Westover is a large neighborhood about seven miles west of Downtown Fayetteville. The neighborhood is also located directly south of Fort Bragg, one of the nation's largest military bases, so it’s a great option for military employees and families. This suburban neighborhood has multiple schools, parks, restaurants, and shopping plazas. Westover is also home to Cross Creek Mall, the city’s largest mall. Similar to many areas in North Carolina, Westwood has a low cost of living and is known for its affordability. There are several apartments, houses, condos, and townhomes available for rent that will fit a variety of budgets. There are even some residences that have nice views of Westover’s lakes. Although Westover is laden with amenities, residents appreciate having access to Interstate 295, Route 401, and All-American Freeway to reach other locales.

Property Ratings at The Preserve at Grande Oaks Apartment Homes
This apartment complex is only about the money, I lived there over 4 1/2 years and when I moved in it was gated, had great landscaping, everything clean because they had someone picking up trash, nice leasing staff and great maintenance team. Then there was a change of ownership and that is when things got bad, rent went up in these 4 years by $450 hidden with "Amenity" fees that I had free in my lower rent, on top of that visitors have to pay for parking in assigned parking spots and if you don't have your parking permit sticker you get towed even as a resident. The trash compactor is to small for that large complex and if you can't put your trash in it because it is full, and you leave it there in front, they go through your trash to find out who's it is and fine you $100. If you don't pick up behind your pet and they find out, you get fined $100. I tried moving out before my lease ended but they would have penalized me so I stayed until the end. Had to pay rent and mortgage for 3 month because they did not let me out and of course charged me for "damages". I asked them to send me photos of the damages and they did about 2 weeks later and I saw I forgot a painting. I've asked them to hold it for a friend of mine to pick it up but they never answered my email. When my friend went in they just said it was trashed since I already moved out. No compassion or anything from them, they are only money hungry and I hope they loose all the business. I paid my rent on time the whole time I lived there and they don't give a crap about anything but the money. Do not move here, they don't deserve your business, you just pay a lot for being controlled in your own home. Oh and you pay lots of money for your apartment to hear your neighbors around you have adult entertainment in the bedrooms and vacuum or move furniture. These walls hide nothing.

The housing is beautiful don’t get me wrong, I never had an issue here UNTIL, I need maintenance. When you’re lucky enough to get someone on the phone in the office, you can tell them about the issues, but there’s a 2/3 chance it will not get done right away. We have gone almost 4 weeks now without a dryer issue being fixed. The company they use for the dryer came after the 2nd week and now that we realized it’s not the dryer it’s the tube behind it full of lint and is a HUGE fire hazard, they have not been up to fix it. I have called multiple times and no answer. I have 4 weeks of laundry. We pay 50 dollars extra a month for this, I’d expect for them to be more on top of it. I have called for pest control along with this and same thing. They keep saying they are scheduled to come and they haven’t. My kid and I can’t even go on my back porch because of the wasp nest that keeps coming back because pest control hasn’t been here to spray. There’s spiders that get into the house because of the nest outside of our window. It’s very frustrating that none of this is getting done and they barely answer the phones.
I've been living here for several years. I have nothing but gratitude and appreciation for the maintenance personnel. Even in the middle of a pandemic these guys are still here every day doing their job. Thank you for making my emergency maintenance - your emergency maintenance!
We have been renting here since November anytime, which has only been twice, we’ve put in a maintenance request (first one was a community light was out) has been fixed/solved within hours. Jonathan came out tonight to fix our heat and also educate us on our actual system. Amazing service two thumbs up from us!!!
I've lived here for 9 years and I absolutely admire the Office and Maintenance personnel. As a military retiree, I love calling this beautiful and quiet place home. My greatest pleasure is knowing the Maintenance guys Freddy, Jonathan, and Kia. These guys always go above and beyond in doing their job. I truly appreciate everything they do!
Old units, mold, moist dirty carpets, poor management…move at your own risk. Very very disappointing.
I used to think highly of this property, but since Hurricane Florence hit they have proven to be horrible! The property is poorly managed and has gone down hill since I moved in here April of 2018. I am so disappointed and will likely not renew my lease.
Everyone here at The Preserve of Grande Oaks has always been wonderful. When I need something done or fixed in my apartment, it is done with 2 days. Great place, love it here.

Me and my husband have been living here for 6 months and we absolutely love it! I love how much space we have. It doesn't even feel like an apartment. If we ever have anything that needs fixed, the maintenance crew are always on it! They're super friendly and genuinely care about you. (They never forget to say hello to the dog as well!) There are walking paths for walking my dog and a dog park with tons of friendly dog parents! I also love how many trees there, it makes it feel very secluded and private. Would definitely recommend this place to anyone looking for apartments in the area!
My wife and I have been here for 3 months now and we could not have picked a better place to live. Beautiful property and perfect and safe location in Fayetteville. What has made living here the best is Freddy and his maintenance team. Whenever we have a problem they are here in no time, they are the nicest and most helpful people we have come in contact in this town will continue to stay here at the Preserve's while Freddy and his team are here!
I lived in this apartment since last June, overall is okay. But the problem is the management team. For some reason, the gas bill never come to our mail box, they sent to the apartment office. If it was other apartment complex, the will give us the bill, so we can take care of the bill ourselves. Here, they just put it on my online account without any single notification. And just 2 days later, if I don't pay it right away, they will put late fee for 56 $. How come I will be able to pay it within 2 days if they don't give us a single notification that they would put it on my online account. When we have package, USPS will drop to the office. Sometime, the package is there. Tracking was saying already arrived and leave it there. My husband went to get it couple time. They were saying, no package. I have to go the office myself. The lady there give me the attitude and saying that they not received my package and refused to go look for it in package room. I have to make them go look for it, then they really found it. These management team is the problem, they just hired somebody who live in the community and have no idea how to taking care of the apartment, they not try to solve any problem, they just try to create problems to the residents.
I was born in Fayetteville and I have lived in Haymont most of my life. Our home was struck by lightening and burned! State Farm agreed to put us up in an apartment at Preserve at Grande Oaks. We lived there a year while our house was being rebuilt. I loved the staff, the complex, and the facilities.The maintenance people were unbelievably friendly and helpful; kudos to Freddy, Kia, and Jonathan!!! Very friendly pet environment, walking paths, dog play area, etc. I loved my daily walks down by the lake. The pool is beautiful! The staff is so nice. It’s gated and secluded. I almost felt like I was living in a nature preserve and I loved it. Yes, there are frogs they are noisy after a rain, the garbage area gets overloaded at times, the gate acts up. But the staff gets on it pretty quick. Any problem call them and they take care of it! I loved it there. I felt safe! Young and retired people living there. Close to mall, Ft. Bragg and shopping. I would highly recommend Preserve at Grande Oaks to singles, families with children, and older retired individuals.
We moved in about 6 months ago and we love it so far. Management is always available to answer questions and maintenance is very good about fixing anything that may need it. They even change out the lights in the apartment! (Ceilings are 9 foot high and we don't have a ladder!) The apartments here are so big and they have such a great price point.
Life here is so peaceful... We were new to the Fayetteville/Fort Bragg area and the management at The Preserve really helped with the move. They showed us the property and the amenities here are awesome. My dog loves the dog park and meeting all of the other friendly dogs. The management also takes packages that are delivered when people are not home and we are able to pick them up when the office is open! It's awesome.
I moved here with my wife about 6 months ago and we needed a place to live asap! Luckily our friend had been living here and he suggested we take a tour. After our tour we fell in love and moved in the same week. Management made the transition quick and painless. The amenities here are also awesome! The gym is the perfect size and has everything I need. Seriously, we can't say enough good things about this place.
I have lived in MANY apartments in my life and this one is by far my favorite. The Staff is always so helpful and the atmosphere of the property is so welcoming, makes it feel like a neighborhood instead of an apartment complex. By far one of the best places to live in Fayetteville!
I leaving over her more than 2 yrs i find everything excellent and the maintenance is on point everytime.
We have been living here for over 4 years. There has been a decline over that period, especially since the operating company changed and they opened another newer apartment complex. There is almost monthly turnover of the office staff. On the other hand the place is attractive and the neighbors are quiet and nice. The maitenance staff are great. Quick, efficient polite. We have had problems dealt with all hours of the day.
I am really disappointed and appalled by how management towed my deployed husband's truck without any prior notification. If you are military please make yourself aware that this company doesn't care about your unique situation, and if you are gone for a long period of time, your car may not be there when you get back.
As a resident of a few years this is my experience. The apartments are large and the property seems well kept. The Maintenance team is the best I've ever experienced at any apartment complex. They do a fantastic job. For the longest time the gate never worked. Now it works pretty much whenever it wants to. One of the reasons we liked this community is because it was gated. The garbage compactor breaks often and there is only one for the entire property. If you live across from the trash you will see trash accumulate onto the street. The smell and sounds are horrible which is why we transferred apartments the first time. Watch where you step when walking on the property. There's dog feces everywhere. Also, people let their dogs walk off leash throughout the property which is not allowed and dangerous. Dogs here tend to run up to you and attack your dog. The problem is management. They do not do their part in solving any issues residents have. I have had an issue with a resident (who is an office employee) who has a unruly dog. The dog barks nonstop and it echoes into my apartment. It has been an issue for over 5 months. I have spoken to the resident, leasing staff, management, and no one has been able to resolve anything. I came up with reasonable solutions (I.e move the dogs kennel so it won't echo into our apartment, take the dog to daycare, etc) After notifying them for the third time about this issue they told me I can transfer apartment, but I have to cover all the expenses myself or leave the property. Regardless me moving isn't solving anything. There will be another person in this apartment who will have the same problem. It's complete negligence. The second anyone brings up any type of issue their only way in resolving the problem is encouraging you to leave the property.
First when you arrive to the complex the landscape is amazingly manicured! The staff is beyond professional and they ensure that they meet all of your needs to accommodate your stay. They have numerous options to pick from and the amenities and features gives you a true feeling of a house. All in all I'am truely s happy tenant.
