Property Ratings at The Rail at Georgetown
Been here for almost 2 years, when I first toured the place it was cute, and quiet. Management and maintenance did a good job at following up with requests and concerns. However, since I’ve lived here I’ve had quite the experience! These past few months have been terrible, I feel like I have bad luck with anyone that moves in next to me, being as though they tend to move more and more people into their small apartment it’s a lot of movement and they always display their lovely arrangement of trash mixed with beer cans along the patio, stairs and lawn. Other neighbors in the complex speak loudly in groups with their doors wide open at all times of the night which is a huge inconvenience and disregard of common courtesy. Sometimes I feel safe, sometimes I don’t. It isn’t the cute, clean, and quiet place that it used to be.
Two days after moving into my apartment, I was shocked by my stove because of an electrical issue. After putting in multiple maintenance requests they decided my stove was fine as long as the microwave was not plugged in. Also, the maintenance guy left with my smoke detector and never returned! On multiple occasions I was told I could not park my work vehicle in my parking area because it was an "eyesore," but the management has done nothing about the multiple mattresses and couches lying throughout the property. In addition to the rent, we are paying a cable and internet fee of $20 despite the fact that we do not receive cable or internet through the property. We are also paying a fee for pest control even though there are roaches that come up through the pipes and the vents. They have now required us to get parking passes to park in the parking lot, which would be fine except that there is not parking for visitors. Speaking of visitors, the lease reads that we are allowed to have a visitor stay up to 14 days without prior permission from the complex, but if a friend stays the night, we are told that it is a violation of the lease. Another resident who was behind on rent was told they could arrange a payment plan to catch back up but the management did not want to take their partial payment. Then when the resident came up with the money and tried to pay the full amount the complex refused to take the payment and evicted them anyway. The worst part about living here is the crime volume. On multiple occasions we have been woken in the night to screaming or shouting, people threatening to harm each other, or police sirens. My locked and armed vehicle has been broken into twice while parked directly in front of my home. I have personally had to call the police on three separate residents for different occasions. Another scary thing is my door does not properly close if it is not dead bolted shut and in order to dead bolt it shut the door has to be lifted and shimmied into place. The apartment on the inside and outside also has several cosmetic issues that management is not willing to fix. My toilet is crooked, and I know that sounds knit picky but it's literally so crooked that you're running into the bathtub every time you go to use the restroom or you have to sit sideways. The cabinet doors in my kitchen, by the way there are only 4 cabinets in the kitchen, are falling off of the hinges and before that were hanging almost diagonal.

On November 2nd, my husband and I had to break our lease after our car had been attempted to be blown up and our windshield shattered. We were only 3 months away from ending our lease, but no longer felt it safe to continue living at the property. We'd previously rented one of their 1 bedroom apartments, but "upgraded" to their 2 bedroom units and had nothing but problems with our upstairs neighbors since, with no action being taken. We've since contacted the property manager in an attempt to come to an agreement about breaking our lease as we're a young couple and having that against us will only make it harder for us to rent in the future. The response was there is "no reason" to have broken our lease although they'd been made aware of the situation and that a police report had been made. They're unwilling to work with us, even though we've always paid our rent on time and didn't expect to have to leave like this. They've refused to give copies of our ledger from the time we'd began renting up until this month. The office is rarely available and it's only gotten worse under the new management. We've tried to contact the property owner and have never received a call back. I just want to bring attention to this in hopes they'll reconsider working with us in a way that won't negatively impact our future renting options and to make future tenants aware of who they're renting from. So working in georgetown I figured I would move closer to work when it was time for me to look for my first apartment. I saw this complex online and like the fact that it came with a washer and dryer, which is why I picked this place. I spoke to the manager Marcus and we agreed move in date would be the 31st of August. The 31st came and I was told the apartment hadn't been cleaned and that the apartment hadn't received the dishwasher or the W/D. Due to this I agreed to push the date to Sept 4th. Ofcourse September 4th comes, my stuff is on it's way to the apt and I ask to see the apartment, low and behold it still hadn't been cleaned and the appliances haven't been moved in. They clean the living room area so that I may move my things in there until it gets professionally cleaned. Move in date end up being the 5th. Which the cleaning crew and flooring crew didn't come till the 5th so I had to move in at the end of the day. Dishwasher was there but no W/D, I was told by Marcus it would be delivered there the following week. Here we are today i called in the morning and he said it was here and it was need to be tested out. Maintainance came to work on the stove and when asked about the W/D, said they weren't notified about that and that there was no new W/D delivered. Now I am beyond angry, he comes back and I'm told they have to take down my doors so they can move a W/D in from ANOTHER unit. I am beyond angry because stories keep changing. This is my first apartment and the experience is no good. I will not renew my lease next yr . Been trying to reach the manager for hrs with no luck. Beware, I believe with new management this place would be better experience.
The new manager is super nice and helpful, he even installed my free cable and Wi-Fi for me when I couldn't figure it out! The new units are super cute and all my appliances are brand new. I even got a washer and dryer, dishwasher, and garbage disposal!
I have been here a short time and it has gone under new management. They are not any better than the last people. To many apt problems and not one is being addressed many tenants are moving out since the take over. Getting worse as time goes on.
Apartments are very small at 440 sq ft. Ideal for one person occupancy only. These are no frills apts that don't have dishwashers or washing machines & dryers in units. Windows leak, letting in rain and a lot of small bugs. It's advisable to have home repair skills due to maintenance not always being available and short staffed. There's no onsite maintenance personnel for maintenance emergencies on weekends or after hours. The grounds are clean and well maintained and the noise level is generally quiet.
I've lived here for 6 months and I couldn't find a better deal in Georgetown! The staff has been the greatest, I think I've had this great service because it is family and locally owned! The grounds are very clean, we'll kept and is very safe. Wish I had found this place sooner! Amber
I have lived at The Rail @ 15th for 2 years now and love it! The complex is well maintained, the office staff is great. The complex is very well maintained. My neighbors are so friendly and helpful. These apts are a great place to live, you will be very happy living in our community. Gina
