If you're considering this place, it might be wise to look elsewhere if you value your finances. Here’s a summary of what to anticipate: - **Amenity Fees:** Expect to pay $75 a month for amenities that are often either unclean or closed. This fee doesn’t seem justified. - **Valet Trash Fee:** A $25 monthly charge for valet trash service, which can be more inconvenient than simply managing your own trash. - **Parking Issues:** Finding a parking spot near your building is only possible through the "rent a parking space" program, costing an additional $25 a month. Without this, parking can be very difficult, and visitors may struggle to find a spot. Handicap parking is limited and generally only available near buildings with tenants who have a handicap, putting handicap visitors at a disadvantage. - **Additional Charges:** Expect extra charges for community gas, electric, water, trash, and sewer. It feels like every aspect is monetized. - **Late Rent Fees:** The management imposes an additional $150 charge for a "7-day notice" on top of the standard 5% late fee. This practice is not legal, as it’s a loophole to charge more than the 5% allowed by state law. The added charge is an attempt to circumvent legal limits on late fees. In summary, this place tends to find every opportunity to impose additional costs, and the services provided don’t seem to justify the expenses. Additionally, there are issues with car break-ins, residents who disregard property rules, litter, excessive noise, and general disregard for others. Most of the office staff seem uninformed and inconsistent with their answers. They also display poor attitudes, making interactions unpleasant.

Beautiful place, unfortunately the administration takes forever to solve any issues. If you are going to move in, make sure that they show you the apartment before, not any, but the one you are going to live in, since some are ADA and you don't know in advance like it happened to me. Also stay inside at least for 30-40 minutes to make sure that the AC works, I had a terrible experience when moving in.

There's dog poop everywhere, the front gate has been broken open for a month, there's constant car break in, our mail gets stolen out of the mail room, maintenance and repairs take forever, and when you call the front office they act like you're bothering them. The amenities are always not working.

I was moving from a not so great location and they reassured me and answered all my questions and concerns. They were so patient with me and made the moving process so smooth. Samantha has such a kind heart and I enjoyed working with her to find my new home. Already I am recommending this property to friends and family who are looking to move. First they tell me their security is insufficient AFTER my truck is thefted of a major engine piece. Then they perform construction on vacant apartments very early on holidays and weekends. Then I get bit by another resident dog for the second time and they tell me it’s all my problem. Way high rent for being treated like that. Spend your money on a nicer property. You won’t get peace or quiet here.

Naturally, I think rent is too high, but thats the market. I highly recommend the Palladium, I haven't maintenance or staff members this friendly and responsive until now. The complex is beautiful on the outside and even better on the inside. I love my unit. My only complaints are: my gate code not working (I have not called about it yet) and the traffic being non-stop outside. I lived in the much cheaper complex behind the gas station just across the intersection and it was not this noticeable... For me this is not a decision breaking issue but I wish I was aware of it or if the price reflected the constant noise. That being said, I am very excited for my time here.

The office staff are wonderful, friendly and caring and make you feel welcome. All problems have been fixed successfully and in a timely manner. And best of all, it's quiet.....spacious and clean.
Had to pay 25 deposit for a gym key and the door locked still broken not right. Customer service sucks when you go to the office no one comes up to say if I can help you they expect you to say something even who Ever is in the back don’t come out I ask to use the game room and was told thre was a party the day before and it was been clean I don’t know how much that is true but to be honest I had better service at my previous apts.

Save yourself the hassle and go to any other apartment complex. It's always an issue here in regards to the front office and instead of them trying to find a solution for your issue they will tell you "sorry there is nothing we can do "
I just recently moved to Las Vegas from California I've been in my apartment for 8 months and I plan on signing another lease when my current 12 mo lease is up. In other words I love my apartment, it fits me. One bedroom one bathroom amazing bath tub. Washer and dryer is a plus.. very quiet gated community. Three swimming pools, office/work room for residents, club house for events, exercise room. Lots of resident and visitors parking.. pet friendly.
We didn't get the opportunity to look around the apartment or the area of Las Vegas. We did thought it was Henderson Area, but opps, nope, we are living in Las Vegas area, just a borderline from Henderson, NV. We were just frustrated and couldn't find a place when we were too exhausted and we were overwhelming with our health issues, too. We didn't think straight after we signed up the apartment. We are kindly regretting it. We would prefer to live in Southern California. As long as we appreciate the manager whom is trying to help out. The area of an apartment is just difficult to live. We live on the side where there is very very hottest affects our apartment window and wall that cause our living room too hot and caused our two tv damaged. :( On Positive side, the apartment has improved the pool which looks nice.. That is why too many people are there everyday. That is all. God bless.
