Home of Northwestern State University, Natchitoches is what you’d call a classic college town both progressive and modern, while harvesting quaint southern traditions within its heart. There’s quite a lot to look forward to in this city – especially apartments!
As a college town with a long history of serving students, you’ll find that school spirit is alive and well throughout the community. The city houses many estates from the Antebellum era, with many of them having been converted into historic museums and event spaces. University-sponsored activities are open to the public year-round – but the biggest event is the Christmas Festival with its festive light displays.
When someone describes Natchitoches as picture-perfect, you take that literally. The city has seen numerous celebrities like John Wayne and Julia Roberts during the filming of major movies.

Property Ratings at The Quad
Just going to go over two highlights of these horrible managers. During a flood years ago, water got into the apartment. Soaked the carpet, the wood floors, and the bottom of the doors. None of which they replaced, which problem grew rotted and mildew. They said they would replace the door, took it off its hinges. Then after leaving it for a few days, just put it back on the hinges and left it. Then I asked them to get rid of a rat problem we had in the apartment. They just told me they wouldn't do anything about it. So for 6 months I had to deal with it how I could. Caught a few rats. Until my roommate bought a cat. Honestly, this place is awful. Wouldn't recommend it to anyone. Shame there just isn't enough housing for everyone to avoid living here.
Literally the worst decision I have ever made. It was my first year of school and I chose the apartments because they didn't seem that bad. My first 3 days of living here my room was infested with fleas I got ate up by the fleas so I called the office and they moved me out the same day. Moving into my new apartment I have experienced rats, spiders, mold, and the list continues. I addressed the situation with management but she responded with " are you from Louisiana, sometimes around this year the field mice are looking for somewhere warm" I have been living in Louisiana for 19 years and never experienced any of this. It is just absolutely disgusting and they are sooooooo.....money hungry the overcharges are ridiculous. I moved in during August, for August to January I never had an overage all of a sudden from February til now they overages have been out of hand. They won't fix anything you complain about roommates are NASTY I can't express how much I wish I would have NEVER moved here. They don't deserve the one star. FROG POND RESIDENT 2018-2019

I apologize for the unpleasant experience. We are currently working hard to improve all areas of the property. We would love for you to stop by in the near future and take a look at the improvements and upgrades.
I am warning you parents that love your children and care about there well-being. My daughter lives there and the 2nd day in her apartment she had to immediately move out into another one because of fleas. This tells me that they do not follow correct protocol when people move out, not only that in the apartment she is in now has poisonous spiders, and mice. She sent me pictures and also apartment management and nothing has been done about it. But that is Okay because I know built a case on them and the longer they continue this unprofessional act, my case is won. This place is vested with habitats and it is the Landlord responsibility to provide the proper attention. I will not pay another DIME until this matter has been resolved. If they want to take legal action I am all for it, I have all the documentation I need with a lawyer that is ready. I will give them a chance to resolve this matter but until then we are not paying a DIME, so parents please listen to me DO NOT ALLOW YOUR CHILD TO LIVE HERE, THEY WILL BE BETTER LIVING IN THERE VEHICLES.
We rented an apartment here for my son during his freshman year of school. The day he moved in, the apartment was FILTHY. We complained to management and too pictures. They assured us it would be taken care of. It was NEVER addressed. He ended up moving back home and made the long commute to class because the apartment was so bad. We just continued to pay the rent to help maintain credit. His roommates did drugs in the apartment daily and management NEVER addressed it. I was very disappointed, and he will not return. July 2018.
I love being here. It is what you make it. The amenities are nice, and the staff is very helpful. There are police patrolling the property at night. I have always felt safe here. It's really affordable for everything you get: a full kitchen, your own bathroom, your own private room, a washer and dryer in your apartment... you can't find that ANYWHERE else, especially not for the price. I definitely plan on being here another year.
I would have given 0 stars if that was a choice. The staff here is very unprofessional. If you ask the same question to each of the staff, you will get 2-4 different answers, sometimes from the same person just called at different times. You can request to talk to the home office, but they will tell you they don't have a number you will have to email and hope you get a call back. Even if someone calls from the home office, be ready for a different answer than you got from the local staff, but they will not help you in any way.
Do not rent here. Management is not responsive to feedback and law-abiding residents feel unsafe. Walkways and staircases are dirty and trashy.
The bottom line is that the management is the reason this place has went downhill so fast. The women are disrespectful and appear to go through the motions every time I walk into the front office. I actually used to like living at this place before the staff changed.
We have had drive by shootings. The management husband has threatened me and told me to stop complaining. If something breaks it takes forever for it to be fixed. They don't listen to complaints. the balconies are a hazard and they have no plans to fix them anytime soon. My vehicle has been broken into. Can't stress to you how much I don't like this place.
Do not be fooled by the model apartment or friendliness of the office staff. Everything they showed us and said to us was a lie! We were shown a beautiful model apartment - bright, clean and decorated with nice furniture. When we asked to see an actual apartment we were told that they couldn't infringe upon the tenants privacy. We asked to drive around the complex and were told only residents were allowed beyond the gates - that they were very serious about keeping the residents' privacy and security intact. We asked about previous reviews- loud parties with drugs going on till all hours of the night, vomit being left on stairwells, police constantly called, that the management was hard to deal with and didn't respond to any complaints even when they had to do with drugs and violence. We were told that those reviews were about the previous owners and management...and, upon rechecking, those were dated from 2013 and older. There was new owners and management, who made many changes - only residents are allowed to drive their cars on the property (guests must park in the outside lot and wait for the tenant to come walk them in), they put up security cameras, and they hired security guards who cruise the property and enforce the rules. They now had a noise level limit and curfew, and they would not tolerate habitual abusers - if the tenants could not abide by the policies, they would be evicted. The office personnel seemed nice and personable, having wonderful answers for all questions and concerns, so we signed a lease...huge mistake! The first day we moved in, we knew we had been bamboozled. The stairwells were dirty and unkempt. The apartment was filthy - stained carpets, ripped furniture, and torn shades. Our room was painted but it was the only room that looked clean. There are parties until 4:00 am with noise so loud it shakes the building, which is extremely dangerous since a lot of the balconies are being held up by braces. We even received a notice telling us to stay off the balconies because they are drooping down. We have never seen a security officer and the only cameras appear to be at the entrance. The gate will not close as long as a car is in the drive. People wait until a tenant comes and opens the gate, then they just line up and come on in. If we had the funds to pay off this lease and move, we would. Believe me, as soon as our lease is up - we are out of here. We do not feel safe, and are tired of being woken up by fights and parties.
I lived in Frog Pond for about a year. As an older resident in my late 20, I found the services offered by the apartments to my liking. The good thing about these apartments is the price. While I lived here the rent was $369 all in included(water, sewer, trash, cable, internet, electricity) and the additional overages, which were rarely over $20. The pool and jacuzzi are nice amenities, as are the game room and study rooms in the clubhouse. There is a fitness center that could do with some updates, and a few new fitness machines but there are free weights and a few weight benches. The computer room has computers, but I'm pretty sure they are not functional. As a resident you will share an apartment that is broken down into 4 units. You have your own bedroom, that comes equipped with a mini fridge. You won't share a bathroom which is a plus. The only thing you share with your roommates is the kitchen and living room. I would definitely suggest either moving in with friends, or at least becoming chummy with your new roommates. The apartments are right next to a grocery store and across from campus, so if you don't have a car you will do just fine, unless you need to go to Wal-Mart, however if you need to there is a Dollar General not to far from Frog Pond. This is the perfect way to get to my college , either walking or driving. It recently under new management, but the only thing I don't like is that they feel like they are affiliated with the school and which they are not! We have a thing called overages and they are outrageous prices. Overall it is a nice place to live for college if you want to feel like a prisoner.
