Property Ratings at The Province
Very spacious, I love the open concept. Very nice flooring.
Lived here a few years ago but thought I'd write a review now in hindsight since having lived in a few places that actually treat you right since then. Place was massively overpriced for what you got. Apartments themselves were not like the pictures showed online (of course all part of marketing techniques but there was a big discrepancy in this case). Management took a while to respond to important maintenance requests, assuming they responded at all (multiple times things were marked as having been completed even though no one showed up at all). COVID was raging at the time so all of the amenities were shut down (which is understandable), but there was no change to the rent since "they were still paying for upkeep" (not sure how you're paying anything for a closed gym and a decommissioned shuttle bus but whatever). It got worse towards the end when I accidentally locked myself out of my apartment late one night and had to call security to let me in, but no one picked up and I ended up having to sleep in my car in the middle of winter. Went to the admin building the next day and no one seemed apologetic at all (but hey I guess I saved the fee that security would've charged me to let me into my own apartment lmao). Cannot recommend more highly against this place, would probably be bankrupt if not for the military paying to have a bunch of the service members stay there.
Two roommates and I signed a lease with this appartment complex to move in on August 1st of this year. I found out on July 26th after contacting the Province myself that we would not be able to move in until the end of august due to "unexpected maintenence issues." We inqured about the mantenence issues and were assured the only issue was the fridge in our unit was leaky and needed to be replaced which didnt seem to justify a month long delay. We were also assured we would reveive a call from the community manager... never happened. We later found out and it was admitted to us by their staff that they flat out lied to us that the fridge was the only issue and they also needed to replace all the flooring in the unit. We never recieved a written notice (as outlined in the lease contract) about the delayed move in time frame until after the move in date. In addition, it was like pulling teeth for them to send us the paperwork in order for us to terminate the lease and find another place to live. The managment failed in everyway possible on this unit and my roommates and I might as well have burnt the 300 dollars in application fees. We were never offered any type of compensation or any alternatives for this delay in move in despite our extended willingness to create solutions to the problem at hand. Spend a few more dollars somewhere else and have the peace of mind of having a decent landlord/management. Also they NEVER answer the phone so good luck contacting them in the event something goes wrong and you are not in the area.

The Province staff made my move super easy! All I had to do was apply online (quick process), and they called me with my approval the next day! They had immediate availability for the bedroom size I requested. They even gave me a move in box with a few snacks. I definitely recommend this community and their staff.
Management sucks, everything in gym is usually broken and the walls are super thin.
Horrible customer service by the new company! We had a flood three times! They did not provide an additional place to stay on site or hotel and we had to stay amongst the work site with alot of blowers from Roto Rooter in our apartment!

Hello fellow resident, I am so sorry you feel that we did not take care of you properly. We offered our show unit to you and your family until we could get your apartment repaired. We also offered to move you into another 4 bedroom apartment that was vacant and ready to move in. We were declined in both cases. It is unfortunate Roto-Rooter did have so much equipment set up in your apartment but that was to ensure the safety and health of your family. That is Star High Management's number one priority in this situation. I do wish we could have done more like place you and your family in a hotel but unfortunately in this case that is what renter insurance is for and why we require all residents to carry it. There are always random charges. Said I could move in early then when I got there with my stuff they said I couldn’t. Apartment wasn’t ready at move in time then got placed in a completely different floor plan with literally everything I said I did not want(dog, smokers, etc). The room was not clean when I moved in. Only move here if you are a very adaptable person willing to put up with lots of changes and charges you wouldn’t have to put up with at most other complexes.
They overcharge and charge you for things that aren’t your charge. Don’t even bother asking for a work order cause they won’t even come check it out. Quite possibly one of the worst renting experiences in my life.
I wish I listened to the reviews, this place is a scam!! They try to charge you monthly for unnecessary things, staff is super unhelpful, paid full rent even though none of the amenities were open all year, it's impossible to contact the office & there was always something in the furnished apartment that needed fixing (been trying to get a hole in the ceiling due to a leak caused by them fixed for a month now). Wish I could give this place zero stars, I will NOT be living here again.
2.5 months and counting of no air conditioning. Easily avoidable.
I lived there for 2 years and I am very dissatisfied if their services. Utility bills are always very high even in limited usages. The maintenance fees are high but maintenance is questionable. Sometimes they charge various reasons without any explanation. Their leasing system is very interesting. Their customer service is good enough until you don't have any issue but if you faced any issue and want their help they don't care about that. I had a very bad experience last year. Our apartment was in Mold and in spite of complaining many times they didn't take any actions. Worse management ever.
Although there has been changes in management they've always been consistent on the policies that they follow out. I was in a really rough spot while living at the province and without their support i don't know what I would of done!! The maintenance team was always responsive, the office staff was friendly when I got mail and they addressed every issue I had accordingly. I would definitely recommend this place to my friends and family!
False advertising on the web site. Advertise 24 hour emergency maintenance as an amenity. The heat quits working in the apartment on a Saturday night when the temp is in the 20s and no maintenance until Monday.
This place is the worst! Please consider this before signing the lease! They assured me that everything was ready to go and I could move in on time.. then closer to move in my calls were ignored and when someone did answer they told me either they didn’t have an answer for me or that they’d call me back.. they never call back. I was suppose to move in a week ago but they had to push it back, I had a roommate they assured we’d be staying together but when we weren’t assigned the same apartment they told me it was my fault and my problem, very professional. After ignoring my calls and not being ready for my move in I requested to get out of the lease but they wouldn’t allow it, I’m forced to stay here until July and I promise as soon as I can I’ll be moving out. They also try to trick you into signing two leases so read everything they send you if you do decide to move here. I didn’t read the reviews because I visited the building they seemed so friendly and willing to work with you but it’s all fake. Just save yourself the hassle and don’t even apply!
I would never recommend this as a place for anyone to live. The staff in the office is rude and very unhelpful. If you have an issue all they do is say that they will have the gm take care of it and give you a call and it will never happen. They people please by making it sound as if your issue is going to be taken care of to try and get you out of the office so that they do not have to actually help you. The apartment was filthy from the moment we moved in and we are still dealing with issues of bugs. If you enjoy living with the smell of weed coming through your vents then this is the place for you. Not to mention the meth bust that took place here last month, the largest one in the county. It is not a place that I feel safe to be living at, especially because one of my roommates was arrested for threatening the lives of me and my other roommate. If you are a college student looking for somewhere to live I highly suggest looking elsewhere. They are constantly switching general managers which shows quality people are not being hired and I don’t expect things to get better here anytime soon. It looked like a nice place when me and my roommate toured but is nothing of what we expected, save your money and go elsewhere.
Very unprofessional. They do NOT contact you back after you call 100 times. 99% of my calls go straight to the call center and they apparently leave the property and note to contact me back and they never do. They are quick to contact you if you inquire about the property and to sign the lease though. I don't recommend this place to anyone due to lack of professionalism. Please look elsewhere.
I signed a lease with a set move in date, but when I showed up, they did not have one ready for me for my move in date. They tried moving me into three different apartments, each with a unique problem making them pretty much unlivable in. The first was a 3 bedroom. I went to check out the room and the bedroom door would not close due to the lock being broken from someone kicking in the door. Also, the room had someones belongings. I did not mind the cleanliness, but it was unacceptable that my bedroom door would be open for anyone and everyone to enter at will. The leasing office agreed, and gave me another apartment to go check out. When I showed up to the door, the front door itself looked like it had been beaten by a baseball bat, but hey, at least it could lock! When I unlocked the door and looked inside, there was someone smoking weed in the main area who approached me somewhat violently. I told him who I was and he apologized and showed me around the place. He showed me the bedroom that I supposedly was assigned to, but it had a large sign saying "DO NOT ENTER UNDER POLICE ORDER." The bedroom next to it had the same sign as well. The tenant told me that his previous roommates had been evicted but did not say why. I went back to the leasing office and they proceeded to give me another room to check out, a 'vacant' 4 bedroom apartment. When I opened the door to this apartment, I saw 4 guys who said that they all live there. Apparently it was not vacant at all. After this mishap, the leasing office said they had no more available units and to come back and check in with the manager in the morning. I was forced to stay at a hotel nearby for $120. In the morning, the manager had already checked out a 2 bedroom apartment that had an open bedroom. This one worked out and the manager assured me that the FULL $120 would be reimbursed on my rental receipt. After living in the apartment for 2 weeks, the $120 still had not been credited to my account. I went into the office 5 times total before rental was due to remind them to take it off, and finally, the day before rent was due, the manager told me to pay the balance minus the $120 hotel portion and he would credit it. I went in another 2 times after 2 weeks because I was getting late rent notices in my email, and he told me that he finally credited my account. It turns out that the manager credited only $100 of the total $120 was credited because "that is what the management approved of."
I read reviews before moving here and ignored the bad reviews and I COMPLETELY wish I did not. Moving here was one of the worst decisions I have made. When I went to get my keys, they were not ready (even after them knowing for over a month that I was moving in). Hours later I came back and got my keys and walked into my apartment and was in disbelief. It was DISGUSTING. Dusty, dirty, footprints all over the floor, crap all over the microwave, oven, and fridge, etc. It literally looked like someone moved out that day. One of the bedrooms had a bag of garbage in it, the washer and dryer did not work, there were two missing bar stools, four missing chairs, a couch that was destroyed, dog bites and scratches out of all of the furniture, and holes in the wall. I was shocked that they let me move into this apartment. When expressing my concerns via email, I never received a reply. After a phonecall, I was told everything would be replaced two days after I moved in. A week later nothing was fixed yet I could never get an answer as to why it all still wasnt fixed or their excuse was "sorry we have been so busy." I was well aware I was moving into college housing, but it is extremely loud every single night. You can hear EVERYTHING outside. I hear yelling, screaming, people running up and down the steps at all hours of the night. There is garbage EVERYWHERE outside, all in the yard, breezeways, and road. I truly truly hope you read this and see that this is NOT the place to live. You can find somewhere SO much better for the price. Please take this into consideration because I wish I did before I signed a lease here.
I have been completely statisfied in my year living at the province! They have worked with me to make me satisfied at the province! The province is a great college atmosphere to live in while going to Wright State or Sinclair! I’ve had no compliments in my time at the province!
Where do I start? There are only a few visitor parking spaces. When I asked the office what I should do when my girlfriend visits I was told to have her leave her car at Meijers down the street. When I asked him to put it in writing, he refused of course. My first roommates all smoked weed in the apartment. After I filed two complaints, I was eventually moved to another apartment. The new roommates weren't so bad, but one refused to clean up after himself so the kitchen was always trashed. There were two separate incidents involving gunfire in the 6 months I was there. After I moved out, they continued to bill me even though someone else picked up the remainder of my lease. I left at the beginning of May and they still owe me $500 because I had overplayed a month's rent. I am writing this on 30Aug17. I bet they wouldn't have waited this long if I owed them money. The place is a dump and the management is awful... I'd rather live in my car than ever live in the Province again.
Don't live here. They moved my son into a DISGUSTINGLY dirty apartment. Half way through his summer rental, they made him move all his items to the bathroom so they could put in new hard wood floors in bedrooms- and it took 2 days. The pool ended up being closed most of the summer because management didn't want to clean up after the residents- so everyone was punished. The stains on the living room carpet were atrocious. But the worst thing happened when we went to pack up this week and move out. We found bed bugs in his clothing on the floor so we had to go to the laundromat and wash everything he owned on hot and stay in a hotel. Expensive weekend to say the least. I tried various times though the initial rental process to contact the manager, Tommy and he was always "in a meeting". He was actually "in a meeting" Friday night when we found the bugs. I asked one of the office employees to come witness the disgusting conditions of the apartment and he said "no way am I going in there". I asked for some garbage bags to bag up the items to take to the laundromat and he said "go down the street to the store". PLEASE DON'T RENT HERE. We are now out the expensive laundromat expense, a hotel and ruined clothing.
I must disagree with the bad reviews. I have never had one problem with the Province, American Campus or their staff. I have 2 daughters that live at the property both in separate buildings. Rachel and her team have bent over backwards to be as accommodating as possible. I was very hesitant to move my first daughter there after reading reviews elsewhere. I however sat down with the staff with a list of questions and ALL where answered. There have been a lot of changes made there and it has all been for the good. If you get an understanding of how leasing works then you should NOT have issues. I dont find them to be predatory. Try renting an apartment for your child in a safe area, that is furnished and several amenities for the price you pay at the Prov. When I signed a lease for my second daughter to move in there I was very happy to do so as the property is wonderful and safe. I will be honest and say that it is not a perfect place but I would HIGHLY recommend them. If you are a parent and want the opinion of a "Hover Dad", I say this is the place for your student.
Worst apartment I've ever lived in. People are disrespectful, it is constantly loud and no one does anything about it. The units are nice but aren't worth living in with all the noise, trash and rudeness. The outside is disgusting, there is vomit everywhere which never gets cleaned. The rent is overpriced for the dump that this place is. Seriously, don't move here.
It's a little dirty and very loud but that's to be expected since its for college students. The apartment comes furnished with nice stuff. The front desk people aren't very helpful and the pool is gross. But over all I like it as long as I just stay inside my apartment. There's always drama at the prov if you like that. I wouldn't recommend if you're an older person not looking to party. You also can't have pets which sucks. No wifi. Gym sucks.
