DONT MOVE HERE!! Management (Maritza) is absolutely HATEFUL. She's one of the worst managers I have ever dealt with. Camie and Charlie are kind and haven't had complaints with them. SO many issues including 1) payment portal issues 2) maintenance backlogs 3) broken security gate/fobs 4) valet trash issues 5) parking issues 6) vehicle break-ins 7) Pool not working properly all summer 8) incorrect billing & extra fees 9) very loud upstairs neighbors and big loud dogs all over 10) demand to remove personal items from patios even though rule wasn't enforced prior. DO NOT MOVE HERE YOULL REGRET IT!

When we moved in, they showed us one apartment and try to give us another one. we complained and had to wait longer to move in when we had nowhere else to go. We then got charge 2 time for deposit for getting the wrong apartment then to get our new apartment. there are rats and ants. It's not worth the price. The landlord is so unhelpful and doesn't care about anyone's situation. Pieces of the apartment fell onto my car and Its been over 2 weeks and I still have not heard back I just get the run around

The lack of professionalism and lack of communication from management is ridiculous . They will try and charge you for anything and everything. My move in date was pushed back for two months because of flooding . The issue was never fixed my sink and dishwasher still flood. They have tried to charge me for a garage that’s they said I could use to store my stuff for two months for free (I have email proof). since I was displaced. They don’t follow through with what they say. Nobody ever answers the phone so if you have an emergency you are out of luck. They only respond to emails when I blow up their inbox .save yourself the time, money, and stress and live somewhere else. By far the worst management I’ve ever first hand experienced. My neighbors are also having problems with management as well. Cars are getting broken into and nothing is being done about it.

The reason they don't charge you a security deposit is so they can charge you to clean the unit when you move out. They had major flooding earlier this year and when they repaired the damages, they used that as an excuse to jack up the prices on EVERYTHING (covered parking, garages, rent). There's a max of 10 uncovered, unassigned, FREE parking spots for each building so that they can charge you to get covered or garage parking. Some buildings don't even have that. Oh and they charge you monthly for trash valet, pest control (that literally has only come over 2x in my 1 yr), renter's insurance (even if you already have your own policy), and a "service fee" for the company they use to itemize utilities/rent/monthly charges. So basically add $50-$100 to whatever they list for the rent. My unit hasn't been updated in at least 5-10 years and whatever cleaning company they use is not good for deep cleaning/move in services. One of the bathtubs has a hole in the side that the previous tenant tried to spackle over but good thing I don't need it often. They nickel and dime you for everything and really it just looks nice from the outside. If you're gonna pay this much for rent, go somewhere that gives you better parking and less sleazy hidden fees.

Spend your money on a better complex. Management refuses to do anything when you complain. If your heater quits on a night when temps are below freezing - but your apartment hasn’t dropped to below freezing yet they need to “check the handbook to see if they consider this an emergency and can call anyone out” unless you put your foot down. The heat & air company they called out said maintenance needed to be done on my unit - they’ve yet to do the maintenance recommended and the heater quit working a second time. If you have any problems with neighbors and complain - it is guaranteed to only get worse after each complaint and management will not do anything about it. Don’t bother trying to call the complex. For a year now, they refuse to answer the office phone unless you repeatedly leave messages and send emails to all three managers. You pay for a gated community and the gates remained opened and not operational for more than a year. I would recommend spending your money on a complex that cares more about the people than they do about simply taking your money and refusing to properly maintain the property and complex. I’ve lived here for 5 years. However the last year since management has continued to change is has rapidly continued to go downhill. I wouldn’t recommend this complex to anyone.

I think it is a bit over priced, but I like the community and I love the location. I don't like the idea I have to pay for a covered parking space just so I don't have to walk 25 yards to find a free parking space.
I would recommend The Ranch at Pinnicle Point because our time here has been very pleasant.
It is a great community, but slightly on the expensive side. I was willing to pay more for the gated sense of security, but have found that it makes little difference due to the lack of tailgating enforcement. With that being my only complaint, I?m glad I made the choice of this community. It is so quiet, peaceful, well maintained, and has an overall feeling of safety.
Based on my personal maintenance interactions, I would definitely recommend this community to family and friends. I have never had a request that was not fulfilled within a day or two. I have never experienced this type of urgency in any other communities.
I WOULD recommend for reasons of location, quiet living conditions, well maintained pool,and meticulously kept landscaping. I would NOT recommend due to dog waste problems and breezeway/entry ways not being policed firmly enough and the concrete not thoroughly cleaned. We have too much trash left out for prolonged periods that are violations. There have been parking violations necessitating walking through wet grass and/or dog waste at the southwest sidewalk to the building.

The increase in rent year over year is a deterrent. Plus there is usually an awkward drunk foreign fellow who hangs out at the pool causing riff raff so anyone who enjoys going to the pool will have to deal with his nonsense.
There's only 1 trash bin so its a little inconvenient, but so far i love it there. I always feel safe and secure even at night going from my car to the inside.
I regularly tell people how great our apartment is. I feel like it?s in a great location, safe and has a wonderful staff.

I would recommend an apartment to anyone without kids. Having to fix and maintain the mate paint is a nightmare when it comes to kids in the apartment.

We are pleased with our unit and short term lease. We have 2 dogs and find this to be pet friendly and a great location.
It is a beautiful apartment complex that feels very safe and clean. It has great amenities and the staff seem very interested in their clients.
I would recommend it for the well-kept complex and service. The only negative that stands out is the rent + fees. A bit pricey especially knowing it's likely to jump from year to year. Also, I like the idea of paying for rent online - very convenient and a big plus over several other complexes. However, if that is the only form of accepted payment, I'm not a fan of being charged a $20 fee for something that's mandatory anyway. Overall, I'd recommend it for the living experience- i.e. valet trash, online rent paying service, perks from restaurants (i.e. On the Border), etc.

I was pleased with my apartment but I became very ill and was not able to stay. I truly wish I was able to stay. I?m doing better with my illness but I?m not completely over it.
The cost and the lack of impersonal service would be a warning, but I would recommend it to family and friends who worked nearby or wanted to live near the highway.

You don’t get what you pay for here. It’s basically an upscale motel 6. This is the noisiest place I’ve ever lived. The walls are paper thin and you can literally hear everything under the sun. On a given week at the Ranch I hear dogs barking, apartment doors slamming, shouting, laughing, loud music, random thumping from the building, dog owners whistling at 9:45 at night outside the window, footsteps of people going up and down the stairs,fire truck alarms,etc. sometimes there’s a car alarm that goes off randomly. I hear loud stomping from my upstairs neighbor as he walks around. I’ve heard him having phone convos in his bathroom and using the restroom. I’ve also smelled weed through the bathroom vent. I hear him when he uses the washer and dryer as well as the garbage disposal. I have to have a loud box fan going on every night or I would be waking up to the stomping. This place is NOT livable! I have friends that live in other buildings and they have heard people making love next door and heard people jamming out late at night in their cars and next door. Also another friend found a rat in his apartment that he ended up taking care of on his own. There’s tons of bugs that come in when it’s warm out. One of my friends has seen a snake on the 3rd floor and I’ve seen frogs. The parking sucks usually, unless you have covered parking or a garage which cost a decent amount of money each month. You have to pay 20 dollars a month for valet trash, which doesn’t pick up trash in Friday’s or Saturday’s. You also have to pay a small fee to use the regular trash and a fee for the bug service that does work. I can’t even enjoy a bath because the water seeps through the stopper and makes a loud draining noise. I’ve used the dishwasher twice and it doesn’t even clean anything. The winter months cost me hundreds of dollars worth of electricity for using the heater, which I only used at night. My friend in a 2 bedroom paid 275 dollars for his electric bill in January. There’s just no installation in this place. You also have to pay 75 dollars if you’re late on your rent by 3 days. You have to pay I wanna say 500 dollars to have a cat or dog as well as a 15 dollar monthly fee. If you do end up living here, I would recommend getting something only on the 3rd floor. The apartments themselves aren’t bad looking and they keep the place pretty clean. Unfortunately they have no build quality.

I believe the rent at the Ranch is above a lot of the market in the NWA area. Also increasing monthly rent to loyalty/ returning renters is disappointing, especially when the rest of the market is going down in rent due to more and more apartment complexes opening up all over the place
Would recommend: convenient location, mostly trouble free. Would not recommend: had a neighbor harrassing me + threatening via messaging (but management resolved this), got bitten by a dog on property. Never had this much trouble in my entire renting life.
The apartments are wonderful as are the amenities. If I had any complaints it?s the lack of extra parking, however it isn?t all that bad.
Good community. I really enjoy the resident events although many start at 5 pm and it takes me 45 minutes to get home to participate. The amenities are very nice and convenient.
Too much dust!!! My stove isn’t the greatest! The top of the agatator in the washing machine, keeps coming off so I have to use duck tape on it all the time!!! I have Downey coming out!!! I vacuum my carpet 3/5 this mes a day, & the filter for the ducts is always causing lots of dust!!! There has to be something done for the pickup of dog waist should be taken care of!!! When I walk my dogs, I clean up for them& other people don’t... I pick up at lease 4-7 other dogs poop!!! I am sick of it!!! You need to check out the car ports for people all the time parking there and don’t have a permit!! I like all the people in the office and all the help on fixing things!!! They have always done a good job!!!
Very “home” feeling to the apartment interior. A lot of floor plans to choose from. Good size patio on a lot of floor plans. Fitness center is big enough to get in a good workout. Easy trail access for running/walking. Awesome pool!
Beautiful location, accessible to highway, nestled in the mountains feel but really in the heart of the business district. Clean, quiet, and spacious.
Lovely apartment and very flexible terms for short-stays - loved the flexibility! The only thing I didn't like is that the apartment charged quite a high rent and initiation fee which I didn't think was necessary for a one-month let. My partner visits frequently - I will definitely consider it again if the fees are waived for return stays.
While it was not hidden from me, the 60 days notice for breaking the lease seemed a bit excessive compared to what I have been used to in the past. I have moved for work multiple times, and this was the first that required that lengthy of a notice period. I would recommend being more flexible, especially in a community that has a ton of people coming and going because of job-related transfers.
