Property Ratings at The Redwood
The only good thing is the location. Management has deteriorated over the years. There is ZERO security in the building, anyone can come in and even sleep in the lobby and packages and bikes are stolen. Amenities are in poor shape, hallways and common areas re dirty and the light bulbs often left dead for months, carpets have not been changed in 10 years, coffee machine has ants. Maintenance is pathetic-takes ages, tells you work is done and gossips about other residents. Dirty premises and no landscaping. Waste of money
Good location but that's about it. Nothing special compared to the other area apartments. Main issue is the rude and unresponsive staff they've gotten at the front desk.
Management is very kind and receptive to comments and emails. Maintenance is just a bit slow in response, but also kind once talked to.
It's a great place in terms of distance to the hospital and UMB locations and has great amenities for residents, but the apartment is severely lacking in terms of addressing maintenance requests. You're almost better off trying to fix your problems on your own.

Maintenance problems take ages to resolve, even if there is an active water leak they will not fix it that day. Amenities regularly don’t work, they do not have security or anyone at the front desk. Would not recommend.

I live in Redwood Apartments almost one year, my living room has a very good night view, always can see fireworks in inner harbor, while sometimes will meet loud noise, expect this part everything is perfect. I also love 9th floor outdoor area, especially in pandemic situation, take a breath and have a good view to see flyover event. Moreover, former leasing specialist Jeffery always enthusiasm and response quickly to my maintenance request.

The location of the Redwood is great, but unfortunately that's the only positive thing I can say at this point. After being a resident here for 2 years, I can't wait to get out. Our unit was not ready when we came to move in (cleaners showed up at 10:30PM the night before, the carpets were still wet). The apartments are cheaply made (there are crooked outlets, the carpets in the bedrooms are warped, our kitchen drawer has collapsed three times). The management here are not only unhelpful, but also extremely rude. They will not hesitate to file late payment notices without more than 24 hour warning. I was told to "take it down a notch" when I was upset about receiving one such notice, despite the fact that rent was paid and they just mis-applied it to another apartment. Two years of never missing a payment and I didn't even get a courtesy email. The cost keeps going up and the quality keeps going down.
I have resided in the Redwood Towers since 2015 and it has deteriorated over time. Property manager has a very bad attitudes and acts as if you are bothering her when you have a need, complaint or concern. She is negligent in caring for the resident needs. They have been getting someone to look at our windows since we moved in. We had to weather proof our windows to keep the air outside from seeping in. One day the wind was so high, I thought the window itself was going to collapse. Who wants to pay high utilities, because the windows are not properly sealed? We have asked about fixing or replacing the carpet in our apartment, because overtime the cheap carpet buckles and we now have a 2.5 x 36 inch buckle in our bedroom floor. There have been entire weeks/weekends when we had to work with one of three elevators, because they were broken. The package/concierge service includes a low budget security company. My husband recently found one of our packages in the coffee room and of course no one knew how it got there. Speaking of coffee, the machine is either not working, no coffee, no cups or lids. Also, this property is located across the street from a club, so forget a quite rest on the weekends/nights when the club is open. Prior to moving in I thought it was going to be the fire station with all the noise. With all the hang-ups & hick-ups, your rent increases every time you renew your lease or you will be forced to pay and addition $$$$$ to go month to month.
The Redwood is an luxury apartment in downtown Baltimore right near the Camden Yards. The place is very convenient to the harbor with a lot of places to grab a nice dinner. Redwood has a lot of medical students in the building but have never had any issues or heard anything negative from other tenants. Parking is available on the street but most people are use the parking garage that can be included in your monthly rent. The only down fall about the apartment building is that the Baltimore Fire Department is right next to the place. There will be sirens and horns all throughout the day and night, but that comes with living in the city. At first it can be tough to adjust to but over time you will get use to hearing them.
