Property Ratings at The Quad on Delaware
It was the worst apartment I have ever lived in. Love here if you want random expensive fees, multiple water turnoffs, closed down gym and most amenities for 4 months (only fixed when new residents moved in), maintenance that takes forever to fix emergency things (in the hottest week of summer my AC broke and they completed the request since they called someone. Claimed they tried to get in but my roommates were waiting in the living room for them), a tow notice on my car on a spot I had paid for about 8 months, mold in my apartment with denial from maintenance (did my own test and it was mold), trashy elevators, oh you pay rent for 6 days of living there and much more! They will respond and say to call or email, but no resolution will ever be found. The Quad on Delaware is extremely unhelpful and honestly does not care. Never live here
Mold, water damage, unexpected water shutoffs, wifi often goes out, elevators often broken, no security (bikes and catalytic converters stolen, doors don't lock), sidewalks and stairs left icy during the winter, garage full of trash and dead rats, units entered without proper notice (once at 1am), front desk employees can't answer questions, poor communication from management, garage leaking, entrance ceiling leaking, do I need to go on?
Where to begin... they have shut our whole building's water off NINE times in the past three months, so residents are unable to flush toilets, wash hands, shower, etc for anywhere from a few hours to the whole day. The fire alarms regularly go off in the middle of the night, and when we tried to evacuate the emergency exit was blocked (they have gotten cited twice by the fire department for not being up to code for missing exit signs/blocked exits). Twice in the past few weeks people have set off the fire extinguishers in the elevator/common areas and they didn't clean it up for a while. If something in your apartment breaks and you put in a maintenance request, they will take anywhere from weeks to months to fix it. Our garbage disposal broke in October and they wouldn't fix it until 4 months later, and when they did they failed to reconnect the pipes under the sink and flooded our kitchen (which we then had to clean up ourselves). Get ready to fall in the winter cuz don't clear the snow or ice off the sidewalks. They also don't clear the parking lot so if you have your car it will be stuck for a few months. The grounds outside are covered in dog poop and garbage and inside the common areas and elevators are also full of trash. The front desk take multiple days or weeks to log packages so account for that if you order something urgently. The amenities (gym, study room, computer lab) have all flooded and been closed at some point, and the printer has been broken for months so they don't actually have free 24/7 printing like they advertise. Finally, the windows don't open, so if you burn food or there are other bad smells in your apartment they'll stay there. I could go on and on, but don't be tempter by the lower price tag- spend a few extra dollars to rent somewhere livable.

The maintenance wasn't great and usually took forever. It was the system for actually getting maintenance that was brutal. Also, there's a good chance most of the wifi ports won't work and right when you move in you will probably have to put in at least one maintenance request upon moving in for this or other things. More importantly, the lack of transparency and the things they charge you for were really killer. For starters, the lease has a couple of ways to charge you more than you would expect unless you read it very closely and look for everything. For 1, it's slightly less than a year-long lease, 2nd, there's a (not cheap) fee if you want to transfer rooms because you add or subtract a roommate. Additionally, I lived there for 3 years in college and transferred every year, never once had a problem when I moved out. Then on my last move out, they racked up a bunch of charges that they suddenly needed to fix in the apartment I just moved out of now that I wasn't renewing. A lot of the charges didn't make sense and all seemed to be overpriced and like they were trying to make a little extra money off of it. For example, they were charging $40 per pinhole to paint/fill. They basically refused to have any kind of conversation with me about it when I requested a meeting about this. I tried multiple times to call, go into the office, and email to talk about these charges and they never got back to me with anything but an email reiterating what the charges were. Needless to say, I was very disappointed in how management handled the situation. If I can say anything positive about it, it was slightly cheaper than the neighboring apartments if you're looking for your own bed and bathroom. Other than that, you can definitely find better around campus, and it's worth a little extra money on your rent to not get screwed when you move out. The maintenance workers themselves were some of the friendliest and most helpful people I have ever met, I don't want them to take any of the blame for the issues at this place.
This place will try to screw you. Upon moving out we were hit with a variety of fees with no explanation and no evidence of any damage. They charged us $40 per nail hole even though they are explicitly allowed in the lease. They know that they can get away with it because their residents are students who likely don't have the money for a lawyer. They refused to meet with me or talk over the reason for the fees, and ended up threatening to send us to collections. Why sign a legal contract with a company that completely ignores it to squeeze a few extra dollars out of college kids.
The initial meeting to "sign us up" was so impressive. Then reality struck. Manager on duty? Occasionally. Activities to meet other students? Rarely. Safety and security details? A joke. There are so many wonderful apartments for Minnesota students. Stay away from here!
