DO NOT rent from this place. They will charge you a ton when you move out! Also the amenities are never working or open. I lived there for a year and a half. The pools were NEVER open even during the winter when that was the whole reason I rented here. At one point during the summer all 5 pools/spas were closed and so was thee bbq pits. The carpet is super old and crusty in the bedroom. But, they charged me to replace it. By the way they also took a $250 non refundable pet deposit. Although there was no stains or smell they could have used that money for a carpet cleaning but instead charge me to replace the old stuff for an upgrade to the new tenant. I also had no scuff marks on the wall and cleaned it before I left. I had a few small holes in the wall where paintings were from nails and they charged me $250 for a total repaint. Which they do for every new tenet anyway and a cleaning fee. They also come up with an excuse to very 2-3 months to come in your home to check it out for “inspection” If you want to live in a neighborhood that you pay for amenities that are never available and charge you for upgrades so they don’t have to. Then this neighborhood is the place for you.

I wish I had seen all the other negative reviews before I moved into this complex! I just finished a year-long lease. We had terrible ant problems also. They did get sprayed and it got better, but definitely not ideal. Most frustrating has been our move out. I recommend reading your lease very carefully before signing and moving out. Our lease included having to pay carpet and general cleaning fees upon move out, but I was not prepared for how much it would be (especially because as I talk with friends who sign leases, they have never heard of a lease including vague fees like this). They are also the most uncommunicative office I've ever experienced. It was first an issue in the early days of signing our lease, but I wanted to give them the benefit of the doubt and hear them when they said they were just busy that week. Well, this issue continued. It was nearly impossible to get them on the phone, get them to respond to an email in a timely manner, or even see them in the office. The new apartment complex I'm in has been so much better than The Preserve (for the same price!) that I will never recommend this community to anyone that I know.

Don't recommend this apartment complex at all!! I'd give 0 stars if I could. This place is like shreks swamp filled with bugs and has a really bad ant problem. Contact management and they do nothing about it for days on end. They say they have people to come out to "fix" the ant problem but because it's ant season they said that's why there's more ants here... They also claimed that they sprayed stuff outside of my apartment to get the ants away from outdoors and that's why they go inside your apartment!! Wouldn't you think that if the ant problem is this bad you would hire someone to come out more than just 1X per week?? This is the second time I've had an ant problem due to it being "ant season" and then spraying stuff to make the ants go into your homes. This time the ants are coming from my heating vent!! If you want your apartment to come with ants and have the management do nothing about it move in today!! I would like to say that the most helpful and nicest person who works on the management team is Bonnie. I'd give her 5/5 stars shes wonderful and listens when there's an issue. So if you have any issues go to her! Not anyone else. Oh and so the management was supposed to fix my ant problem today, and they didn't even come in!!!! i still have LIVING and BREATHING ants in my apartment!!!! This is by far the WORST apartment complex i have ever lived in. First they refuse to fix the ant probelm, then they LIE about fixing the ant problem!! RIDICULOUS. Guess I'll be living in an ant nest till the day i move out :-)))

The property managers overcharged us for paint, cleaning, and carpet shampoo so they didn't have to refund our "refundable" deposit. We wasted our time cleaning the apartment and making sure it was as good as when we moved in. Don't make the same mistake we did. We liked the area and the people in the office were always nice. In fact we would have stayed except that they had some weird rule about not allowing people to transfer to another apartment and we needed a bigger space.

Lovely bright apartments with great views of the park-like setting. Grounds are well-maintained and maintenance group is responsive to requests. Most importantly, office staff is professional and goes the extra mile to resolve any issues. Pet-friendly. Close to great restaurants and fun stores in downtown Kirkland and Juanita. Going on my 8th year here and loving it.

Buildings are so dated. Maintenance never truly repairs anything- they do cover fixes. I literally have a string tied to my shower head. Also my roof caved in due to a leak and it took 2 months to repair. I couldn’t live in the apartment and they charged me full rent!! Lots of red tape in management, not solution-oriented. Pool hasn’t been accessible for months. Floors are laminate- advertised as hardwood. No cell service. Dark and grungy.

Excellent staff- always helpful, nice living place, no issue found so far, no smoking area in the premises, staying 5 months around, neighborhood respect each other, enough parking lots if you have more cars, nice website for rental applicants, the best thing- lake side view is very near which is beautiful for exercise. Off side could be- rent is high comparatively, no AC inside- u need to purchase yourself.

Having just moved to WA a month ago, I was greeted with nothing but kindness and helpful accommodations from the staff! The complex itself is very quiet and surrounded by trails, which is only one of the great dog-friendly amenities included! I absolutely love the feeling of being tucked away, but still close to the city! Would definitely recommend to friends and family.

I have never lived in an apartment complex before this one, I always rented homes, but living here is like being on vacation. Property is very well kept, beautiful area and the management here is nicer and easier to work with than any property manager or landlord I've ever had. HIGHLY recommend.

Ownership changed late in 2019, just after I rented, so I was a bit leery, but it has been fine. The clubhouse amenities are very nice, the building is a bit old, but the new ownership is working on updating the place. The staff is super nice, and responsive. Great choice if you have a pet or kids...

The Preserve is close to all my favorite places in Kirkland but it's on a peaceful piece of land close to trails. The apartments are thoughtfully designed and the amenities (pools, gym, package locker) are incredibly nice well kept. I love my neighbors and I love my home.

When I walk in my apartament everything shakes, my little daughter walks and also shakes. they have to repair constantly same thing over and over and I ask to fix my tub and they just painted it and the first time I cleaned it the paint pealed, when you take a bath you get paint chips everywere is horrible. the washer and dryer are so old that they only chewed and ripped my clothes and they have to stay 3 cycles to dry, so my energy bill is high. These apartments are overpriced. When there was a quake I thought it was a big one because the building feel like it was going to fall, my stuff fell of the desks and tables but it is only because the building is 30 years old and not well maintained, because it was a 4 points quake, you should not even be able to feel it. No cellphone signal and only comcast works here, so no competency no quality. No good service.

Overall my husband and I had a terrible experience living here. Not only did they charge us $3200 to break our lease when we only had two months left but they charged us over $800 to clean and paint our apartment when we moved out after we had painted and deep-cleaned. They're absolute crooks and I highly recommend not living here. It's not worth the financial burden. I've lived in apartments for 10 years and have never encountered such unprofessional and dishonest people in my life. I totally regret living there and referring my friends to live there. This is the first review I've ever written and I've taken the time to submit one to hopefully save someone else time and money down the road.

Well I was hoping to resolve this matter without updating my review.. but since no one will return my call, maybe this will garner a response.. TIMELINE (keep in mind we work during the day and all these have taken place either before or after working hours): ~~~~~~~~~~~~~~~~~~~~~~ Thurs 1/19: request info via Apartments.com Fri 1/20: Gage calls me and tells me about an amazing rent special I need to jump on right now. I explain we want to view the unit first and he tells me to come over and we can view a similar unit. 4:15pm: told not allowed to tour property so close to closing time (5pm) Prior commitment on 1/21 didn't allow for a tour until Sunday. Was told to apply online to get the process started and we could tour on Sunday with no problem. Sun 1/22: tour unit, begin leasing application process Mon 1/23: Can't sign into leasing application, need password reset. Tuesday 1/24: $250 deducted from bank account $340 deducted from bank account Call and reset password to begin leasing application. Can't see the lease before agreeing to pay fees and deposits. Call office and explain I am extremely uncomfortable electronic signing a legal document prior to viewing.. women on phone tells me it's my browser and I can see it. Try a different browser. Husband tries a different browser and accidentally signs half the lease - still can't see the details of the lease. Wednesday 1/25: I call office and explain again, and ask for a PDF before I sign it. Eden tells me she needs to call the district manager first.. 2 hours later get an email saying my husband missed part of the lease and here is a copy of the PDF.. I don't agree to lease terms and immediately call and speak to a manager (Kelly) who informs me we are within the 48 hour cancellation policy and she will submit for refund right away. Accounting is in Houston so it should take a week or two to process and mail check back. She asks to verify mailing address. Thursday 1/26: Additional $250 taken from bank account (grand total of $840 at this point) Friday 1/27: Call and leave voicemail at 8am No returned call Saturday 1/28: Call and leave voicemail at 9am No returned call Sunday 1/29: Updating reviews daily until I receive an explanation and a refund. In addition - when I told my friends and co workers about this place.. the first thing they said was "Oh the place with a rat problem?" My god.

Let's just say don't move here unless you want to have your life be at the mercy of their maintenance schedule. NO respect of maintenance windows. We often would call the office and they had no idea maintenance was being done to the grounds or when it would be started or completed etc. Often no notice or notice was inaccurate. We have gotten locked inside our apartment on more than one occasion due to painting (more than once there literally there was no way out without stepping on wet paint or getting sprayed in the face by a paint gun). Husband ruined a pair of shoes and tracked wet paint into the house when wet paint was not labeled - on the floor of the walkway of all places. These people have scared the living daylights out of our dog multiple times, climbing on our porch and moving our personal belongings around, nailing fake shutters to our windows and then taking them all down, etc. When maintenance staff came to fix the granite on the kitchen pass-through (literally portions just fell off when we shut the front door) they glued it back on sloppily and didn't bother with the grout. This place may look nice on the outside but beware. This management has zero respect for your personal space, belongings, or pets. The grounds may look nice but that's the only thing going for this place. I would not recommend to anyone. Also, I acknowledge that this is not their fault, but this complex is in a cellular dead zone for most carriers. This is a big problem for anyone that uses texting/calling frequently as there are many texts/calls we simply never got. We have Verizon. My family also has poor coverage at our apartment and has AT&T. As far as transportation is concerned there is a bus that runs by the complex but it does not run often or to convenient locations. Most of the time, if you bus, you will need to walk around 20-30 minutes to Juanita Bay Park.
what a nightmare! Let's start with the actual leasing process. It took them three weeks just to process the application because they don't know how to use their own computer systems. Instead of calling or emailing us to keep us in the loop, we had to call Joe (our leasing agent) every single time just to get any info. He would always say he'd call us back later and then never would. It was like playing a game of cat and mouse. My boyfriend lived in the apartment complex at the time, we decided to move in together so we chose to transfer to a new unit so his current roommate wasn't displaced. When meeting with the leasing agent he said they had a unit available on August 10th and it was identical to the one he already lives in "so there's no need to look at it because it's exactly the same". On August 10th we come to sign the paper copy of the lease because they still hasn't figured out the digital versio. Once it was signed we went to do our walk through and SURPRISE it was absolutely NOTHING like the apartment he lived in. It was outdated, none of the upgrades from the previous unit and there were stains all over the carpet. We complained to the apartment complex and they basically told us "well, you already signed the lease". Mind you, I had furniture being delivered in less than two hours. I called greystar and complained. They were completely outraged at how the problem was handled so they did allow us to switch apartments (we ended up having to pay $250 more per month for the unit we were originally promised). Since then, things have been fine as long as we didn't have to communicate with the incompetent people working in the office. Now here comes my real complaint. After about a month of living here our ceiling started leaking tremendously. We put in a maintenance request that took them a month to complete so we were unable to use one of our bathrooms. Last week our garbage disposal went out and our sinks won't drain (you can only imagine how awful our apartment smells) and we are now on day 5 without a maintenance guy coming to look at it. We can't do dishes and our house smells like old food to the point we are leaving to stay with family until it's fixed. We have been in this apartment complex for 4 months and it has been nothing short of a disaster. It's really quite sad because the unit is beautiful and the location is perfect, but for $1880 a month I would expect a staff that knows how to do their job.
Avana at Forbes Creek, located in the idyllic western Washington community of Kirkland feels like a private retreat as much as it does a cozy home. Nestled within the forest right by Lake Washington this lavish and grandiose complex is beautifully landscaped and very quiet considering the size of the entire complex. There are ponds all over with local wildlife feeling quite at home amongst the buildings. Amenities include 3 pools, a gym, and tanning services. Pets are also welcome in the community and smoking is not allowed on the premises. This is a wonderful place for a family or someone who might work in Seattle but does not want to live in the city as it is only 8 miles east of Seattle.
I moved in eager to be in a new area. Resort(Avana) look great on the website and eye. Outside & Inside all amenities seem worthy of the rent, in fact I received a great deal. (Price jumped 30 % after I moved). Lucky me I thought, not so great for those who signed lease after promotion. It seemed that staff was friendly and eager however over time their attitude and responses eroded. Pros: Quick turn around in repairing consistent wear and tear items Decent and quiet gym Pool Quiet Neighbors Cons: Constant repair of same items in apartment over and over. Outrageous monthly shared cost amounts unit occupants. Share amounts were outrageous in year I resided there. Imagine paying large amounts for water when you are never home. Constant inspections Constant building repairs Updated apartments are not really updated and none updated apartments seem to be out of "That '70s Show" You are guaranteed to lose security deposit(move out fees total your security deposits- How ironic) Pro Tip: Consider other modern options worth the rent and hassle!
This property is poorly managed. They might offer low rent to get you in the door, but you will regret signing a lease with them when you realize that you have an apartment that was built in the early 80s and hasn't been updated ever. The carpets, appliances and paint are the cheapest they can get. Be prepared when your lease is up, your rent increase might just give you a heart attack. When you decide to move out because who would pay that, they will be extremely rude to you. They will charge you every possible way they can on the way out, even sending you to collections if their bogus move out charges are above your security deposit. What an awful place this is. Go somewhere else.
I recently moved to Washington for a job, so I needed an apartment. I found one at Avana at Forbes Creek and settled there. The price point was decent compared to some other apartments in the area, especially if you are trying to avoid the high rent associated with Redmond and Bellevue. The office staff here is attentive to the residents' needs. The only issue I have is no A/C. I understand that this is a thing in this part of the country, but as recent temperatures have shown, having no A/C can be very troublesome and highly uncomfortable during the summer months. It can even be dangerous in the days where it reaches 100 . If I had to do it again, I would definitely pay more for a place with some type of air conditioning unit. But if that is not something that bothers you much, then you should check this apartment complex out.
