets" that are cheap looking and will double my rent. Property right next to industrial truck yard that's unsightly and loud. Never enough parking! Office staff a joke. Property manager unprofessional and petty. Rodent issues abound.

If i could give a score lower than 1 star that would still be too many. From the moment I put a deposit down on my apartment there has been nothing but trouble. I the management staff is incompetent with poor communication skills. Only been here a month and i am still fighting with management to get repairs done to my apartment that were not addressed before my disaster of a move-in. Calls and email requests go ignored. Not sure if the staff was not properly trained or just down right do not care about any issues their tenants have. I have complained about several issues for a month and I am still waiting for a solution. I fell for the newly renovated apartment pictures but they leave out the part that if the slightest thing goes wrong they will not fix it
