After seeing the reviews I had changed my mind about moving here because of the unsafe environment. The manager gave me a follow-up call after me leaving a message. I told her that I no longer wanted to move here because of the crime and reviews. She basically said, I can’t get my money back and she literally slammed the phone in my face. Talking about unprofessional… I’m glad I didn’t move here I can only imagine the residents frustration and what the have to deal with and this was the property manager.

They don’t care about residents, and will screw you over without a single thought. Stayed here for over a year. Living conditions were okay. Maintenance is incredibly slow..(They left me without an operational toilet for 3 weeks once despite continual office visits.) As soon as covid happened that was an excuse to avoid any work possible. I could tolerate the maintenance issues though. What is intolerable is their policies regarding move out. As soon as your move out date you can no longer access your online pay portal. However you still have a “final account statement.” Not sure whether they never sent this to me at all...or with the crazy year we have had maybe USPS lost it. (This should have been certified mail anyway clearly it was not.) They will send your balance to a sketchy collections agency in Missouri without any attempt to contact you. I would have gladly paid my final bills if I had any possible way of knowing or accessing them. I did not receive a single phone call or email and I sure as hell never got anything in the mail. ( I track everything very closely with USPS informed delivery.)I also wouldn’t have heard about this at the walkthrough as we were denied a final walkthrough “because covid” and told we would be contacted if there were any issues, which obviously was not true. I only discovered this bill by noticing a 150 point dip on my credit score on Experian. Management was totally unapologetic over the phone and says their policy is to automatically send everything to collections. Again I did not receive ANY contact about this and would have gladly paid. I never had a single late payment the whole time I lived here. Management could have been decent and called me even once about due payment and I would have gladly paid. If you dream of a new home or car one day DO NOT RENT HERE. They will screw your credit and you won’t know about it until it’s too late.

Seriously don’t do it!! The place looks nice and staff act responsive and knowledgeable, but once you sign the lease you see the charade end. We had one maintenance issues after another and their maintenance staff is horrible. When they do respond which is rare, it’s typically to give you an excuse why something can’t be fixed. The staff are nonexistent and when they are in the office they hardly answer the phones. We literally sat outside calling and the lady looked at the phone and went right back to watching TV. You overpay for poor living conditions and unresponsive unimpressive staff. Just don’t do it.
Had a sink leak. Maintenance came in and couldn’t fix it so wrapped the wood sink base and plastic. Mold grew all over the kitchen and they refused to fix it. We moved our 14 days short of our 60 day notice due to them refusing to fix it and they charged us an extra $450 dollars for not giving a 60 day notice. Staff was non existent and used COVID for every excuse possible. Don’t live here I promise you will regret.
The new management (Birge & Held) is worse than the previous management (Buckingham). They have been dishonest and duplicitous in their dealings with me, especially after having to move from one apartment to another after the plumbing failed and the apartment flooded. Attempted to place me in a smaller and more expensive apartment than I was leaving, then placed me in an apartment, which was ready for move-in. Requests for repairs take months to complete, but the repairs do not last. The online payment portal has shown a lower amount due than the management’s claims, but nothing has been done to reconcile the two despite numerous requests. The current property manager says whatever is necessary to get you to leave without the slightest effort to follow up. A couple of other residents have complained of similar experiences and are leaving, as am I after living here for six years. A tent under a bridge would be preferable to The Rail.
In the last 2 years: 2 of my neighbors have been shot, my wife’s car has been stolen, the wheels have been stolen off my car, and several other cars have been broken into. Not sure how much crime has to happen before they up security measures, or at least stop raising rent $300/month every time you renew your lease. Would not recommend to anyone.
Things started off pretty well with Quail Run. I was here for a 12 week internship for college so I just needed a short term lease. As a result I ended up having to spend a lot of money on rent. But whatever, its short term, I understand. On night 2, our brand new air conditioner stopped working. I called maintenance and they came out after a few hours, said they needed to order a part and they would get it fixed in no time. The next few days it was cool enough where I didn’t need air, so when I did try to turn it back on it worked. I never received a call or letter anywhere that they did actually fix it, but I guess they did. One thing Quail Run does is set up your water bill through AUM (American Utility Management) although I did not receive any notice of this, my account number, etc. It has been 9 weeks now and still no bill, which is annoying but I guess not really Quail Runs fault. I am living in one of the new apartments, and as a result there have been no dumpsters close to the building I am living in, so I must walk my garbage all the way over to a different one, which is a huge hassle. The spot where they will be going is obvious (fenced in) but I have yet to see anything. The sport court is a joke, it is cracked and in awful conditions. There is nothing special to do with it, so it might as well just be called a small fenced in area with a cement floor. Nothing sporty about it at all. Now when I signed up for Quail Run, I made it very obvious that I was here for the summer (12 weeks) and my lease reflected this. However, it was in the lease (and both me and my roommate missed this) but even though it was very explicitly noted by myself that we were only here for 12 weeks, we still needed to tell them this in writing 60 days in advance (or about month after I moved in). I did not know this (I guess my fault) and when I called to request a time to inspect my apartment I was told I am going to be financially responsible for the next 60 days (which extend past my lease end date) because I did not submit the end date. Quail Run was not willing to work with my at all on this issue. If they would have helped me with this, I would gladly come back the next few summers. The other issues are probably just due to renovations. But their unwillingness to help me on this issue has showed me that this is a company who does not care about their residents at all, only about getting the most money out of them that they can.
We just moved in and love it. The new apartments are very nice and have everything you need including a playground, barkpark, pool, fitness center. This place is great for families!
