Property Ratings at The Ranches Of Rosebrook
For a starting 2 bedroom it's great for a person, couple, or family of three (MAX) starting out or recently moving into the area. Any more people and it will get tight fast. I never had any major issues to my unit and when I needed something fixed the maintenance staff took care of it within the week. The front staff is very friendly and honest too which I really appreciated. Best parts about this place: A close by baseball field and neighborhoods to walk my dog in. The staff. And the free water. That's about it Not so great parts: Very hard to keep warm and cool due to lack of insulation and the air unit only cools the living room and kitchen area, not so great for the bedrooms. Kitchen doesn't have much to offer if you like to cook. You're better off ordering in than having no counter space and only one sink for dishes. Worst Parts: The trash and dog poop are out of control here. A lot of the people who live here seem to have stayed a while but you wouldn't know if from all the garbage throughout the complex. The absolute worst part though was the price gouging. My first year was great for pricing, but then they upped the lease amount the next year. Now they want to bump it up again and make me pay a service fee every time I pay rent. Um no. For not having ANY kind of amenities (no dishwasher, no pool, no playground, no monthly gatherings, no real perks or on property amenities) they're asking for too much in my opinion. This was the final straw that made me want to move. My final thoughts on the property are, affordable when starting out and great location to explore downtown and experience living on your own for the first time. But it definitely isn't a place that I would raise a family or stay longer than 2 years at because of prices, crime, and trash.
The apartments are small but can nicely fit a family of three at least. Free water was great because i love taking long showers. Never had a problem with office staff, they always seemed friendly and helpful whenever i needed something. Only thing to be cautious of is living in the corner towards the fence with a tree over it. Had a crazy infestation of Box Elder bugs and there’s nothing that can do about it unfortunately. Overall a decent first time apartment if you’re just starting out.
At first this place did not seem so bad; however, the office staff is something else. One person is oblivious to his tenants well being and the other is just plain rude. If you have any type of sensitivities then stay very far away from this place, it is haunted. Personally I find it hard to even give it a sliver on one star; (1) Draftier than an old barn, (2) cupboards are not usable without fearing for your health (ROTTEN) (3) haunted by a very bad man and his victims (4) had to clean when we moved in - looks clean but socks turned black from floor, wiped out cupboards only to find that the shelves were actually rotten, bathroom including walls looked like someone had vomited all over, etc. (5)they will file to have you evicted if you are one week late on the rent, does not matter why - you needed to get diabetic medicine, had an accident - repeat does not matter (6) drunken arguments late at night (7) police there all the time (8) gunshot alarms which jump you out of a sound sleep when you actually do sleep (9) non-working laundry facilities, (10) constant echo in the place (11) too expensive for the condition of the place (12) never actually feel safe there, etc. etc. I could go on and on; however, let's just say that this place is not fit for man or beast. This place should be inspected and shut down until it is up to livable standards. I did not even make it more than 3 months, when I left I was actually sick, my heart murmur was worse than usual and I had a lung infection because the place was so bad. Do yourself a favor and keep looking there are other places that are safer and cleaner.
The apartments are gross, cold, and have old outdated appliances. Management is a joke, and make excuses for their poor leasing agents. Justin the leasing manager is no better. These places catch on fire all the time, there's all kinds of violence. Justine attempted to tell me that things have 'changed' since I lived here, however someone was fatally shot in January... not sure when the change happened. Stay away! Your pockets are worth your life.
Since I have lived here I've heard gunshots 3 times and the gas bill here cost more then in my 3 bedroom trailer... The business is very UNCORDINATED and the staff is VERY RUDE I paid them in full and do to the low intellectual level of the lady in the office I owe a late fee.... I have lived here a few months shy of a year and I WILL NOT be resigning my lease do to the lack of curtosy at the front desk I approached her like yes ma'am and no ma'am just to get yelled and screamed at by the lady at the front desk.... I don't even allow my kids to play outside do to the surrounding people that live here this place is NOT FIT for anyones child in my opinion and is poorly managed.... Sincerely, A man who lives here
When I moved into this apartment it was exactly what I needed. Rent was under $600 but has been steadily going up and I don't believe it will stop any time soon, though nothing is improving. The buildings themselves are quite old but not too shabby. The apartments are open, with large bedrooms and nicely sized(OLD drafty) windows. The complaints that I have are about the maintenance. We have made a lot of calls to the office about things that need to be fixed in the apartment and they are never quality repairs. As I stated in the beginning, this apartment was what I needed when I first arrived but today I find myself regretting renewing my lease. I'm looking forward to getting out as soon as my lease allows me to.
The staff need a class on how to speak to customers or potential customers. Extremely rude and dismissive. I have never experienced nor ever want to experience talking with any of the employees from that apartment complex.
Stay farrrrrrrr farrr away from these apartment they are disgusting its a good price for a two bed but I guess its low because its a bad place to liveand the staff is so rude have major attitudes unwelcoming
