I have been a tenant for three years, dealt with the ups and downs, but now, they will be requiring all tenants to use their internet!! No regards that you work from home and are required to have your own, non community based internet that is very high speed. The gates are still not fixed, haven't been for over an year, but, let's be sure to be greedy and force tenants to use their internet.

The staff at The Preserves at Terrell Mill have displayed a pattern of dishonesty. They often provide misinformation to expedite interactions, showing a lack of genuine care for residents and potential residents. This situation calls for a revamp of the entire staff, as their unprofessional, impolite, and impatient behavior is evident. Multiple complaints about the staff can't be disregarded. From roaches because of trash everywhere to the poor communication and constant maintenance delays it’s such a hassle living here. The location is great but not worth the headache.

I’ve lived in NYC for years and this place is far worst. Broken appliances, mold, rodents, roaches, rude management, trash piled sky high, a mess! I’m breaking my lease, it’s disgusting.

If you enjoy your sanity and any type of peace do not move here. These apartments are uninhabitable and atrocious. Trash piled up everywhere all the time. There is what looks like a landfill at the front gate with rats running around all over the place. Your A/C will go out all summer causing your apartment to be 90°+ inside. The water smells terrible, like mold and mildew. The gym is run down, all of the machines are broken. People let their dogs swim in the pool. Management does not care about anyone that lives here. This place is a joke. Save your money and run far away from this awful place that charges an arm and a leg for a dump.

See below for a LIST of issues! They overcharge for this place. They have adjusted rates with the inflation, like everyone else, but are not acting like a complex that charges as much as it does. Pool is disgusting in the summer. Dog crap all over the place including sidewalks. Stop signs off the hinges or off their posts. Water is cut off and pipes are worked on with no notice. Valet Trash is an automatic charge but is not picked up on schedule. Incompetent office staff. Save yourself. This complex is absolute TRASH but they are charging AS IF they are a luxury apartment complex.
The gate is always broken. No security at night. My car got broken into while living there. The staff especially the preoperty manager will lie to you and promise that she would fix and take care of things but would hide in her office. Its just shameful how they take advantage of the residents. I am so glad I moved.
Unfortunately Just signed a lease for another year. Have to pick up mail from post office. New mailboxes recently put up due to vandalism. Still haven’t gotten new keys. Valet trash pickup is inconsistent. Issues with neighbors playing loud music. My floors vibrating it’s so loud. The smell of their drugs drift up into my apartment. Walking out the door you get hit in the face with the smell. I like my apartments floor plan. This will be my last least with them. Just hoping to make it til next year.

Rent goes up, service goes down. During a pandemic my rent went up and I get excuses about what I need due to covid but other apartment complex make It happen so what makes this one different? Its excuses.

My experience at the Preserve at Terrell Mill is pleasant so far, can see on going work to improve the common areas, maintenance response is reasonable, management is following up with requests and issues. Yes I think I like living here. Just keep up the good work.
It used to be a great place to live. Now, you can't get mail delivered. Windows have no screens. Maintenance requests don't actually get completed.
Administration does the bare minimum to tend to resident's needs.
I rode by this property on 1/2 hoping to make this my new home. Unfortunately the gate was wide open and the front entrance was filled with trash and lots of it. There is no way I could live here or invite my guests to come over and trash is over flowing.
I love the apartment and the location but be prepared for the bad management and poor service from leasing agents.
The management were really helpful especially Ms. Kiana, they made my moving in and dealing with paper work easy and simple. The service department on the other hand is not that good, there is a lot of delays after submitting a work orders, and their repair quality is poor.
The staff exspecially Kalifa has great customer service! Very friendly and understanding. She is the reason I decided to go with this location. So many option and I was trying to find a home in Georgia while living in New York! The phone conversation was how I was making my decision. A lot of places were votes out because the building rep was rude or just did not cooperate THANK YOU KALIFA FOR YOUR GREAT PERSONALITY! Helping me choose my home from 1,000 miles away.

I moved in quickly due to needing a place to stay in a hurry being that I came from a different state. I understand due to COVID operations had to be changed. Im grateful that I was able to find somewhere to live during unprecedented times. But my overall perspective on living here makes me second guess whether I made the right choice. I had to find the laundry facility on my own. The level of cleanliness is not the best and many people tend to leave their clothes in the dryer for hours at a time which is an inconvenience, especially when they are few in numbers and two dont work. I also didnt know valet trash was an automatic fee, thought it was optional. Id been taking my trash out myself until the email was recently sent about using the trash bin when leaving trash outside of your door. Its just frustrating when imperative details are left out and youre left to figure things out on your own, or receive a bill wondering where all of these fees come from.
The apartments are affordable, the greenery is very scenic and atmospheric, and the closed porch with screens is a nice touch. My biggest concern is how hard it is to get things fixed and how many things are actually broken/not working in our apartment unit.

The location is great. Maintenance is nice, but they are never around. Take forever to fix anything. Don't respond to emergency calls....even when water heater leaking all over the kitchen.
My overall experience at the property has been good due to the proximity to metro Atlanta and surrounding areas. It was one reason for selection prior to my retirement. However, I pray the pending upgrades reestablish the grounds, clients, communication and customer improvements.
Well, since I've been at this apartment complex, I've had several floods (due to broken water heaters, misaligned water sprinkler systems and rain). I've been living with mold in my apartment since then (there is still mold in my apartment after reaching out to corporate about the issue). I still continue to throw out clothes and items as a result. I've been attacked by the neighbor's multiple dogs on a few occasions. Living on the bottom unit, I've been awakened by loud children stomping on the floors in the middle of the night, along with couples fighting. There was a break-in attempt where I had to go a few days with a broken window before it was repaired. I had some sort of large rodent eating things in my house and damaging plastic...but I finally reached out to the exterminator and that issue was resolved. I'm really not a big complainer, but the ongoing mold issue is probably impacting my health as we speak. Outside of all of the issues, I've remained calm (that's how I am) and I am patiently searching for a home. The location of this complex is perfect for my job and church, so I appreciate that aspect, but I truly have had a journey with this place.

I have been here a month and so far I am disappointed. Please do your research before moving.
Fairly quiet complex, outside occasional maintenance, which is completely understood because requests and projects are being worked on. I've had some minor issues regarding the mailbox and such, but the mgmt. staff replied effectively and efficiently, in a timely manner, so I was happy with that! I would recommend this place to anyone!
The office is very good about keeping the residents informed. The staff is very nice and helpful whenever I call.
Terrell Mill is a nice place for a fair price and has a very friendly management team. I love the location but unfortunately due to issues with bugs and my fridge I might suggest looking at other communities nearby for living.
I have been a resident for about 8 years and would like to continue to live here because it's quite and peaceful as long as I can if the rent does not exceed my ability to afford it.
The Office Personnel and maintenance staff are great. They go above and beyond to resolve issues. Most of the time the issues are resolved on a first visit.
Living here is very relaxed, and safe, the managers and the staff are all very focused in bringing out their best when it comes to resolving problems & they do a great job at keeping everything clean and under control.
They are very nice and work with you, they also make it super easy to move in. As long as you arent a high maintenance person this is a perfect place to live
I have lived on the property for long time. The area is very convenient for my volunteering activities. However, I have observed improvement projects start and stop prior to completion (I.e. new roof repair, rotten wood repair around grounds, sidewalks/concert removal, etc).
Overall the Staff at The Preserve at Terrell Mill are very polite and accommodating to your concerns. The maintenance team always, always try to get the job done in a timely matter.

It's a good place to stay very quiet and when u have work order they always on time.
The place is extremely convenient and comfortable. There are alot of things in the surrounding area and it is easy to get to work if you travel within the Marietta, Downtown, and west-area. However, management is incredibly lacking and the staffers are unbelievable sub-par, uneducated, and incompetent. Move-in was incredibly difficult, and I only received half of what was necessary and required to ensure an adequate move-in process. I will be most defiantly be moving out early. However, I would recommend if needing somewhere convenient to stay, and if getting an apartment last minute.
I have multiple problems with this place. First, the property manager is rude and not concern about the residents. They often overcharge you for rent and will not apologize for their mistakes. They show you a decent/good apartment to get you to apply and then move you into a dump. The towel and tissue railing in my apartment are not properly installed so they often fall when you place something like a towel on them. Due to water damage, the the cabinet under the kitchen sink dips in, so I can't use the space. The flooring is coming up near the bathroom area. I called maintenance, they said they would send someone to fix it, no one every showed up. The balcony is falling apartment and has exposed rusted nails. Not to mention, there has been litter and debris in front of my apartment since I moved in. They charge you for trash valet but the person who picks up the trash only takes trash bags, so if you have boxes etc. you still have to take things to the dumpster. I honestly feel like I was bamboozled with this apartment and paid to much for the application and processing fee. If this is your only option please consider a tent. Trust me!
DO NOT MOVE HERE!!! I’m stuck in a 12 month lease here and it’s only been two months! I’ve never regretted moving somewhere so much ever in my life! I have a phobia of spiders and told them that on MULTIPLE occasions and they moved me into a unit that not only had the cloudiest water I’ve ever seen but it was infested with spiders! Not just five or six spiders literally an INFESTATION because the unit had been vacant for so long! AND THERE WERE DEAD ROACHES AND WATER BUGS HIDDEN UNDERNEATH THE BLINDS TO THE PATIO LIKE SOMEONE SCOOPED THEM UNDER THERE INSTEAD OF PICKING IT. UP! Not only did I have to pay AGAIN to have my things moved to another unit but the one they moved me into didn’t have a working ice machine (went OVER a month without one) , had a corroded bathtub faucet that they had to completely replace, the dishwasher was gross, the furnace didn’t work on automatic and the leasing/residential people have had my personal information WRONG since moving here! (Literally just got it ALL taken care of after MULTIPLE visits) today was the last straw! Went to the laundry facility, slid my card on four machines, AND THEY HAVE THE WATER OFF! Now I have to go through a hassle of getting refunds and my clothes have liquid detergent on them so I’m forced to either let them sit there or take home damp clothes that haven’t even been washed! Not to mention the door to the laundry facility won’t open with the key card! DONT MOVE HERE! My third apartment on my own and I’ve never in my life been so disappointed with myself for allowing myself to make this move smh

I'd like to thank the staff at The Preserve at Terrell Mill! They are awesome! I have lived here twice beautiful property, Management staff was so helpful to me especially Shea always so she's the best!
Upon moving here from out of state,It took maintenance 4 days to get our AC working (only after multiple contacts to the leasing office and then finally the property manager). Our apartment is also showing signs of roach infestation. also very noisy neighbors. Very difficult to get anyone to address your issues in a timely manner. Look elsewhere before you put up with this headache of a place!
This property is worst than you can imagine. Lived here for 3 years and seen three different management. The current management is worst among all three. The front staff pretends happy to help you, but not really. I gave complain to fix service issue many times, no one cares to fix them. You have to escalate every single service issue to manager in order to get it fix. Most of time you don't find manager if you need to speak to!! I don't recommend this property to anyone! They call themselves gated community but the main entrance gate is always open for anyone to come and do whatever they want! The gate is open for 2 years now and nobody knows if it will become gated sometimes in this decade!
