I been living here 3 years and Rocco had 3 management companies since I been here. Valiant maintenance’s have horrible services. My air been out for a month now and they still haven’t fixed it yet. If you plan on moving here don’t. I do not recommend.

I’ve had my catalytic converter literally sawed off my vehicle TWICE in 14 months here. The management changes every day. Been here three years but on my last. Homeless camps everywhere. ATF shootout with residents 2 months ago - google it. And my neighbor has been robbed at gunpoint THREE TIMES in the last year. High turnover with office staff. They lost my recent least and everyone’s door keys. The list goes on. This place is not safe: front gate hasn’t worked the entire time. Pool is green. Trash everywhere. Stay away from this place

For two weeks we tried numerous times to get the proper documentation and employment verification with no luck. The unit we showed you was the unit you moved into, nothing was changed. Our office closes promptly at 5:30 and you came to retrieve your keys well after that. It is disappointing this review does not show all the facts. There was a nice lady very helpful. But then the property manager, I asked him for payment plan to finish my December arrears only one month arrears. He said I was cleared...I log on the portal and it read zero balance. Only to be notified later they took me to a collection agency. I was ready to pay but really taking me to a collection agency. It's a nice place but people working there not good people. Now I have a collection record in my credit file.

To begin with, the day we were supposed to move in, the apartment wasn’t ready and wanted us to move in the following day while still playing for the prorated rate. Afterwards, A/C went out for a few months and nothing was ever done. Multiple maintenance requests and we didn’t get any answer under after a few months. It was unbearable. Big bug issue (even though you’re paying for pest control) Management got worse after they changed and the property manager isn’t looking out for his residents but for himself. They disregard everyone to the point it seems like they don’t even work. Maintenance guy is obnoxious and purposely starts stuff with residences that I know. He seems to be very small minded and doesn’t like criticism. Overall, you get what you pay for.

Your apartment will be 80 degrees all summer. Of all the crappy apartment management companies out there, this one takes the cake. All the 5 star ratings on here are fake. Their renovations are lipstick on a pig. The only the thing they do well is collect rent. Moving out was a nightmare. The water for my washer would not turn off at that wall and they told me it does not classify as an emergency and the emergency maintenance man lives an hour and a half away. They said if I didn’t get the washer out I would forfeit it, but they wouldn’t just turn the building water off for 5 minutes and cap it at the wall. I had to turn the water to the building off myself and buy a cap and do it myself. The manager told me to my face I could turn in my keys on Monday, because our lease end date was on a Sunday, only to turn around and try to charge me for a day of rent. Do. Not. Live. Here.

So I have lived here for 5 months. There is a gate that is supposed to close at night, has been open the past 2 months. As of the last month or so, when I call the office, I get no answer. And when I leave a message, I don't get a call back. Rocco can improve with their response to maintenance requests. The main time mine was serviced within two weeks is if I go into the office. I literally had a messed up fridge for about a month . I put in one ticket, and it was "resolved" 2 weeks after the fact. I had food go bad. When they "fixed it" the first time, it wasn't fixed. My fridge was still running warm. After my food went bad the second time, i had to buy a fridge thermometer and add that picture to the second ticket in which it was resolved but still had to go to the office to get this looked at in a timely manner. When I moved in my light switch in my living room was working, but the wall plug had a damaged face. That was replaced but the switch didn't work after that. I have literally put in 3 requests to get this fixed and it still hasn't been fixed but the tickets have closed and yes I respond and let them know that this issue is not resolved.
It's a good value, but something about the area made me feel slightly uneasy.
I’ve been leaving here for almost 2 years. And to be honest, when I moved in, you can tell they where changing management. They would take forever to work on maintenance orders. But now I don't have any problems. One time my upstairs neighbor A/C started licking at 3 am and maintenance showed up minutes after and fixed it. They even have a program that picks up the trash at your apartment door!!!
I enjoyed living here barely had issues aside little maintenance things which were fixed.

I won't recommend it to others because this complex isn't the safest place or in the safest area. Many of the people that ask me about apartments aren't originally from an area like this, so I wouldn't recommend they come to this area but a more ex[emsive area.

The ONLY thing that turned me off about these apartments was the leasing office. The pillows on the chairs and couches are dirty looking. The leasing office says a lot about the apartments and this office left a bad taste in my mouth. HOWEVER, the young lady I dealt with was very nice, very knowledgeable, and made us feel welcome. That I can appreciate and makes all the difference!!! Fix the office.
I think the value of the apartment matches what you get. However, there are some issues with the amenities working correctly.

I would as the grounds a well kept. The office and maintenance staff are amazing. Timeliness in certain repairs are not good (entry gate down for 2 weeks) (pool cleanliness/repairs)

There are some issues like all places but the staff has really stepped up to assist with these problems and I think thats pretty amazing.
I would recommend these apartments. Because I put the work order in and 2 days later it was fixed
I cannot say this with more emphasis: DO NOT MOVE HERE!! Constant roach/bug issues. Office claims it is being taken care of, but I'm always seeing them around. I can't even bring myself to cook in my own kitchen anymore because it grosses me out. I can't wait to leave. Shoddy workmanship on walls, doors, cabinets (one won't even stay closed). There are paint stains on the floors since i moved in (I did not paint anything myself). The doors opening up to the washer/dryer connections keeps popping off the track and is crooked. Appliances are all extremely basic models that look like they came from the 70s or 80s. I'm an 80s kid and we had better appliances than these. Last summer I kept getting wasp nests on my balcony and couldn't even go outside without being attacked by them. They even were getting inside through cracks in the doors from improper seals. NOT the best thing when wasps scare the crap out of you (allergy runs in the family). Neighbors are loud, and sometimes I can hear arguments really well through the floor (I'm second floor). Whenever I have a maintenance issue it takes forever to get it done...it's really not the maintenance staff (they come real fast once they know of the problem), it's the office staff that neglects to get the notice in. One extremely hot weekend I had no air conditioning because they did not notify maintenance of my problem. I called and talked to them on Friday afternoon (with a promise it would be fixed the next day). Saturday I was gone from early morning till late at night for work and when I got home--NOT FIXED! Sunday they are closed so no help there. It wasn't fixed till MONDAY; and only because I left a not so nice note threatening them I would not renew my lease. Maintenance did not even know of my problem (they had been there all weekend fixing other AC units with the same problem). Also, they have a contract with a tow company which is shady. I've had a visitor for just over a week (WITH a visitor pass in windshield) and their car has been towed TWICE. First time it looks like they took the pass, folded it and then tucked it down so it couldn't be seen. Passenger door was also unlocked--which it was NOT when he checked his car the night before. Unfortunately, we couldn't prove what they did, so $300 out the door. Now it happened again this morning and we have to wait for the office to open to talk to them! NEVER NEVER NEVER MOVE HERE.

The apartments are old, and you can tell. There are holes and cracks in the wall. I?m in a newly furnished unit but it doesn?t cover the fact that bugs, ROACHES, can easily access you apartment easily.
I love the environment and leasing professional. I am a little skeptical about break-ins as in do they happen often?
I would recommend this property to friends or family because the location is great and the property is very well kept and the staff is very professional.

RICARDO IS GREAT. HE CLEANS UP BEHIND HIMSELF. HE ALSO BOOTIES OVER HIS SHOES TO PREVENT DAMAGING CARPET/FLOORS. HE TRIES HARD TO GET THINGS DONE IN A TIMELY FASHION. HE COMMUNICATES WELL. THE ONLY MAINTENANCE EMPLOYEE I ALLOW TO COME IN WHEN I'M NOT HOME.
Maintenance has always hastily responded to any issues with my unit. Maintenance also does a stellar job on grounds keeping. For all the animals and heathens that reside here who have no regard for the word "tidy", the maintenance men fare pretty well on keeping clutter to a minimum.
We are have water problems since we moved in the water was shut off three times last week, I was late for work because I had to go buy water and boiled just to wash up for work
Upon my move in date I didn't care to have carpet in the living area, and they instantly had it removed& replaced with lanolin, on a moment's notice
Arcadia is a nice place to live with one exceptal flaw under to have no more than two visitors at a time or cars would be tolled away. What if your house is place for dinner guests unable to attend due to me feeling they will be tolled away.
ANDREINA was absolutely fantastic, ver personable, professional and helpful. In all of the apt complexes I have looked at in the last few months, she was the only one that lived on site which is always way more helpful and insightful!!!
I love my apartment any day, anytime. The staff are ready to help you however they can. They communicate so well and their manager definitely knows her job. I'm blessed to be here because when I first moved in, I felt I wasn't going to enjoy it. I'm a first renter and I'm definitely enjoying it daily, my neigbours are just the best! They all help with making sure our surroundings are clean and we built like a small community amongst ourselves, what more can I ask! Sometimes I feel no could give the maintenance guy some money after a job well done, he's definitely passionate with what he does. Asides from the towing of cars because of passes which they feel it's for security reasons overall I've been living here for 1year( I'm planning to renew my lease) and I would say if you're looking for an affordable place, hardworking staffs to deal with, safe area and with an easy commute, then ARCADIA is the place to be!
The staff is so professional and friendly. Raenell was very helpful with my move. Also, the maintenance guy was reading available to assist my needs while moving in. The newly renovated apartments are worth the price. The apartments are very spacious. Quiet neighborhood. Great neighborhood. Central location to shopping and neighboring cities. Highly recommended.
I wouldn't say I won't recommend the apartment but I will just recommend that the exterior should be taken care of the more. I'm glad they painted the walls and railing but I still the gate entrance should really be a wide factor to get a lot of people here. A lot of my friends feel it's the worst apartment from the outside until they come into my unit. I'll really recommend that the entrance to the apartment should really be more beautiful than it is right now
Since moving in 2 yrs ago, management had changed 3 times. The new management is very rude. They answer the phone Arcadia no name given just Arcadia? They tell u to put your work order in online or come into the office. Why when I've asked for things to be fixed almost 8 months now and still nothing. Well I still have ROACHES, OLD STOVE WITH BROKEN BURNERS AND THE OVEN ONLY GETS HOT ON THE BOTTOM, THE FRIDGE IS LOUD, THE VENTS ARE NASTY. A/C FILTER NEEDS TO BE CHANGED, BLINDS NEED TO BE FIXED, TOLIET DOES NOT FLUSH ALL THE WAY, THE BATHTUB IS PEELING, OOH DID I MENTION ROACHES!!! CELING FANS DO NOT WORK. You see trash overflowing feom the dumpsters, dirty pampers in the street, kids running wild, staying on this back side is horrible. Good thing there's a police officer on the property. Who does nothing but harass people about coming in the wrong gate and their loud music. When he should be and so should the property owners and management. Should be worried about what's going on, on the back side of ARCADIA!! Don't come through here at night. You'll see mice, ROACHES, trash, people hanging out. Can't wait for my lease to be up next month!!!!!!!! Management and Maintenance both are LAZY!!!
So my experience here has been horrible not only did they not have my apartment ready on my move in date but I didn't get to move in until 3weeks later from my move in date! I could write a book on how bad these apartments are cause since I have moved in it has been a nightmare
I separated one Apartament that they said was gonna be available for sure in August 5. So we pay the deposit and we where see the outside of the apartment the persons that was living the Apartament we put on hold say they were never gonna move. So I call Teresa who is the manager, and she said that they're gonna make an eviction with them cause they do not paid rent. So I believe her and 2 days later she said the apartment was not gonna be available. She offer me an smaller apartment but I pay for the big one. They never give me back my deposit. They take my money !!!!! And they know we have 2 kids! These people are the worst!
I'm living in this apartments until October. Can't wait to leave. There's a lots of bugs here. The administration is awful! They don't want to repair anything. I'm trying everything I can do since I have 3 kids to kill the bugs but is impossible! Please never move here. kenzy
