With an infestation of roaches, the tenant is blamed for roaches in spite of the fact that tenants keep their apartments very clean.
ABSOLUTELY HORRIBLE! DO YOURSELF A FAVOR AND NEVER MOVE IN!! A couple weeks ago, I was asked by the manager, Maggie, to write a review after breaking my lease early due to issues. Due to the fact that this was the new management and they were not at fault for all the issues, I provided an honest but hopeful review. But, after a horrible experience trying to break my lease with the NEW management, I can say with confidence, THEY ARE WORSE THAN THE PREVIOUS MANAGEMENT!! Gates still don’t work, trash everywhere, lack of communication, and lack of response time. They lost our signed legal documents so when I asked for a copy, they of course could not provide it. After begging for it, they finally admitted they lost it and then continued to drag out the issue. I still don’t have the legal document!!! RIDICULOUS!! I am so done with the Preserve at Westchase and urge you don’t put yourself in the same situation.
If I could give it zero, I would. They told me they had a special of $99 for admin and application regardless of how many tenants would be applying, no conditions. But that I had to pay the whole $375 when applying and they would refund me the $276 after submitting the payment. Turns out we got denied due to one of us having a 608 credit score while the other has 710. Mind you we make 10k a month combined. That's fine. I tried to call several times to find a solution or get the $276 refunded and after being constantly ignored, I finally got an email saying I could reapply, bit no details ask to how. I called and called until I finally got through to someone and I was told to reapply with someone that had good credit as guarantor at no cost. This person, who has a 800+ and has a good income, applied with me and still got denied. Then after being ignored again, we called from another number and were told to reapply again at no cost, but this time with the guarantor as the lease holder. We did that and got denied again. When I asked about the refund they said they used the money for the reapplications. These people had us running around, were super unprofessional, and gave a million excuses instead of being straight forward. They also said the 3rd party company that runs the background/credit checks decides whether we get approved or not, and that is total bs. This is not my first time renting and I have NEVER been treated like this. This isn't how business should be conducted. Oh and they JUST started with a new management company which speaks volumes of how living there will be. Take your business somewhere else.
I am living in preserve from a year now, place is good, well maintained. Staff is proactive, cooperative, listens to all the requests and act on it. We are renewing for another year.

Do NOT let them put you in building 9. Ever since the dead body was found in unit 203 back in July 2020, we have been dealing with the worst cockroach infestation you could imagine. We wake up almost every night with cockroaches crawling on us despite getting weekly pest control visits and professional cleaning (which we pay for out-of-pocket). Nothing helps. We've been asking for help from the leasing office for over two years now and there has been no relief. We previously lived in a different building and had very little bug problems but building 9 is absolutely disgusting. It's so humiliating to be a grown adult living in a respectable suburb of Tampa and you can't even have your friends or family visit without a cockroach crawling on them while you watch TV, eat a meal, etc. Regarding the dead body, the leasing office had absolutely no consideration or care for its residents who were living in a building that was inundated with the smell of a rotting corpse. We had to leave our apartment for over a week at one point because the smell was giving us migraines. We regularly spoke with the leasing staff who had no solutions for us other than to wait it out. Our A/C unit also went out at this time so in addition to the smell, our home was over 90 degrees for over a week. Another fun thing about this complex is that the leasing office staff never lasts longer than 6 months. They regularly fire all staff and replace them which means that a lot of our requests go unanswered in the transition. We referred a family member to live here (in a different building, of course) and then never saw the referral bonus we were promised because every time we asked, they either fired the person we were talking to or just forgot. We lived here for over 3 years with the hope it would get better but at this point we're just tired of it. We got Hillsborough County involved in the bug situation but since our lease is up, we're hightailing it out of here.
Many of the buildings are infested with roaches. My unit in particular has been treated bi-monthly for well over a year and the roaches will not go away. They do flushes and weekly treatment. To be paying the amount of rent I pay and be living in a nice community, this should not be an issue. Not to mention that they constantly close the basketball courts, an amenity we pay for.
I am really disappointed that I have to post this. After being here for a little over 6 months, if I could I would pay the over $3000 fine to get out of here, which is really heartbreaking for me and my family. We have zero peace here! If you are looking for peace and quiet this is NOT the place! Hearing the people below you and all around you is what you will deal with everyday at all hours of the day! The walls and the floors are paper thin! The breezeways and stairs lack maintenance! There is a company that collects the garbage, but this company is not reporting that they may spill a leaky bag and there is garbage juice all of the breezeway and the stairs. No one is checking these areas and no one is cleaning it up! The bugs any review that talks about the roaches is the TRUTH!!! They gross me out so I will just leave it at that and be prepared to have to go above and beyond to keep them out of your place! There are so many bikes piled up and locked to the bike racks. If someone were checking the breezeways or other areas daily there is not a chance in the world they would not see that 90% of those bikes are abandoned. Send a memo, have bikes moved on a certain day, if not moved by said day locks cut bikes gone! Then everyone that actually has kids bikes can use it The gate! It says it closes quickly after each car. That is not the case and it drives me crazy that not only can multiple cars come through the gate after anyone that lives here swipes BUT even if the gate is closing, it will stop if a car comes through while it is closing. The smoke, enjoying your patio is out of the question with out an air freshener! I smoke but I also respect that my patio is not the only patio around me. The over crowding of apartments unbelievable, but really happening and the excess of people makes for 10 times the noise coming from a lot of the neighbors To end on a positive note, the woman that moved my family in is very kind. I have not had much interaction with the office since we moved in, but our move in was very pleasant. The maintenance people are all very nice. i love the size of the screened in patio The town around here is absolutely wonderful our apartment is very spacious there is a lot of work to be done here. I just could not stay silent after this current night of unbearable noise, the frustration, and the roaches!
It offers up to up to date apartments with quality amenities and 9' ceilings. Only draw back is that no one returns calls or emails and It would be great to talk to a live person without coming into the office.
good area would suggest that trees need to be trimmed back especially along the preserve side of the complex and move the garbage dumpster to the back or preserve side and not in front of the main entrance
Keeping high quality standards for apartments. Friendly leasing professionals. Also residents should be important, therefore leasing professionals should not simply be robots for what the management company's computer generates and tells them to do.
The apartment is great, amazing location, quiet and nice area. Although; pest control is not very strong. many roaches and tenants not held accountable: roaches are in units crawling between.
My daughter recently moved in to the Preserve at Westchase. From the first day of moving in, there have been roaches. Her apartment has been treated 3 times and the roach problem still persists. She actually keeps a daily photo log of the critters she finds. The grounds and breezeways appear dirty and tenants leave their trash by the door for pick-up by maintenance, which only invites critters. Yes the apartments initially look very nice inside with new flooring carpet and fresh paint; however, that’s like putting lipstick on a pig. Roach infested means dirty conditions ...and it’s a problem throughout the building. For the amount they charge for rent plus fees, there are other nicer places without these “unwanted guests”.

We loved this community with the exception of the cockroach problem. After several months we were able to get rid of them but occasionally they would come back.
Except for leaving and arriving out on Linebaugh all is good? Been too close to accidents too many times
I moved in October 31 2018, first thing that a look when im looking for apartments is a gated complex, they fix it like a week ago since October 31 or probably more than that, the Exit gated still broken, know most of the cars get in trough the Exit i almost had a accident trying getting out. The basketball court is very hard to play, most of the time is full from people that doesn’t live here they just get in and used and we pay for that, and know there solutions was closing the basketball court at 6:30pm and I can’t play cause i get home around 7pm. My apartment i always try to keep it clean, cause i HATE cockroaches, 3rd that i move here i saw 2 cockroaches,put the complain in the office next day the guy came to my apartment just for 2 minutes and left, next 2 week same, the guy came again and do the same process, for 2 minutes, after I continued seeing the cockroaches I decide to buy my own fumigator and do it my self, but still the same im tired of this, i hate cockroaches ??????, first time living and tampa that this happens to me. This is my experience since i move in October 31 2018, thank you very much

While this complex is still one of the more affordable properties in the Westchase area, there are other properties that offer more amenities, are newer or are more updated. As I see rent continuing to increase, this property is less of a value than it was when I first moved here in 2014.

The apartments are spacious. They have great closet space. The location is great. The downside is that the buildings are not kept clean. There are always cobwebs, wasp nest and other insects all over the buildings and breezeways. It creates a very dark and dank feel. The floors of the breezeways usually have a lot of lint from the clothes dryer vents. It would be nice if the breezeways were cleaned regularly.
I may not recommend to my friends as the utility bill is expensive. I don't understand why there is an admin fee and that too for trash. Unnecessary fee and base charges. Use less or more the bill is the same for every month.

I would because it seems safe and generally quiet. At the same time I wouldn?t because the gates are open 24/7 and anyone can come in. I have also witnessed residents being aggressive drivers, throwing trash into the woods next to the complex and arguing in the hallway. Kids are constantly trashing the gym and basketball courts as well as hanging out in my hallway and not picking up after themselves, some people don?t pick up dog poop. Those are things that are out of your control so I don?t bother complaining. Also because there is no recycling anymore which I valued when it was around. It?s a bummer that some of the amenities that pulled me to the complex have now fallen to the waist side.
Once the outstanding issues are remediated, I will happily change this answer to a 10.
I would recommend this Community because of the diligence of the Maint Crew and the peaceful environment.
Need to have a better fix for the Fire Control System Alarms. They usually trip in the middle of the night and go off for hours.
This place is very nice and quiet and close to the stores and library. Office staff are very nice and helpful.
I would recommend this community because of the location and the residents are generally respectful and quiet. My one issue with this community is the cleanliness of the breezeways. The breezeways need to be cleaned and maintained weekly. The consistently have spiderwebs, wasps nests, fuzz from the dryer vents, bugs, etc. Additionally, breezeways are dirty from people putting garbage on the floors without their waste cans as they are supposed to. It would be great if they were swept, blown and cleaned. It's embarrassing to bring guests through the breezeways because of the dirt and debris.
Location is great, the apartment layouts are nice, the grounds are tended well and maintenance is always prompt. Overall, a good place to live.
I've lived here since March and i have to say I've never had a complaint. The community is always clean and quite and the staff is very friendly and responsive with maintenance request. The area is amazing as it is walking distance to many attractions. Westchase is such an amazing area and these apartments make me feel right at home.Highly recommend!
We just recently moved in and I have to say that we were taken back by the courteousness of Grant who helped show us around. IMT has an assortment of amenities like many other Apartments, but what sold us was that they allowed Huskies (as we're owners of one) which seems to be uncommon throughout Hillsborough/Clearwater/Oldsmar. I've walked the grounds and I was impressed with the tidiness and thankful for the lack of litter. I know it may still be a bit to early to tell but I'm looking forward to our stay here and the experience with the staff.
I have resided at imt Westchase less than a year and have been incredibly pleased with the staff and maintenance group. Each and every time I have a need it is fulfilled in less than a day or so. The units are incredibly clean and spacious!
I have been living here for over five years now and enjoy it! The entire staff, Bryan and Kathy have been wonderful! It is a very clean well maintained property.
The property is very poorly managed. When we moved in at the beginning of summer and were told the pool and gym would be ready "soon" as in a month or so, they were not ready until fall had arrived. Noise complaints will not be addressed, courtesy officer is non-existent. There are mandatory charges for trash, renters insurance and a charge for a pass for the residents gate. Otherwise you have to go through the guests' gate. There is only one entrance and exit, which is located on one of the busiest streets in Tampa. Very hard to get out during peak hours. Not a good value, for what we pay you can do much better.
I have only been here for about a month and so far I'm enjoying my time here. Everyone is friendly maintenance is very prompt and efficient. I'm excited For the pool and fitness center to open..hopefully soon. But so far so good..i will probably stay in this complex for a long time...hopefully. The area is beautiful! Absolutely amazing...quiet neighborhood. Love it here.
IMT westchase is a great family home.the staff are beyond helpful as well as the mantinance,the area is always at its best.
So far my move to Tampa Florida has been amazing...imt Westchase has exceeded my expectations completely. The staff here is wonderful and friendly and very punctual. Anytime i need something done they are on it very fast. I am very impressed with the way my apartment and complex looks and the level of service from the staff. The community is family friendly and very quiet. I enjoy sitting out on my balcony reading a good book and enjoying the view. I'm looking forward to all of the upgrades with the amenities and look forward to living here for a long time. I'm very glad to say that imt Westchase is my home.
We were told the fitness center/pool would open in May after renovations and it is the end of August and still it is not open. Manager is defensive and does not take any responsibility. Would not recommend moving here.

Ive been living here for 6 months now and I have to say as a first time apartment renter it is a very nice experience. The location is right in the middle of plenty of things to do. You can have a day at the horse track, walk to publix or the Tampa Bay Trail. Though most of the things inside the apartment are quite cheap you get a taste of living in westchase for the price of living in oldsmar.
Management clearly does not care about their residents! A week before it begins, they sent out a notice saying that they will be remodeling the office and gym next week, and they would not be available to us until June (6 months later). To compensate, they offered us a VERY minimal discount on membership at a local gym (which does not have a pool or a basketball court). In essence, they are now making us pay at least $100 extra if we want to go to another gym with no advanced notice. I've been told other residents were told that the office would not be willing to offer any compensation for this unexpected, added expense and inconvenience. I know other residents are upset at this as well. Do not rent here.
I've lived here for six and a half years now. IMT took over this property at the beginning of the year (2014) and it has been horrible ever since. Some of the office staff are great, some arrogant. The maintenence crew that IMT brought in are extremely rude also. As far as the resident portal goes, again, it was far better before IMT implemented their useless version. They've been "fixing up" the place all year which has meant nothing but noise, intrusive workers and disturbances in the overall quality of living. Their motto "Putting you first" is highly laughable as they are clearly only interested in the investment potential of the property and their own pockets. IMT has done nothing but make living here a turn from a nice place to live to wanting to break my lease. If you're considering a move to the area, check out Camden properties first.
