I'm looking to move to Ohio and I was looking for an apartment and I called these people the lady wasn't very nice and not informative at all I didn't format it at all but then once I found out that they needed a certain amount of money and they didn't refund it if I wasn't accepted I simply said oh so you keep it and she hung up on me that Terrible terrible customer service shame on you for treating people that way remember to treat people the way you would want to be treated and if I hung up on you how would you feel

When we first moved in, there was a lot wrong. The dishwasher had about an inch of standing, discolored water (that then flooded the kitchen/dining room when they replaced it), the washer didn’t spin out, towel bar wasn’t even secured to the wall, hall light immediately went out as soon as we turned it on, the oven had so much buildup it set off smoke detectors and also set off carbon monoxide alarms, it smelled of weed, and the apartment looked like it hadn’t seen a decent clean in years. Seriously, the advertised white cabinets were peeling, very yellowed, white residue came off on everything we put in the cabinets, some are missing screws so they don’t properly close, and some cabinets were bubbled up like there was moisture behind them. After spending the first few days deep cleaning and scrubbing cabinets with a toothbrush, I got some of the buildup off, but that should not be my responsibility since it occurred well before we moved in. We’ve been here 2.5 weeks and our apartment still reeks of weed most of the time. We’ve deep cleaned at least 3-4 times in 2.5 weeks (I’m talking washing walls, cabinets, etc.) and it still comes through. We have let management know, but the most they can do is send a memo out. We have two people, one is a 2 year old, with chronic lung/heart conditions and they don’t need to be around it. Both of them have had breathing problems since moving here, so something is off. Additionally, avoid first floor units. We had a basement at our previous house that had zero insulation between the main floor and basement yet hearing someone walk was not as loud as it is here. It sounds like a stampede above us until midnight and starts right back up at 5am. We fully expected to hear noise since we chose a first floor unit, but it’s literally so loud it shakes walls and windows. I will say the maintenance team is amazing and they’re extremely quick on most issues.
The management here is fantastic. They set my apartment up beautifully and respond to any maintenance request quickly. Great place for the price and in a nice, quiet area.

Just don’t even move here. First month living here my AC was out for 3 weeks it was June and hot af!! My dishwasher leaks into the sink. The apartments are very outdated for what they charge. Dish washer is very old. Dryer constantly stopped mid cycle causing my clothes to mildew and you cannot bring your own appliances to replace there’s. I had to get a whole new furnace which sounds like it’s going to explode every time the air or heat kicks in. The heat flow does not come out the other two vents well at all so we had to buy a couple of heaters. Had to replace my mail key as the one they gave me did not work. I had to get a whole new garbage disposal but still seeing the same issues. The outlets in the back room went out had to get that fixed the bathroom faucet leaked under the sink causing mold and needing of a new sink that took weeks on weeks after being brought to their knowledge of the mold they only turned the water off until they did finally return. I honestly just hate it here! Very over priced and not worth it. Oh and the parking is terrible be prepared to be petty!

Lived here through 3 different owners. The latest Morgan Properties, has shown a distinct lack of care for residents. This includes sending unmasked workers into homes with high risk individuals, and towing residents cars with little more than an email notice. Very poor.

Great new staff. The property is always clean except for the dumpsters on weekends but the awesome staff take care of it immediately. I've been living here for almost a year and will be renewing my lease.
The apartments are in a nice area, very close to a lot of convenient sores. In a nice area, and reasonably priced.
We dropped off rent and office is like a dungeon. Office staff shut in offices, blinds closed and no one greeted us. Office is bare & echoes when you go in. I know my buddy says you can do maintenance requests online and pay rent online, now if only you could fill out your lease online it would be great NOT to have to deal with the office staff. It is like you are inconveniencing them.
Maintenance is very poor, they never responded to my issue.

I strongly recommend not to stay in this apartment. They don't even deserve 1 star, I could have given a negative star if google let me do so. I am a current resident of this community and I had good opinion of them until I came to a situation what I experienced today. I informed them 60 days prior to my lease-end date that I will be vacating my apartment and to terminate it by going in-person to their leasing office and asked them clearly if I need to give any notice or do any formality, but the leasing office people said “no need, we will update it on our system and will send someone for inspection, you are in good place.” But after 1 month i.e., now when I went to pay my last month rent(i.e., 30 days before vacating), they started arguing like we don't accept verbal notices and are making me to pay more for 1 extra month. This clearly says that they are attempting to take every dollar they can from you.Now it is making me to pay more for their irresponsibility and they don’t have little guilt for what they are doing to tenants. I felt like i was cheated and helpless. On the other side, I already planned to move, signed my lease and everything was ready. When I tried to discuss what happened, the other leasing office person shouted at me and made me end my conversation abruptly and left me no choice but to leave. Along with this issue, they never take care of maintenance, even after complaining personally multiple times which is ridiculous. Please I suggest you to stay away and don’t be fooled by their social media manager or response to this complaint. “They do not care about you or never will.”

The staff was very helpful and professional . The property is beautiful and not as expensive as it looks . I’m loving everything about this place !
I have lived here since July and I love this place so much. My unit is an upper one and I love the space and layout. I love being near the pond and watching the ducks every day. My unit had brand new carpeting and paint when I moved in. The leasing people are so friendly and responsive. The maintenance people fix issues really fast too, which was great because a lot of places aren’t this fast with repairs. When I moved in there were issues with the trash compactor (people would pile up their bags in front of it) but since October 2017 they have placed multiple trash receptacles around the property which has solved the trash issue completely. I love being nearby everything but tucked away in this complex so it still feels private. I recommend this place to anyone who is looking to move to Miamisburg/South Dayton!
Along with the ponds came geese (can't be helped much, I realize) but that meant poop, everywhere. We would have to avoid it on the sidewalks while coming home, (not once in the year we lived there did they ever clean it) but we also had to try not to be attacked by the geese. Coming home, carrying grocery bags to the backside of the building was bad enough but then adding in avoiding the poop everywhere & being attacked, a daily nightmare. Things were great with the old management team, they were kind, accommodating, prompt & empathetic. That all changed under new management. The website was down for months which is the way to pay for rent as they don't accept cash or credit cards. This meant we had to either have a cashiers check or a regular check both of which are hard to come by when the apartment & bank office hours are the same as most companies hours. The website was also where you had to put in maintenance requests so we couldn't do that either. We called the office & told them our request, they said, "What is your phone number so we can call in advance to inform you we will be coming in or so you can come to the door?" Well, I never received a phone call but magically the thing we had requested to be fixed was fixed. I don't want someone coming into my home without a warning of any sort! The trash would go unkempt for weeks at a time. When I say unkempt I mean they wouldn't have the dumpster picked up at all & trash would accumulate, at one point overflowing into the parking lot & taking up five parking spaces. Tenants would leave trash bags sitting in front of their doors & they would pile up over a number of days, complaint to the office didn't help it at all. When we would bring up an issue to the management office they would say, "Okay, what is your name & number so we can call you back shortly?" I would leave both of these & not hear anything again, forcing me to have to call the office, getting the run around. The last complaint to note was that they changed their policy about packages. Originally, valuable packages could be left in the office if not home when delivery was attempted. Not anymore, if you aren't home they would leave it out in the open on the concrete pad outside your door. A laptop was delivered to the guy that lived below us, it was down-pouring & left out on the concrete pad outside. I could clearly see it was a "Dell Laptop" by the box. Where anyone could have taken it, never mind the in-climate weather.
We currently live in this complex and it is going downhill quickly. We did receive good service for the first month or so, but the management repeatedly ignores service requests and claims that they were never received. the playground area has several safety issues - a large jagged hole in a slide and an open hole from a sprinkler valve in the common "yard" area. We discovered the hole in the yard when my 2 year old daughter fell in and cut her leg. Obviously we no longer play outside in that area. This apartment has hundreds of residents and only a single trash point - a compacter that is jammed and/or broken a minimum of 4 days a week. On weekends, the trash piles up to be 5-6' tall and quite large. With a few minor changes, it could be a great area, but current management does not appear to be concerned.
The weight room has no air conditioning and one of the machines has been broken for over a year, There is always a mountain of trash piled in front of the dumpster, If you have an upstairs apartment you get a smaller size fridge for no discount on rent.
We have lived here for over 2 years and about 6-8 months ago new management has taken over. It is horrible. There is trash everywhere and the compactor is always broken. When you complain to management they tell us the compactor is fixed and they don't do anything to remedy the issue. Tonight as I drove in there was trash out to the sidewalk. Not to mention there is trash around the apartment buildings. I would never recommend anyone living here. It's really gone down hill fast since new ownership has taken over.
In March, I told Massa, in the office about the slow drain in our guest bathtub. Nothing has been addressed in regards to that. I've asked about it and I'm told they didn't know about it. Okay, it takes about 4 hours to drain.. So we live with it. We have been promised, since March, the garbage issues would be taken care of. There is a mountain of trash everyday since January outside of our compactor.I have pictures, everyday of what the mountain looks like. Before we signed our new lease, they told us we would get a new stove (we could smell the gas leak and told them about it), new refrigerator (shelves broken since we moved in), dishwasher (doesn't clean the dishes and there is a pool of water in the bottom). Now our kitchen sink is broke, we have had an emergency maintenance request for that for 10 days. So I have no kitchen sink and no dishwasher. After numerous visits to the office, Sarah told us it would all be in Monday. Knowing management hasn't done a single thing they have said, I called the office first thing on Monday and was assured that it would be done shortly. Called at noon, was assured they would get to it by 2pm. Called back at 3 and was told, by Sarah, she couldn't believe it wasn't done. Sarah assured my husband that she would "personally oversee" our maintenance request would be done by Tuesday. we got home nothing had been done. All the appliances had been put into a different apartment (!!!!!). Each time I called Sarah gave her name and asked for our address. Each time I told her. I went in to talk to her Tuesday bc nothing was done, and she LIED to me, saying she hadn't spoken with me. She gave her name each time. Sarah's best form of note taking is post it notes, which she writes down the wrong addresses for maintenance. Those assurances that she would "personally oversee" our maintenance issues was also a lie, because she told my husband she was out of the office all day. If you are looking to move and are thinking about moving in, Read the reviews from Jan 2017 til present. Talk to the residents, nobody is happy with this place.
I have nothing but good things to about this place. The apartments are very spacious and the upgrades are amazing. I have only lived here six months and everything has been great. The office staff has been great and very efficient in getting me into the apartment that was perfect for me. The location is perfect. Price is just right for the area. I searched for months and I went with my heart and chose Preserve at Sagebrook. I am very happy with my choice. Everyone should live here.
Do not move here. I am not from Dayton/Miamisburg and thought that this apartment complex looked great when I came up to look for an apartment. Things were horrible the minute I moved in. First, the management staff will tell you anything you want to hear to get you to move in and then not follow through on their promises once signed. Second, when things go wrong in your apartment they pass the blame and refuse to take care of them. Finally, the management staff is nice and welcoming when you are looking for an apartment and then after you move in everything become a chore for them and they become rude. To sum up, there are many apartment complexes in the area; save yourself the headache and rent from another complex.
The office staff as been very helpful and great !! This place is a great place to live . They nice and clean and the property is well kept up !!!
My family and my friends were walking through the apartments and there kids who were very abusive and racist. When we complained to the management, they didn't do anything to fix the issue. When we asked to put an extra safety lock on our main door because we had some one knocking our door in the middle of the nights, they asked us to buy it instead. They have not taken a single step to make us feel safe in this community. When my wife went and gave the description of the kids whom she saw were knocking our door, they didn't take any action and later said that, my wife didn't report any descriptions. Also, the rain water was getting stagnant near our windows and lot of insects, flies and bad odor was coming, even though we raised service tickets, they just closed it and when we asked them to fix the issue, they said it is not possible this year and they don't know when if at all they plan on fixing the issue. And the same answer was given when i complained about rain water coming down the roof in front of my door and the water was splashing into my home when we opened the doors to enter or leave. The management doesn't make you feel like you are in the right community and they are not willing to help, they are very rude and never fix the issues which are important to the resident which includes the security. There was a security guard who used to be around half of the week, but now a days i don't see him too in the community. I wouldn't recommend the apartment.
I looked all around the Dayton area for my new apartment. I accidentally stumbled upon Preserve at Sagebrook. The apartments are upgraded and the largest I have see in the area for the cheapest price. Its less than a mile from pretty much anything you need. The only bad experience I had was a couple days before move in they had to change my unit number because the weather delayed some upgrades so it was not ready. However, they gave me a new apartment with a view of the pond and a washer and dryer.
