i love it here. spacious apartment, great location, and all of the staff that i’ve had contact with have been friendly! when i have had to call maintenence they have been quick and very friendly.

We’ve been very satisfied with The Preserve at Woodland. With this being our first apartment since we moved to Grand Rapids, we weren’t sure how the move would be. The maintenance and office staff have exceeded our expectations greatly tho and we couldn’t recommend choosing The Preserve at Woodland more.

My now husband and I lived here from 2020-2023. While the price (at the time) was a good deal for a 2 bedroom 1 bath we realized why it was cheaper than most. While living here our AC has never worked even though we asked multiple times to have it fixed. Our first month living there we paid to consumers energy about $350. We called consumers to see why the bill was so high and they said all the energy was coming from the AC unit due to constantly running. Mind you we only had the thermostat set to 72. Being our first time renting/moved out we asked if this was normal and they told us that the unit we have must be really old. We contacted the apartment complex explaining what happened and were told they will fix it. Maintenace would come and see that it is running and say that it is working and just needs time to work. After having this "fixed" multiple times we just gave up and never had AC for the three years we were there. Not to mention anything that needed to be fixed or any work orders that were placed never were actually fixed properly. This led to us being charged for a lot of unnecessary charges when leaving the apartment. The shared washer and dryers rarely worked and you would be told "you need to contact the company of the washer and dryer there is nothing we can do about it." Leaving you not being able to wash clothes for sometimes up to a week. The longer we lived here I feel the staff became more rude and would try to put the blame on us for things that were not in our control. Maintenace would come in for projects/ "updating" the apartment but would almost always be left unfinished or leave behind a huge mess for us to clean up. For example, they installed new breaker boxes in the kitchen. This wall was connected to our coat closet when you first walked in the door and the bigger wall in the kitchen. They left the walls with cracks and unfinished paint/drywall that just sat there for probably about a year and still wasn't finished when we moved out. I could honestly go on and on about this apartment complex and what is wrong with it, but there a small idea for you. Honestly the only pro about living here was being able to have my "aggressive breed" dogs with us after they told us to get an ESA letter even if it is not true, but later than realizing that I could take my dogs with me anywhere that way. Hope this is helpful for anyone apartment searching.... do not recommend.

This place was home when we needed it to be and it was actually really nice and put together when we toured in 2019. I truly would've given it a much higher rating at that time. When paying $1,200+ in rent, you deserve a LOT more than this. A $10 "Building fee" is taken out of your rent and if it's for maintenance, it's clearly not being used properly. The buildings are dirty and reek of marijuana and cigarettes to the point that it could be smelled outside of the building and eventually made its way into our own ventilation system. We do not care if you smoke, but you can be respectful of your neighbors. Our neighbors were so loud through all hours of the night and even after two notices to the office and confronting them ourselves, nothing happened. Our car getting broken into is what finally did it. I understand that the apartment isn't responsible but the area has truly gone downhill. They have a security service that patrols at night now because of the break-ins... The building was maybe cleaned once a week on Wednesday or Thursday but the laundry room was always disgusting. Neighbors would consistently leave their clothes in the machines for HOURS on end, even days at one point. People never pick up after their dogs outside no matter how many notes are taped to the front doors. Our bathroom ceiling would consistently leak and we would notify maintenance of this as it happened. All that was done was patchwork on the ceiling until it started again. They said that the flooring was going to be changed around 2021/2022 but as of the time we left it was a terrible cheap vinyl that you couldn't even slide a regular dinner chair over without getting it scuffed up. Our living room floor flooded the first year of living here after a major rainfaland when maintenance came in to glue to floor back down, it just peeled right back up for the next year and a half. When you move out, DO NOT skip the move out tour with maintenance. One of the usual maintenance men was very kind as he usually is. But another was accusing us of letting our cat urinate on our bedroom floor after ripping up the carpet, which they will do. He was extremely aggressive about the matter when we denied it, to the point where he left the building and waited outside the rest of the time. The other maintenance man listened and believed us when we explained that I've had my cat for 16yrs and she has NEVER had an accident or one that I would allow, especially on one over half the bedroom carpet.

I stayed in my 2 bedroom apartment for a year and that was too long. Maintenance/staff was in the apartment at least every other month for annual inspections and/or to spray for bugs. They would leave a sheet of paper less than 24 hours before as the warning..no call, email, or adequate notice was given. On top of that communication was completely lacking and when we tried to move out we were told we didn't provide adequate documentation of move out and was thus charged for an extra month of rent! On top of that we given a "choice" of security deposit and in the ended up owing $400 for a carpet stain.... Needless to say this place will nickel and dime you for everything you have. You can do better. Anywhere but here is better.
I have been living in a 2bedroom apartment at The Preserve at Woodland complex for close to 2yrs now. At first the complex seemed nice and accommodating but that went away faster than random service fees appeared. They make rent available to pay online for the "convenience of renters" but that availability comes with a 27$ dollar service fee, so if your rent is 985$/mo and you pay online your grand total comes to 1,012$. The repair service is a joke at this complex and if you need anything done expect to wait couple weeks. The bathrooms have very little air flow which clearly causes mold to form in the ceiling but they won't tell you that. The paint they used in the bathroom knowing there is very little airflow will cost you about a 1000$ when you move out. There is a clear difference between paint used in bedrooms vs bathrooms, maybe the service team needs a property management lesson (but then they can't charge you for random stuff). All of what I said is pointless when it comes down to it though because the women in the front office are the worst. I take that back, one is super nice and helpful while the other is downright mean.......Good luck on finding an apartment but stay away from The Preserve at Woodland
I just moved in, and so far I am very satisfied. We have a large living area with a separate space just for a kitchen table. We are in a two bedroom apartment and with my two roommates it is a good fit. We fit two people in the larger bedroom and one in the smaller. The kitchen appliances are all nice and in great condition. The only problem I have so far is the quality of the floor. It's like a floor sticker that looks like wood flooring and it's not practical for a renting apartment. We scraped up some of it the day I moved in and that's just going to come out of my security deposit.
We have lived at the Preserve for just over two years, and we love it here. The staff is friendly and helpful. The maintenance team is attentive quick. The apartments are spacious, modern, comfortable, and quiet. I love that the buildings are smaller. With only 12 units per building there's less traffic in our building than there would be in other complexes. We LOVE the indoor pool and fitness area and use both often. We also love that our dog is able to call this place home as well. All around, great apartments!
Great location! Newly remodled kitchens are great too! Big rooms and lots of closet space. Down side is no laundry in the unit and the walls are very thin. Also no garbage disposal is a pain.
