All these 5 star reviews are made by the manangment I am writing this review after enduring nearly five months at The Preserve in Lakeland, and the experience has been nothing short of a nightmare. The apartment is supposed to be smoke-free, yet neighbors smoke weed every single day. I’ve reported this issue repeatedly, but management has done nothing to address it. Additionally, there is constant, disruptive dog barking that I’ve complained about multiple times, but it remains unresolved. The situation is made worse by a severe mold problem. The apartment has leaks in three different areas, leading to a pervasive, unpleasant moldy smell. I provided detailed photos, management claims they can’t detect the odor, even though everyone who visits my home can smell it immediately. To make matters worse, my wife is pregnant, and the living conditions here are unacceptable. I have asked several times to be moved to a different apartment due to these ongoing issues, but management so far, no action has been taken. I’m not asking for anything special, but I am extremely frustrated by the lack of response and resolution. I hope this review highlights the serious problems and prompts immediate action to address them.

DON’T WASTE YOUR TIME HERE. They advertise a certain price, but then tack on about $200-$300 worth of fees (which are things like common area electricity, pest control, valet trash which sucks and then they want to fine you for that when THEY don’t pick it up half of the time, allocated water, and allocated trash, allocated sewer, and a RENT SERVICE FEE). When they have lights that flash all over the complex, the gates never work, half of the amenities are closed, you can hear neighbors late at night because of the creaky floors (I’m on the bottom floor), dog poop everywhere that has not been handled over the course of 3 months that we have been here and just gets worse, parking is not great, there is trash and food all over our hallways and yard that is picked up days later, the front office staff is vague when you have a concern which is frustrating. We have had a few minor issues with the apartment itself but we will be out of here as soon as our lease ends and will be telling our friends to look elsewhere.

Roaches everywhere, I've killed about 20 roaches (no exaggeration) and I've only been here for a day they have pest control but it seems as though they just put new carpet over the roach infestation, other than that the space is very spacious. Didn't get to see my actual until the day of, I also was deceived by the half off rent after I paid a $400 application fee I found out otherwise that it's only for renovated units

The Preserves has been my home for a while now and I've had an overall positive experience. I've listed some pros and cons per my own experience below. ------- PROS: ------- -Very nice pool amenities -Decent enough gym area for basic workouts -New playground area and outdoor grilling -Doggy play area (though it is a bit small) -Pet friendly -Resident portal/app allows for easy service request and payment submission -Overall well-kept neighborhood -Gated community (when the gates work) -Feels like a safe neighborhood to take casual walks in -Close by to Publix, CVS, and some good food places. -Easy access to I4 -10min distance to nearest Hospitals and clinics. -The apartments themselves are very nice and cozy. I used to have 3 or 4 roommates in my large 2 bedroom 2 bath and was comfy. -Vallet Trash Pickup -24 hour inspection notices (no unannounced visits) ------- CONS: ------- -Communication can be lacking between staff and customers -Maintenance requests can also be hit or miss -There can be pest issues usually regarding cocaroaches. Stay on top of keeping your place clean and have sticky traps and you should be fine. I had to ducktape electrical lights back in my early days to prevent them from coming in. It is a lot better now tho still present -They removed the tennis courts with a fake soccer area that noone uses. -Pricing, tho fairly competitive, is still a bit higher for a new apartment than some others. In the current market I would place it as mid-range pricing scale. -The fees for pets are way too high. A flat, roughly, $400 pet fee then an additional, roughly, $10-$30 per month per pet fee depending on what pet you have and how many -The only internet provider is Spectrum so the lines on even the best plans can be inhibited by internet traffic

If you are looking for a luxury apartment with pool, security gates and valet trash pickup then this probably isn't the right place for you! Apartments are very nice and so is staff, but pool is often closed for days, gates are often broken and standing open and trash pickup is totally unreliable even though you are required to pay for it. It's a shame, things seem to be going downhill. Drive around and talk to residents before you sign a lease! Two stars because staff is nice and maintenance is prompt when requested.

Staff is there to get a check not to really help! Takes 4ever to get them to fix anything. Have not had AC since March . Dog “park” is a poop dump grounds I dislike this place so much . I do not recommend
The front office staff are timely and communicative!
I delayed moving in so they could install my washer and dryer and when I finally moved in, the washer and dryer was not my building. There was also few bugs. We wrote down in the inventory check list thing anything that was wrong and turned it in and nothing has been attended to. It's been 4 months and we still do not have the washer and dryer installed. They also do not return phone calls. Emergency maintenance however was quick to act when the toilet flooded. That about the only action ever taken by the complex.
I have been living here since 2017 and have enjoyed the staff and location of this community.
Quite community for the most part but the office does not answer the phone and the gate is never fixed.
I am in love with my apartment at the Preserve at Lakeland Hills. From the application process to ease of choosing a move in date, the staff were helpful, kind and professional.
Nice and quiet place to live. The property management tries to make sure that the area is kept clean. And is always making improvements.

When selecting an apartment the washer and dryerbwas included and upon moving there was none. I called the iffice and had to notify them to which they got right on it and within a week they had the new washer and dryer put in.

I'm in my 11th year at The Preserve and have enjoyed my apartment. It is a good sized one bedroom which is just right for me.
Great Community. Apartment home is very spacious. The only negative thing I can comment on is the parking.
Its a nice community
I have never lived in a place that I absolutely hate to come home to. Ive reached out about the roach problem and a pest control guy came and sprayed and laid a couple traps which are now full but there was never any follow up and there are tiny roaches that pop up anywhere. They are never where there is food, the only open food we have is a fruit bowl, everything else is closed up or in the fridge and Ive never found them in the sink. On top of that theres the lingering problem of the marijuana smell that seeps through the walls of my neighbors apartment, Ive brought up these concerns before but nothing seems to ever be resolved. I have respiratory issues and it flares up almost constantly when Im in my own home. Our neighbors are also very loud which isnt something Ive brought up before since its usually something you kind of expect from living in an apartment building but it goes on till after 1 am often and we have called the police when our neighbors were partying until 4am one night. Trash collecting is abhorrent and theres is often trash left lying around after its been pick up and trash leak stains all over the stairs and entrance floors. Our neighbors also leave their trash out Friday and Saturday when there is no collections and it sits there for days and we have started to get squirrels that come up and pillage the bags. There is also the instance that I have now had two packages that were missing when I came home that were delivered while at work. This issue was brought up with staff and never resolved. One package was from Amazon and when I asked them about what the driver had seen he told me he dropped it off with my neighbor, when I asked my neighbor he told me he had no idea what I talking about and had never gotten a package. Then there is the nice icing on top with my upstairs neighbor that had a gun discharge and blew a hole through my ceiling in my bedroom while I was asleep and narrowly missed hitting my dog. The police were called and a case started and management staff came to check in the hole but no follow up has been made since Wednesday when that happened. The very very very least the management could do was schedule a time or a plan to fix the hole in my bedroom ceiling. The quality of life is horrible and definitely not worth the price I pay to love here.
Excellent value, Excellent service.
The preserve at Lakeland hills is a diverse place welcoming many people. Most people here are kind and engaging in casual conversation. Some people violate the handicap parking because they feel privileged enough not to care. There should be enforcement of this law/policy. Ive recently noticed night patrol- but simply closing the one gate at night would fix the security concern.
Overall have had a decent experience. The worst thing that has happened is when they were doing inspections, the office lost the master key to my apartment and called me at work threatening to drill/change my locks if I didnt leave my work in the middle of the day (I had to pay to make a copy of my personal key for them at Lowes) and come let them in.....I was extremely angry on that day and would be the main reason that I wouldnt recommend this complex. I was treated very poorly to be a loyal resident of 4 years with no issues or late rent.
Staff is Friendly and Courteous. Work is done quickly and well.
Until now with everything closed I have love living here. But right now we cant do anything and were still paying the higher rent for no pool no weight room no clubhouse nothing.
I applied to this place because its perfect for me. However my experience has been horrible. I had four different contact numbers, 5 including the number listed on this site. Noone answers or I get an error message after 20 rings. One person put me on hold then proceeded to close down and leave for the day. While I was on hold! Honestly feel like I was just scammed out of 200 dollars.
I run a business and i can say you guys really need a new manger, someone who knows how to come down to the office and actually talk to not only their employees, but the customers as well. You could hire some really great staff whom could make this place way more plesant. Like hiring a new lawn maintenance person, if i had that job there would be absolutely no trash, there would always be dog poop bags, i would talk to the residence and listen to their concerns. You need a better crew..
They make things look nice when you first move in, after moving in everything starts breaking, the staff no longer cares about service, the fans start making noise, the seals they used to cover mold start unfolding, it’s a Nightmare.
I had a great experience, I called for information and Melanie was very helpful giving me all the information i needed . She was very detailed in mentioning all the amenties of the property.
Been a nightmare since we signed the lease Specifically, daisy has been incompetent, did not return several (ie. more than 10) phone calls since signing lease to update us about welcome packet Vanessa, has also been a nightmare. It has been 18 days since we moved in and still no washer and dryer. We have gone into office, phoned them and are always told it will be delivered either that day or the next. We have also been hung up on when talking to the leasing office. I would not move here again. Go next door or down the road. Just DONT sign a lease here. The absolute worst in customer service. We thought we were saving a little bit of money since the rates are a bit cheaper than surrounding properties and at first glance appears similar in quality. I can guarantee you thought, that your ACTUAL unit will be in pretty bad shape. Nasty carpet, old cabinets, old appliances and awkward built interiors.
Husband & I could not move out fast enough. Started getting screwed from the very first month. Office staff is shady & make up different answers each time you ask a simple question. You can never get hold of managers. Installed a broken washer/dryer and charged us for it. Maintainance is SLOW & does not solve problem. Thin walls and ceilings you can hear everything. 200 registered sex offenders in a 5 mi radius. Overall HORRIBLE experience.
I moved in three years ago and liked the property and staff, but since new management took over every experience I’ve had in the office has been horrible. Just today I got a note on my door saying that I have to attend a mandatory meeting to get my key for the gate or I would be locked out. This meeting is in two days and happens for different buildings at times between 10am and 4pm ON A WEEKDAY. I can’t take a sick day from work and I’m livid. DO NOT LIVE HERE. This is just one example. I had packages stolen because the office staff refused to take packages and hadn’t installed lock boxes. They are a mess.
Will not resolve issues do not move in garbage everywhere dog crap littering grounds
This place has gone down hill since the new management has taken over! They are not professional at all! They have been giving me the run around and our AC keeps going out. I would not recommend this place to anyone!
The staff is rude, the blonde girl at the front desk was horrible. They never answer the phones, once my lease is up I am outta here??
