The Promenade Rio Vista Apartments

I live here in the complex with my amazing boyfriend. We were having problems with our garbage disposal not turning on, so we put in a service request. Marco came to help us and was so kind and helpful. Maitenance also responds very quickly, unlike my previous place where I had to wait three weeks! Thank you Marco!

Worst place I've ever lived, the staff can be friendly at time but the moment you need something they turn into jerks. There was construction in the street I had to drive through to get to the garage for over 15 months. When I moved in I brought all the papers they asked for and they acted like I was an idiot for not bringing papers they didn't ask for! While I lived there they lost the paperwork for my service dog in training 3 times! Then tried to say I'd never given it to them. And when I moved out they didn't give me the full instructions on what they wanted. I did what they said and emailed them two time to make sure they knew I would be gone that day (the first email they gave for this didn't work so I had to go in and ask for another one) and them days after my move out they called and said I had to come into see them before I check out and they where still charging me! They charge me an extra 200$ because they can communicate with themselves. Awful experience, wish I'd never lived there.

I have lived at The Promenade Rio Vista for 7yrs and it continues to be a wonderful experience. The Residents Services office is very professional and helpful to the needs of the Residents Karen and Chun are outstanding. The maintenance department employees are very good, James is always very professional and makes sure all projects are properly completed. All of the maintenance staff are great, Ray most recently completed a work order and did a great job.

I have moved to California from England leaving my Friends and Family, I was nervous about renting somewhere until I met Regina in Resident Services. Not only does she know the area, makes you feel at home with her inviting and special personality she made me feel welcome in my new home away from home. The Apartments are modern with a hint of nostalgia, the pools are clean and the hot tub's are hot. The amenities are great and the Dog friendly vibe is evident with the Dog bath house and Dog walking pen. All the staff are great and the grounds keeper staff are always on top of every spill and are so polite and friendly. I was planning on staying here for a year but am now not planning to leave until I buy my first home in California.

Great place to live. Easy access to i5, i8, malls and a host of places in waking distance.

Overall great community but management has not fixed the elevator for over 5 months !

Front desk residents Services are always very helpful with any questions and help with communication to matinence issues. I have been a resident since 2015 and continue to enjoy living at the Promenade. Very well maintained property with excellent staff!

Overall, we have loved living here. Especially in the first few years when management was personally and positively involved with the residents. We were hired to prepare monthly catering services to tenants, taught cooking classes and served Sunday Brunch at Milano's to stimulate resident involvement. So much has changed. The last three years with COVID-19 have made the closing of amenities a real problem, but necessary. I just don't think it fair to see my rent go up when those amenities were seriously restricted to my use. Regardless, I would much rather live here than many other places in town. Have a great view and clean fresh hallways.

The amenities and location is nice but it’s not worth the rude staff. Since the beginning the staff has been so rude and unhelpful. We’ve called with safety concerns and have been told it’s not their problem. There’s constant construction and the door to get in the elevator is broken a lot of times.

Love living here, it's resort living at its finest. Highly recommend

Living here has been one of my best decisions. Its spotless, the amenities are like Ive never experienced, its a peaceful place to live because you dont have to worry about anything

Great place to stay as long as you don't like to use elevators.

Maintenance quality may be the sungular area of comment during my stay here of eight years--very fine quality and response time.

I have been a resident for almost 6 years and living at the promenade has truly given me the opportunity to live the San Diego experience... The location, neighborhood and sense of community make it so worth living here. I am truly grateful for the staff and maintenance at the complex for working hard to keep us safe during the pandemic. Their ongoing efforts to keep us safe while enjoying all that the promenade offers makes it extremely easy to not consider moving out! Thank you!

The maintenance staff are excellent! Its challenging to get to the maintenance staff through the Resident Services staff. The Resident services staff just go through the motions- they have no compassion for residents. They treat residents like they are just a number and if the residents dont like it they should leave or move. We are waiting for out lease to end. We would love for the Resident services staff to receive the same horrible treatment that they dish out.

This my first apartment living after forty years of home ownership. I feel like I can get used to this life style. Thanks to Promenade Rio Vista for this experience! I am not sure how the future holds at this community where anything could change, but for now I am satisfied with my decision to have chosen the Rromenade Rio Vista.

In general this community, the residents, the managements have been wonderful and nice. Its a really comfortable experience and great environment so far.

The apartment is outdated and over priced. There are better options elsewhere.

Wonderful experience so far! Had a couple things at move in that needed to be attended to but otherwise everything has been great. We LOVE the amenities and proximity to shopping!

The most amazing place to live. The nicest people, the best staff, and all the doggos! Plus there is a market, bar, barbershop, salon and a train station right down stairs! Not to mention a great gym!

Nice complex, updated layouts. Walls and floors are thin. Get top floor end unit if at all possible

The Prominade is a great spot. I live in Building 6 and I really appreciate how frequently the hallways, elevators, and landscaped areas are maintained. With almost a thousands households and hundreds of dogs, there will always be a few folks who choose not to clean up properly, and make it gross for others to follow behind and run into their "mess". But I always see both teams - maintenance and the daily/weekly cleaning teams faithfully restoring all areas to their clean standards. Great amenities.

I love the Promenade community its close to my job I have nothing to worry about if I decide to go downtown adjacent to the building is the trolley Im able to walk to many restaurants many malls. The atmosphere and the tenants here are very pleasurable community type feel and vibe. I would recommend a walk-through just to see how much the promenade has to offer.

I love this place, everything i need is right at my fingertips. Morning coffee? Coffee shop down stairs. Need a bag of chips? Market right here. After work beer and tacos? Got ya covered all right here.

Excellent tenant service by the Promenade Rio Vista Management Team and easy access to various shopping areas.

I am extremely pleased with my residence here. Considering how gorgeous the property is, how well it is maintained, how ideal the location is and how friendly and professional the staff is, I am baffled at how eminently reasonable the rent is. I have paid much more for much less since moving to the area.

overall this is a great place to live the accommodation fits every lifestyle and size whether you are single a couple new wed or even in retirement the promenade community is a safe place for even the young ones

The place is outstanding, great for working bachelor's everyone here is courteous and backroung approved so no worrying about potential crimes happening

Excellent place to live. The cleanliness and professionalism is second to none

For walkability I rate Rio at 80. The trolley station is a big plus when going downtown. You dont have to worry about parking.

The community leasing team is great. The overall community is clean and well maintained.

Overall. I have thoroughly enjoyed my living experience here. While I nor management can control every issue, overall we have loved it here. The first ten years were wonderful as the Promenade's official chefs for monthly mixers, teaching cooking classes and serving a grand Sunday Brunch at Milanos. That keen interest and personal touch from management seemed decline with the change of personnel. Now the stress of COVID-19 has changed everything. Even with this, I think I would rather be here at the fabulous Promenade Rio Vista than anywhere else right now.

It's a beautiful community and everyone such as residents are very friendly. The amenities are everything you need it's very nice to have access to everything you need where you live, but half the time it feels like you live on a construction site every week is something new starting at 7 am there's bangs and beeping from construction workers.

I have lived at The Promenade Rio Vista since 2015 and have really enjoyed living here and have renewed my lease for 2021. The maintenance crew is outstanding! Josh the head of Residents Services is very pro active and delivers great customer service as does Ana Karen in management. 5 stars to living here!

HORRIBLE. Moved for the amenities and they have done NOTHING to accommodate and open facilities. Its very easy to open a gym and follow accommodations/make a reservation system. They have done NOTHING.

If you like ok maintenance and the resident service are not willing to work with you about your needs to make it easier to live there then this is the place for you.

In general I do love this community. The amenities are nice.

Jay Jay was the maintenance guy who helped fix our air conditioning. He was detail oriented, quick, and professional. Great work!

Over all clean buildings, green areas can use a better touch.

As large as the complex is, I am impressed with the state of cleanliness throughout. The maintenance staff, especially, is top notch,completely Trustworthy and skilled.
