Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at The Preserve at Deacon's Walk
Please DO NOT apply here, the agents and property manager are unprofessional. From false assurances, to screened calls, unacknowledged emails, unjustified declines, etc! You're guaranteed NOT to have a fair decision, and or satisfactory experience. Don't have any late filings, even ones exceeding 6+ years, and showing closed on public records. They will take your $50 application fee and assure you it's not going to hinder approval. All to give false hope and decline, regardless of meeting credit, rental history, and income requirements! They have several negative complaints from prior residents, although not recent still insightful. Especially with the lack of communication! Will be following up with HUD, since now I’m down points from the inquiry on my credit and wasted application fee!
I moved in and have been happy since day 1. The apartment is beautiful, friendly staff, and it is always peaceful. Wonderful location. I highly reccomend!
My son has been looking for a new apartment for awhile now. It has been rough. We finally found him a good home. They office ladies are so helpful and professional! I am excited for my son to start his life in his new home !
Our experience has been great from the start! Jeanie made us feel like residents during our tour, before we even submitted an application. The apartments are quiet and beautiful. I would highly recommend them to anyone!
Apartments are great! Management is awesome (we love Jeanie), rent is a bit pricy but it's well worth it.
Management is very responsive to any maintenance requests and the maintenance team is very reliable and friendly. The apartment has a great layout with a separate dining space and bedrooms in the back, making it feel more like a home than apartment. The complex is cleaned and well maintained and is located in a lovely neighborhood with plenty of places to walk.
Heard scrambling in the vents in the middle of the night. The next night, a bat flew out of the HVAC system. Had to shoo him out the balcony door. Told the apartment manager, they didn't seem too surprised or concerned. They sent a maintenance guy over to spray some foam insulation in the gaps around the HVAC unit. The same thing has happened to at least one other resident in the adjacent building. Aside from the potential rabies exposure, apartment was okay.
Top notch maintenance. Issues taken care of immediately. Beautiful apartment homes with upgraded appliances and granite countertops. Nice views of the property from your balcony. Management is awesome and cares about the residents.
I went to view these apartments and was impressed with how well Capano remodeled this place. There are two sides to this property, I was interested in the side with gas, as well as the concrete floors. I must say... it was nicely done! What really impressed me was the rental agent Jeanie. Jeanie knew her property and told me all about it, she didn't rush me to make any hasty decisions. I must say she went above and beyond to help me with the rental process, she truly was a great asset to me and great representation for Capano. I also must mention the property manager there was absolutely wonderful as well.
After our original lease as residents on this site was renewed, they took it back 1 month later stating “your renewal is being rescinded due to us needing to renovate your current apartment in an effort to improve our community. We are offering you a NEWLY RENOVATED space that you will need to requalify for and at the higher rental rate based on market value.”?? If you look at the outdoors, you can see where the effort/money has been poured in to the “Community improvement”!! Moving into a “Renovated Space”, you would think that some effort toward perfection would have been made~ NOT EVEN CLOSE!! Most doors hung high enough to fit a roll of toilet paper under ie: hall bathroom, linen closet, hall bedroom. Window treatment blinds hung to high, slats missing off of balcony blind, cold air just pours into space. Moving in after being told place was cleaned, construction dust everywhere ie: counters in kitchen, bathrooms, top of refrigerator. Caulk stains on new hardwood entry and kitchen cabinets. Kitchen floor covered in rusted nails. Jennifer in the office,” just use warm water and a rag to clean off the caulk”, seriously, not my job too clean up after your construction people especially, after being told we couldn’t move in early as we were promised because it was being cleaned!! Whom ever did the inspection of the space before we moved in must have been wearing rose colored glasses, more like blinders. Don’t be thinking the office cares, as long as they get there check on time, there happy!! It’s a roof but, don’t expect much else!! Residents since 2012.
Property Manager at The Preserve at Deacon's Walk, Responded To This Review
Maureen, we are deeply saddened to read this negative reflection of our community. It sounds like your concerns would be best addressed in an in-person conversation, so we encourage you to stop by the office at your earliest convenience. We would appreciate the opportunity to discuss these matters with you in full detail, and hope to hear from you again soon. Thank you for your feedback.
These people do not care about their tenants. They care about your money. Horrible place to live. As of last summer, not the greatest area. Appliances were old and not always functioning. They barely give you notice when they are entering your apartment. We had an exterminator steal several items last year (cash, jewelry) but when confronted the main office gave no sympathy or assistance. They are currently remodeling and kicking out tenants, soon they will be "luxury" apartments that they will charge much more for. When the advertisements start flying around, ignore them. The remodeling and new look are a smoke screen for the lackluster management and treatment you will be receiving. If you can't tell, I really didn't like living in this place. The main office is also often difficult to get in touch with, specifically during their open hours. I would not consider myself a problem tenant, as we always paid on time and never caused any trouble, but the office is indifferent to that. Everyone is a nuisance to them I'm sure. Save yourself the hassle and find something else.
Moved in almost a year ago. I love my place. I have a 2 bedroom and my view is really nice. There are a lot of renovations on the property but what I have seen today from a year ago...things are much much better each and every day. I have lived in several different apartments and this by far is the best in the Pike Creek Area. My experience with neighbors and all staff have all been great. I have referred co-workers/friends and we all love it here. Location is great, view is the best and for most of the time its quiet (yes there is construction but that's all over Delaware anymore LOL) I am happy to say that I will be staying for another year or maybe more...overall this place is great and I am not in any hurry to leave. Michael
This is an AWESOME community & I highly recommend you at least consider taking up residence here. Location is absolutely AMAZING, units are big, the building I toured had a secured entry and the Office Staff was very professional and welcoming. They informed me of ANY/ALL questions that I had! Overall on my apartment search, this has to be the top community in this area....again just my opinion however I have searched for many of weeks and have been to many of places and all in all this place is AWESOME!
I know these sites are usually made to just write bad things but I have been a resident for about 5 months and have experienced nothing but good service. When I first toured here I met with Jenn in the office. She was very informative and very welcoming. I have to say (being this is my first apartment) I was very picky and difficult and not once did I feel anything but happy. Jenn made my apartment search very easy and seemless. Maintenance and all staff here are so friendly and very helpful. I am very fortunate that every time I call the office whether I leave a message or someone answers, I have always received a response back. I usually email them and get a response back rather quick, even when the office is closed or on a weekend when management isn’t in. My experience so far while living here has been so amazing and as for the renovations...they are beautiful...I love my apartment!!!
Moving out because I can never find a parking space As a women at night it’s not safe. I park near the entrance and I live at the end of the road. Each grocery trip is a workout. Literally Bees in the summer so I can’t sit on the balcony and the hall is dirty and gross. Building was under renovation the entire year (noise all day)and water was turned off at least once a week without notice. Property manager was of no assistance. Once your locked in to the leases they stop caring it seems I liked the apt but the construction noise was out of control 6 am to 7 pm at times
I have lived here for many of years...I have seen a major increase in the community within the last year or so. New management came in and at first I was a little thrown back because they are very professional but yet very nice and were changing so many things. It took a little bit to get use to however the office and maintenance staff are friendly and always willing to help when needed. The renovations that they have started / completed have been at times a little hard to handle but the over all outcome of the unit (from what I have seen) is amazing! The construction itself can be challenging to say the least and yes I have complained about it but when I made my complaint, it was handled within minutes of me placing my call to the issue being resolved. I try to be positive at all times and look at the good and in this situation that is what I have done. I have seen the property go from not so good to a huge turn around. When I or my wife call to get things fixed, we get a friendly answer on the end of the phone from the office staff and maintenance always gets things done. My wife and I are retired and we love living here. Our hallway has recently been painted, hallway carpets replaced and my front door was painted as well. Keep up the good work management and maintenance. My wife and I are very happy here and plan on staying even longer. Jack
I recently moved into a renovated unit and I absolutely LOVE it! The renovations are beautiful and the 2 bedroom unit that I have is spacious and very quiet with a wooded scenery. The staff in the office are always helpful, welcoming and very professional. I fell in love the moment I toured and felt right at home. I would recommend living here and am very pleased with my apartment!!!
I understand renovated apartments sometimes have a few kinks to work out, and I am fine with that. With the company making improvements to the community as a whole, I feel as if I snuck in before the mad rush to get here. Overall, the apartments are solid and the staff in the office is extremely patient and helpful. The apartments met all the requirements I needed when I moved to the area and Deacon's Walk has continued to make me not regret my decision. I can not wait to see what work they do from here!
Do not live in this complex! The front desk staff (Theresa) is very incompetent and very rude! She would not let me get my deposit back due to a technicality! How can I cancel on the 5th day (Saturday) if you are CLOSED?! Please stay FAAARRR away from this place! Don’t let them fool you!
The staff at the office is rude and unprofessional. It takes serval days to have a maintenance request fufilled for serious issues. We had no access to the fuse box and had no bathroom lights for several days. Also took several attempts to fix our water. The build always smelled of pot and had no security at the front door. Do not live here!
Constantly out of water without notice. no hot water at night for more than five times in a month. Heater stops working everyday in winter months. Worse than you can imagine. Got staff members get into your rooms without notice nor knocking at the door. Electricity bills are always above $100 in winter/summer months. It's not the problem of the units itself! The entire building is too old to keep warm/cool. Never seen any pest control kinda works done at all. So you can enjoy the bees and other unknown bugs around your windows and sometimes get in your rooms. The new company probably did some works. But it will take some time to make this community better. I'll say at least 3 more years. Before that, run fast, run far!
I currently rent a newly renovated apt. in the Pike Creek area of DE. Nice finishes, location and price make this apt a great deal.
The staff is rude and does NOT help with problems in the apartment. Our oven literally lit on fire inside when we turned it on and when we asked for it to be repaired, the man came in, told us it needed to be cleaned as it was dirty and dangerous and then walked out! Also, this winter was one of the coldest ever and our heat rarely ever worked. We went without heat for months and you could see your breath while inside. Maintenance would come to "repair" it after a few days and it would stop working within a few more days. They did not offer to put us in a hotel and they were outraged when we asked for compensation since my roommate and I both had to stay with friends as the apartment was in the single digit degrees. They are full of hidden fees and only care about your money. I am still annoyed with how we were treated and how we are still being treated even though we no longer live there! Please, go live anywhere else!
I fell in love the moment I toured the community. The office staff is welcoming and very helpful and friendly. I am not from the area but when I visited Drummond Hill I felt right at home. I moved into my place (2 bedroom) about a month ago and I have to say the area is great and the maintenance guy was very professional. My apartment has a great view of trees and is spacious. I am overall very pleased with Drummond Hill.
