Tucked in the northwest corner of Cook County, suburbs such as Hoffman Estates, Palatine, South Barrington and Schaumburg vary widely in personality and composition. Schaumburg, the largest in population, is home to Ikea and Woodfield Mall, the largest mall in the Chicago area. Palatine, developed on a wooded marshland, comes in at a close second in size. Hoffman Estates, while smaller, is the most densely populated of the four suburbs and is home to AT&T's Midwest headquarters and Sears Holding Corporation. If I could give this place 0 stars I would. They woo you with good quality amenities but the apartments themselves suck and the staff is less than helpful. Every time I’ve called for clarification and help with something they are unenthusiastic and seem like they hate their jobs. I have dealt with Sergio in particular multiple times and trust me don’t let the suit fool you. I ask questions and he won’t answer me directly and when I call him out on it he speaks to me as if I’m getting upset for no reason. When you do get a question answered they aren’t specific and always manage to leave something out. I have to constantly check our balance history to make sure we aren’t getting charged for something we shouldn’t. And don’t even get me started on the area. It’s sketchy. My roommate and I are initiating a buyout and leaving early because we feel unsafe and the staff has been rude. The rent we are paying is way too overpriced for what we are receiving. Oh and when we first moved in there were bugs everywhere.

This is the worst placed I have ever lived in ny life. The place is dirty in and around the complex. The buildings are not secure. I have a door in my building that the lock has been missing for three months. There are people that walk in off the street that smoke weed and drink. I have sent multiple emails about my safety, and of course no response. Some days no hot water. The apartments are cold. They can’t handle the winter temperatures. There are going to reply with an email to reach out to them. I have with no response. I just want to leave.

The management here has no idea what they’re doing & no one in that office speaks to one another so nothing is consistent. They keep changing the parking “rules” they had set up so there is less & less parking constantly. They are very obviously trying to chase out all of the families who’ve lived here before they took over & no one is happy. All the buildings are run down & not taken care of at all. Literally the only building that was recently renovated is the building the office is located in. Last year they showed up, unannounced, to my unit telling me there was a leak. They proceeded to barge into my place, rip my bathroom sink out of our wall and leave it in the middle of my bedroom for almost a month. They ripped open our wall to find the source, which wasn’t even from our unit, & then left the hole open for that month as well. The horrendous smell from the mildew & mold in the walls was so unbearable I had to seal my bathroom shut with the exhaust fan running for at least a month straight. It was a nightmare & they did not care at all. Recently they decided they didn’t want Pitbulls living at the property anymore. They are picking & choosing tenants with pittys to tell them to get rid of their family pets who have been here longer than this management has. The laundry list of garbage that is this place is too long for me to go over so I’ll leave it at this: Find literally anywhere else to move to.

DO NOT MOVE HERE. I'm serious, this is the WORST PLACE THAT I EVER LIVED. I don't even know how I last a year here, they do crazy charges monthly for "utilities" and you ending paying at least $150 more. their parking system doesn't work either, they had my car towed after one of the leasing agents clearly told me that I was good to park over the visitors space they charge me $195 for the towing and they don't want to recognize that it was one of the team members mistakes, so I had to lose work hours plus pay the fine and they just don't care. They don't clean the buildings you can easily find trash all the way of the hallways everyday, they smell awful and they are so old that you can hear in the bedrooms when someone its walking on the hallways. This has been the WORST EXPERIENCE OF MY LIFE. Don't let them trick you with the prices because that its not how much you are going to pay. Their laundry is awful to. it is at the basement on the building and they have a few and they are always broken. They have internet services with just one company and it is SLOW and you can expend hours with NO INTERNET AT ALL. oh , and if you have more than 2 cars be prepared to pay $50 more MONTHLY. -------------------------------------------------------- NO TE MUDES AQUI!!!! The pictures show something that’s not true. Upon moving in there was a sighting of 3 giant cockroaches in my daughters bathroom. The tenants treat the property horribly. The hallway has a moldy smell. They say the don’t accept “aggressive breeds” but there’s plenty within the complex (gave my dog a new home for no reason). And now there’s rules on how I park my car in the parking space along with having to pay a towing company to be able to park in the lot unless we would get towed or booted. I honestly can’t wait until this lease is up I’m moving asap

This place is under new management and they are doing a lot to fix it up but only superficially. They are making it look nice and putting in community amenities but they don't take care of the units at all. There's all sorts of bug infestations and there has been vomit on every wall in the entryway for months after we complained. The computer system keeps charging us an extra $200 saying the terms of our lease has changed when we have proof of what we signed. The cops are always around (in not a good way) and I cannot wait to leave. They just don't care. Every day is something new and gross.
I wanted to wait until I moved out of here to write a review, but this place has pushed me too far. I don't know what else to do but to make sure that no one else moves in here without knowing what they're walking into. I would say I was happy living here for the first month or so. Great location, affordable rent, and the apartment was a decent size. Things have just gone downhill since then. Let me just briefly list the issues I've faced in living here for the past six months. There are huge roaches. If you walk down the first-floor hallway (which you have to go down to do laundry) you will likely see 5-10 dead roaches. Sometimes they pile up even worse, because the halls are rarely cleaned. We live on the third floor and have found one live roach. We also had our flooring replaced in our bathroom and saw that there were about 20 dead roaches under our sink vanity. We get bites in the middle of the night, like mosquito bites but bigger. The exterminators confirmed we don't have bed bugs, but that these could be roach bites. Roach bites are rare, and only happen when there is overcrowding, like in our building. Maintenance is hit or miss. I've had them come in and fix things right away. I've also had to wait a long time or repeatedly request for them to come back because they didn't fix things right the first time. One time I had to call the health inspector because sewage had leaked from our toilet under the bathroom floor and they refused to fix the flooring. The health inspector ordered them to fix it within a month. He also told us that he'd be getting to know the head of maintenance a lot better because he'd been getting a lot of complaints lately. They eventually fixed our flooring, and we saw that there was black mold on the underside of the old flooring they were carrying out from all the moisture that had been trapped underneath. All the shared spaces in the buildings are disgusting. The laundry room has always been gross. There has been a dead roach, a dirty diaper, and a bunch of trash on the floor in there for 4 months. I understand they're remodeling and that can be messy, but I'm at the point where I cannot even use that laundry room. It makes me sick. These are not all of the issues I've encountered. Just the ones that have angered me most. I will not be resigning my lease. If it didn't cost more than an entire month's rent in fees to break my lease I would've done so already.
DO NOT RENT THERE! Unfortunately I have to live in this garbage please for an year. The building stink, there is a garbage everywhere .The laundry room is dis casting all the time. Noise and bad small all around the place. It is cold at the winter. Every time you call the office staff they can't help you or they have no idea what is going on!

I was visiting my friend for 2 days and 1 nite. They told me where to park because it would b safe there. The staff didn't care and towed my car without remorse. I guess u can't have people over without people cars getting towed. So I don't recommend people going there or renting there. Thanks

The ok stuff... I have lived here for two years. The rent is OK, but lately they keep adding fees for no reason. The place includes Heat so in the winter you will be toasty as long as the temperature doesn't drop below ten at which point EVERYONE will freeze. The place has a huge kids playground at the center of the apartment. This place is super well located- literary at the red light is the turn for 290/90/53 The nightmare.... If you are unlucky enough to end up in a smoking building and you dont smoke I hope you are ok with the fresh smell of weed at 7am and in between. If you are unfortunate enough to be in building 4726 or its neighbors make sure to KEEP AN EYE IN THE PARKING LOT EVERYTIME THAT RAINS so in case of a flood you dont loose you car (my husband and I lost both our cars 1 month after moving in because the parking lot flooded- they did NOTHING to help). during the time I lived here the parking lot has flooded twice. In case that your car does flood do not even bother to go to the office they will look at you like you are some idiot babbling away in tongues--take lots of pictures tho those might help. Make sure that you have plenty of parking passes because they will tow your friends no mercy whatsoever (FYI is like $5 for a one night pass). If by any chance they have to fix your bathroom take all you stuff out they DO NOt CARE - they spray painted my bathroom and now all my stuff is covered in white paint.--- hope it helps- happy apartment shopping

I've lived here for 7 months (Sept. 2017 to April 2018), and I've been waiting to write a review about this place. Pros: - Super close to everything in Schaumburg like Woodfield Mall and every restaurant you can imagine. It's also walking distance from a bus stop and a 10-minute drive to several Metra stations, making it easy to get to Downtown Chicago. - For the location, the price is great, and it's significantly less than other places around here. - Maintenance is great. They're friendly and helpful, and they do their best to get things fixed quickly. I had a late night emergency, and they were at my apartment within 20 minutes. Cons: - Many of the residents here are awful and have no respect for anyone else. If you live on the 1st floor, expect to hear every movement your upstairs neighbor makes. I've also woken up in the middle of the night to an apartment that smells like weed even though I don't smoke. And as someone who has really bad asthma, it's not fun. Also, people leave their trash everywhere, throw loud parties outside in the summer and let their kids run up and down the hallway at all hours. Oh, and almost no one cleans up after their dogs. It's gross. - The roach problem isn't terrible, but I've certainly killed a handful of them while I lived here. - The management company tries to be helpful, and many people who work in the leasing office are really nice. But they drop the ball a lot and don't communicate. I still have no idea whether we need parking permits for guests and what times they're needed. They change the rules every week and never give us updates. - Parking is an absolute disaster. I don't mind walking, but I've had to park across the community on several occasions because there was no parking available anywhere near my building. - Heating and air conditioning. There's a wall AC unit that does a great job cooling down the living room, but none of that cold air will get to your bedroom. So, buy a rotating floor fan if you don't want to sweat all summer. And as for the heat, I'm not sure it ever turned on. My apartment stayed fairly warm on its own, but there were nights my thermostat read 65 degrees and I barely felt the heat that was "on." Would I recommend this place? Probably not. But compared to a lot of places nearby, it's relatively inexpensive and close to everything. So, if you can tolerate an okay management company and loud neighbors, then go for it. Otherwise, stay away.

I went into the office with a problem on 4/6/18 Sharice was VERY unpleasant and UNHELPFUL!!! Thankfully the assistant mgr overheard my problem and is willing to help me. Sharice gets a 1 star for her customer service. I would suggest for current residence or future residence stay away from that lady she will not help you if she doesn't have too.

The management team recently changed again. My lease allows for a gas grill on the patio. Friday a note was left at my door stating I had till Monday to remove it or I would be assessed a lease violation fee. Other changes to parking,, visitors, and charges for pest control are a few. Initially move here because it’s close to work. Guess it’s commute time. Love on second floor. Hear everything the guys Dow stairs say. Sound travels well in the building.
As a paying resident we are treated horrible. People are leaving like crazy and for s good reason. The new management are making this place unlivable.

I’ve been a long term resident here and everything was pretty good until new management came in. Trinity took over and everything started to be a disaster. The management has terrible communication with residents, changed all the rules which resulted in cars being towed, and they loose your packages. You only have two choices for cable, you cannot have a grill anymore( this recently changed and they gave us two days to get rid of them.) they are renovating some apartments which means the rent is going to go up. Maintenance is pretty good but everything else outweighs that. Save your time and money and don’t waste your time here. We are leaving as soon as the lease is up!
The chief benefit is great value per square foot in comparison with other places in the Chicagoland area. Also, they offer leases at less than 12 months. The location is near the commercial district of Schaumburg, though, be advised, it is noisy being next to the 90/53 interchange. The salt dome across the express way adds to the noise during the winter. Parking is easily found during the day, but after 7:00 pm can be almost impossible to find. The office staff is friendly, hard-working, and professional, though the very many rules that are foisted upon tenants can seem draconian, even though they are rarely enforced. One major "gotcha" is that the only cable and internet provider for the complex is Suite Solutions, which is a Dish Network provider. They offer substandard Dish service (i.e. they do not offer the latest DVR hardware) and have frequent internet outages. They say you can get DirectTV, though it turns out that it is almost impossible to get a dish installed that meets the complex's draconian rules about balconies, so unless you're one of the lucky few, don't count on it. Comcast does not offer any service. This is a racket, which ought to be illegal. The apartments themselves are generally nice, and I have not had any problem with bugs. However, the kitchens are unusably small and the appliances are old and lack refinements. Plan on using kitchen furniture to supplement the lack of cabinet and counter space as well as the lack of a pantry. Water pressure in the bathroom is low, though the water is good and hot. The air conditioners are window units (not central!), which means it becomes nearly impossible to adequately heat the unit if the temperature climbs above 85º. In the Winter, heat is generally plentiful. A thermostat is provided, but it appears not to have any real functionality. If you're looking for value per square foot, look no further, though be advised of the compromises described above.

Old buildings Broken doors, washers, dryers, leaking fridge, sinks Noise!!!! Zero sound proof. Can hear what my neighbors are talking about Neighbors don't respect themselves as well as you Office staff rude and lazy. It takes weeks to get denial response from them if any
Cockroaches are literally everywhere. You will find them climbing the walls of the hallways, on doors, and all over the laundry room. My building door lock became broken and despite many calls to staff it went unfixed for two and a half months. My car was towed despite having the proper sticker and the office refused to reimburse me. I became locked out one evening and went to the security office. The man on duty told me I had to call a locksmith because everyone went home for the night. Next day I find out they have emergency maintenance. The office refused to reimburse me for the locksmith even though their staff failed to give me that information. I've never encountered such rude staff and Maintence in my life. They really don't care about their residents. It sucks to hate where you live. Got out as soon as my lease was up and couldn't be happier.
Office staff is beyond rude!! & lazy, never want to get out of their chairs! Maintenance took aweek to fix my toilet. I hope they know what it feels like to not be able to use the bathroom correctly in your own home! There are cockroaches the size of my big toe, & some other type of bug I see everywhere. I'm asking! Why pay over $1000 to live here when there are bugs, rude unhelpful stuff, loud neighbors, So many rules(like no bikes outside) ha Bikes belong outside people! Stupid to leave flyers at everyone's door saying what we can and can not do especially if it's stupid things like not leaving your bike outside on your patio or balcony and not leaving windows open in winter and not being allowed to turn the heat off in your own apt. Ummm no! I have not once turn the heat on this passed winter due to it being 83 degrees in my apt everyday and night!! My hamster actually die because of the heat. I would hate for that too happen to my cat or anyone else's animals. The hallways smell gross, dirty, stained. I can't not wait to move!!!!!!' & this is coming from a person that hates moving around.
Been living here for 1 year and, the staff is nice at first, but as soon as you sign that lease Attitude all the way . You are shown a very nice updated apartment, but on your move in date the apartment you do get is NOT WORTH THE MONEY. Walls are way to thin and you can hear everything and I do mean EVERYTHING. Big roaches in the apartment and mice in the laundry room. They say they do pest control. THEY DONT. If you need a work order for maintenance they band aid the whole thing. Visitor parking is to much, The complex monopolized the cable and internet service you can have. Which is very pricey and you can not pick and choose. Pet owners don't keep there dogs on a leash, they dont pick up after there dogs at night. If your down on your luck finding a place, this would be it. BUT OTHERWISE RUN. And if you do find a great review those are lies.
On the whole, it's a nice place for the $$. Pros: close to major expressways, shopping, transportation, has a pool, soccer field, fitness room, clubhouse, laundry in building, so far bug free, unit was painted and clean when I moved in, management responds to problems quickly! Cons: hallways are sort of dirty/smelly, no elevator (only 2 floors and a basement), parking is TIGHT and you pay for stickers for people to stay overnight, only one recycling bin for the entire complex (so no one really recycles), you can only have dish network or Suite Solutions for cable/internet, pool isn't always open when it should be and not heated. All in all, not a lot of cons!
Overall, the Woodfield Crossing apartments in Rolling Meadows, IL, are decent, but the inadequacies of the support staff greatly overshadow and degrade the renting experience. Not recommended for owners who value the overall renting experience. Positives: Price to rent a single bedroom apartment is average for the area. The overall condition of the apartment building we reside in is decent. It's nothing to write home about, but there are not any significant issues. The location is convenient for someone who needs to get onto the highway quickly. Finding parking is not bad, as there is an adequate quantity of spaces. The gentleman working the Customer Service desk was very nice and always prompt. The employees in the Leasing Office are always pleasant to work with. Negatives: - There are HUGE roaches in the building. Just the other day I caught one the size of my thumb. - The single-use nightly parking permits for visitors parking overnight are expensive. - The winter of 2014 was off to a terrible start because the Maintenance Dept. failed to fix issues with the building's boilers. We went with two whole weeks without adequate heat. - The summer of 2015 was even worse, because the Maintenance Dept. failed to realize that the building did not have one, but two, boiler rooms. We went several months with indoor temperatures reaching near ninety degrees Fahrenheit, even with windows wide open. - Making maintenance requests can be frustrating. There were times when our maintenance request tickets have disappeared entirely from the tenant web portal; the request tickets were marked "Done" when no resolution to the issues were actually made; finally, the tickets were marked "OK to enter without tenant present" when clearly told not to. - The noise coming from the nearby highway is ever present, even during the middle of the night. Additionally, the noise of construction on the highway is constant this year due to the construction of a noise barrier. - Trying to get in contact with the Leasing Office via telephone during normal business hours is hit or miss - mostly miss - and the voicemail inbox is perpetually full. - The Leasing Office employees have misunderstood / misinterpreted the leasing terms, specifically with the owning of small mammals (rodent family), causing us significant frustration. - The laundry machines in our building occasionally fail to completely clean or dry the load, wasting us time and money.
Clean hallways, quite for the most part, great area to raise a family with all the sideswalks to walk, run, & play. Huge clean pool, with lots of family friendly events. little costly. But over all an nice place to live.
The staff is wonderful, but the living experience is entirely dependent on the building your apartment is in and your neighbors. Unfortunately, I had the displeasure to live in the middle of families with very small children who would constantly bang on my sliding glass door, sit next to the door when it was open and yell inside, throw their toys in my patio area, and overall act disrespectful when I stepped outside. And to top if off, they didn't seem to understand any English, so anything I said was ignored. The neighbors above me were also incredibly loud. I think I got incredibly unlucky, but the complex itself is actually very pleasant for the area and price.
Everything was good until we decided to move in. The ladies in the main office lack customer service skills. There is no getting back to any of the residents after your only option is to leave a voicemail. Maintenance does not get back to you either until a long time after requesting service. They will hit you with unexpected changes in your rent each month. Even though you mark "No one should enter apartment without resident home," they will still enter your apartment. Cant wait for our lease to end considering they double your deposit if you want to break the lease.

Moved in 4 yrs ago right after the renovation happened and the apartment was very nice. When it came to be move in day they were very unorganized which I hoped would pass but it never did. Most the workers are very friendly but the people in the leasing office seem to never know what is going on. Rent has gotten to be way to expensive now, moving out this summer.
Nothing gets fixed, they are so into the outside of the buildings that the inside is horrible with mice, big roches and people that dont pick up after there pets. If its not in the budget they wont fix a thing. The floors are extra thin and if you live on the first floor its like your in a zoo with 1 Ton animals walking around all times of the night. If you gave guests they have to be gone by certain time or there cars get towed. They charge for parking. The cable is monopolized where you can only get two services and they both horrible services.
I recently renewed my lease for another year and did not think twice about it. I love living here! My apartment is very spacious. The amenities are great! I save a lot of money by not having to pay for an annual gym membership. Having the pool is my family's favorite part! There is every restaurant you could think of within a 5 minute drive, some even walking distance. The staff on premises from the office to maintenance, is full of very nice, friendly, helpful people! Any issues I have had, have been addressed immediately. They really work hard to make it a pleasure for the tenants to live here. Marquette Management is doing an excellent job turning this place around from what it used to be. The maintenance staff works very hard to keep the property as clean as possible. I can not think of anything negative to say, my experience here has been pleasant since day 1. I would definately recommend this place to friends and family. I just have to say thank you to the entire staff at The Apartments at Woodfield Crossing and Marquette Management for working so hard to try to reach perfection on this property.
This is a letter I recently wrote to the office staff at Woodfield Crossing Apartments. Too often, people post unhelpful and negative reviews. I thought it would be good to share my recent experience with the office staff and maintenance. Below is the letter: To Whom It May Concern, We recently had an issue where our sink was backing up. It’s been rooted several times, but to no avail. The AWC sent professional plumbers who had to tear up my apartment in order to fix the issue with the main line. That was the beginning. The end was a completely put back together apartment, clean, and in working order all in 1 day! I cannot express my gratitude enough. This wasn't the first time, mind you, I have needed the office or maintenance for something or another. Each time I have, it has been a quick and positive experience. Thank you to the maintenance staff and the office staff for taking care of us and making sure everything was time super quick and right. From every detail to the carpet needing to be cleaned, the walls repainted, the kitchen floors redone, it was all done perfect and to our satisfaction. I thought I would have to fight tooth and nail to get everything back to square as with previous apartments I lived in. I was wrong. There is a reason why I renewed my lease, and this was it. Everyone employed here is super friendly, professional, courteous, and helpful. Thank you for all you do, and for taking care of your residents. David
We have lived there for 1.5years, and so glad to be out of here. We asked for 1year lease and they agreed. Then I, yes I know we should have checked paperwork, but they set our lease for 1.5years because we moved in busy month, so they wanted to less work when we move work or something. Anyway, I do not recommend this place. This apartment is light next to highway, and you will hear the car noise ALL THE TIME. If you still live here, good luck to deal with this noise, because after one year we lived there my family and I were still not getting used to the noise. Maintenance does job, but they just bandage the problem, so the problems keep on happening again and again. For those who want to live 3bedroom in this place, you will better find a home for rent. You want to pay over $1300 without washer & dryer, no own backyard? Do not be conned by fake smile of the staff! They are not that friendly, horrible customer service.
I should preface this by saying we do live in the same building that the leasing office is in, so who knows, we might get special treatment. But then again, maybe they treat everyone this well! Any issues we have are fixed promptly, and the staff here are incredibly friendly, helpful and just nice to have around. We've lived here awhile, and we haven't had any big problems. The only issues are sometimes strong, borderline offensive cooking smells in the hallway and too much noise coming from the neighbors, but that can happen anywhere!! And it's nothing that has woken us up at 3am or anything drastic.
