The Preserve at Scott's Addition is the joining of two buildings built decades apart, a true mix of historic architecture and modern design. The Found Building is the complete renovation of the historic Coca Cola Building. The neighborhood of Scott’s Addition is a historic district in Richmond, encompassed by many buildings and structures that contributed to its achievements. This community just south of Bryan Park noticeably became a part of the “Virginia Beer Boom” after the state’s blue laws were reformed. Inside this close-knit community, nine alcohol producers call Scott’s Addition home.
Because of the breweries and distilleries here – like the Veil Brewing Company and Buskey Cider – tourism soared in Scott’s Addition. In addition to many places to grab drinks, there are tons of restaurants in walking distance of one another. To commute into Richmond, residents enjoy the convenience of city bus service and Interstate 195.

great place to live nice and clean but good luck getting home past 6 0 parking spots.
I loved my apartment at the preserve but just couldn't justify staying there after the rents went up. I lived in a 1 bed 1 bath on the factory side which I loved. I never had any major maintenance problems, and when i did it was always quickly tended to. the amenities were okay (small pool with no security on the gate, small gym, limited parking, cool rooftop, awesome community room). management was great as well. always quick to respond and very involved in the community (monthly gatherings/parties). would definitely recommend living there if you can afford it

The Preserve…Great location!!! I have lived at The Preserve for 3 years and regrettably I must say that the quality of life at The Preserve has declined over the past 6 to 9 months. Inconsistent operation of the elevators, dogs running the halls off their leash, trash shoot is regularly clogged and trash rooms are regularly filled with trash. Dog waste is another issue (lazy dog owners). Management continuously makes empty threats of fining violators and to start taking dog DNA samples to catch violators… to my knowledge, neither has happened. Not sure if the decline is due to management, leasing office staff no longer living onsite or due to some of the new residents…or all the above. The staff at the leasing office are very personable and can be helpful. They will bend over backwards for you if you are looking to sign a new lease or renew a lease, otherwise you are dirt. The maintenance staff is responsive and pretty good. Just if they don’t have to repair walls & paint, otherwise they leave a mess and may damage furniture (I speak from experience). Some of the fees should be negotiable, such as the valet trash fee. The rents are market value, but does not include plowing or salting of the parking lot when it snows…so pack your ice skates.
I've lived in this area (and the DC area) for 20 years. I've lived in various communities in that time, some of them apartment complexes. I've lived through several blizzards worse than Jonas in 2016. NEVER have I encountered worse management of snow conditions than over the last few days at The Preserve. First- it's 9:30am on a Monday, snow has stopped for a day already, and the sidewalks are not clear, AT ALL. They haven't even been salted and are pure ice. That includes the sidewalks in front of the leasing office, which I would expect them to at the very least do. Forget if you're someone who needs a power chair or really any assistance with walking- you wouldn't be able to travel during the winter at The Preserve it seems. On top of that, they refused to plow the parking lots, because they don't want to inconvenience people by piling snow behind their cars. Except- the real reason is that they probably don't want to spend the money for the plow, because people are still inconvenienced by getting stuck and having to shovel themselves out anyway. It makes absolutely zero sense- every apartment complex or community I've lived has plowed the parking lots. It's UNDERSTOOD by residents that we'll have to dig ourselves out, but at the very least, we should be able to pull out onto a clear road. If you somehow get a 6 month lease during warmer climates, I may recommend staying here, but don't expect to be safe or get anywhere during the winter.
The Preserve is a middling apartment complex. The idea and layout of the building is actually pretty cool. With the industrial feel, exposed brick, natural sunlight, and high ceilings, it has a nice ambiance to it. The pool is small, but still fun. The amenities inside the apartment are also very nice with your own washer/dryer, trash service, and new appliances. Parking is miserable however. As if the apartments aren't expensive enough (>$1,000/mo without utilities), they ask for an additional $50/mo for a "reserved parking space". If you choose not to pay the extra money, you may or may not get to park in the actual lot that day. Your alternative is parking on the street where your car is less safe and having to hike a pretty significant way to make it back to your unit. The property management is also sub-par. It might be because they are understaffed, but normally they are not as responsive and helpful as you would like them to be for the cost of living there. All in all, I would probably recommend to look at other options first before choosing the Preserve.
The apartments at The Preserve at Scott's Addition are beautifully laid out. My apartment has ample living space and an incredible kitchen. Lots of storage in the "Icon" floor plan and a really nice, spacious balcony. The units are designed in a way that makes total sense for decor, and I appreciate that. There are more than enough outlets in the apartment, the flooring is great, and the bedroom sizes are spacious. The amenities are wonderful - gym, pool, clubroom. The historic location is nice. That being said, parking is really difficult. There are only FIVE guest spaces. Five. For an apartment complex of over 200 units. Parking for residents is only guaranteed if you pay $50 per month. The rest is first come, first serve and there are not enough spots.
I moved in while there was still a lot of construction being done on the second half of the apartment. It was slightly annoying navigating the work trucks in the morning but it also gave me an appreciation for how sound proof the walls are. It is impressive how the apartment is in the middle of a booming part of town but you can feel like you are still in your private oasis if you choose. The gym and pool are not large but they are more then adiquate and feel high quality. Everything about the apartment feels high quality and comfortable. There are often socials held by the apartment staff for the residents that allow you to make friends with your neighbor if you choose and the apartment managers are easily available if anything is needed. The rooms in the apartment also allow for tons of natural light to enter, really making the space feel open and large. To sum it all up, a nice higher end feeling apartment with incredible location... The location truly can't be beat. And a pleasant feeling community of residents that are fun but mature.
The Preserve has great amenities with a salt water pool, club room, and roof top patio. Events are frequently put on by the staff and have been a blast. The neighborhood is only going to keep getting better as development continues.
Was really excited about moving into this newly renovated building but my mindset quickly changed after my first month as a resident. Communication between property managers and the residents is not a priority which makes it extremely frustrating when there are continuous issues. My advice would be to wait until all the kinks are fixed on the property. They allowed residents to move in WAY to early when things were not prepared properly.
