I just moved in here last week (July 24th) . I moved from a THIRD FLOOR apartment that consistently held a temperature of 65 degrees even if it got up to 110 outside. I explained this to maintenance and he says “No not here. You will be lucky if you get 73” and their system FREEZES at 69 degrees. I might accept this BUT it’s only getting hotter in here. (It’s 77-78 now and has been going ALL DAY!!) The vents don’t blow in the kitchen, dining room or bathroom. He says it is and that there’s no blockage (he hasn’t checked) I didn’t want to write a review but I just want to warn others. This is Dallas, TX where it gets extremely hot. If the system is old, FIX IT! They will certainly want my rent in a couple days! The ladies in the office have been really nice about this but I guess there’s only so much they can do. They really need a PROFESSIONAL HVAC tech to check this system. I can’t even sleep because I can’t breathe because my nose is clogged and it’s extremely uncomfortable sleeping while hot. I’m already contemplating breaking my lease which is something I have never done.

My truck got stolen and management was no help. No surveillance cameras of any kind. The dog park is always full of dog poop- as well as around the property. Finally, I was charged $734 at move-out just to replace carpet in a 1 bedroom apartment AFTER I already paid $150 to fix holes in the walls with new paint.

My husband and I have moved here from out of state two months ago. In these two months I have gone to the office more times than the apartment complex we lived at previously for two years. When we moved in we were asked to fill out an "inventory and condition form". In our experience the items that get marked as an issue on said form will be approached by the office/maintenance staff and corrected within the first few days. We quickly realized that this was not the case and approached the office concerning the major issues we found; i.e. front door not closing properly/fully, missing appliance, ancient stove, front porch light not working, kitchen plumbing issue... A member of maintenance came shortly after we alerted the office that the sink was leaking and fixed the issue - great response time, we felt very important and appreciated their willingness. But then things went downhill. The front door remained untouched until my husband went twice and I went once to the office to make it clear we were uncomfortable (three weeks post move). A few days later someone showed up to fix the door. The door took two days to fix. While the maintenance manager was in our apartment to fix the door I asked about the stove - he said he would talk to property management and see about getting a new one put in. In the meantime we were told they were ordering a microwave and they would install in the following week, which it was (one month post move). I was told the fourth week of August (7 weeks post move) that the work order for a new stove was only put in on July 29th (even though we approached them about the stove multiple times during July) and they were still trying to find a stove from another apartment to move into ours. Two weeks later and I just checked again - still no new stove. For the average person this may not be an issue, however I have an autoimmune disease and must cook my own food. I even shared this with the office and maintenance staff but... nothing. While I have been using the stove for the last two months, it has proven to be extremely difficult and unreliable - cook something twice and one time it's fine, next time it's burnt. When I looked at an apartment prior to moving I was assured that the oven in our apartment would be newer than the one I saw - the exact opposite happened. The office staff have even referenced our stove as the "dinosaur" stove and they thought they removed all of them from the property. I'm hoping this issue gets fixed soon.

Quiet area, plenty of parking space, staff friendly
Gates are always broken, one reason why I moved in. They told me they would have the gates up but still broken. Neighbors are nice and quiet. Dirt and mud on the grounds, landscaping is nice on the outside but horrible on the inside. Since I have moved in I constantly step in mud, after washing my car I have given up. Termites have eaten the bottom of my door, it took 2 calls for them to come out and replace the door from the gaping hole at the bottom. Trash on the sides of the dumbsters. Walls inside the house are painted so they chip like nothing. Maintenance is slow. To use the laundry you have to have a card from the main office and refill from the main office. You can't use $1.00 bills, you have to use $5, and $10 bills. This isn't convenient at all, especially if you work late during the weekday, and the machine has been broken twice since I've lived here.. I'm overpaying, if you are trying to save money you need to look elsewhere. For more modern updated apartments you could be paying $700-$800 and have a bigger place with more luxury.If you have pets, it's $400.00 for each pet. My cousin lives in Frisco and paid $150.00 for his pet, come-on lets be real! RENTERS BEWARE
Summer Villas Apt : a nice and clean environment, their staff are commit, courtesy, prompt on their work orders. It's family friendly, it's a gated community, pets have there on area to play and handle their business. Theirs plenty of car ports for residents and extra space for your guest. Also for your kids, the bus pick the kids up, right outside the gate. I have live here for 6 years, and I love it here, this is my home, I hope to be here many more years.!

it's a good apartment to live in. Quite and peaceful.
I rented one of the newer one bedroom models and it was very nice. Came in to the apartment with brand new stainless steel appliances, new moldering, hardwood laminate floors and refinished bathroom. Management is very nice and accommodating. They will work with you in just about anything that you need. I was signed and moved in within 3 days. Very quiet neighborhood atmosphere where the garage actually gets taken away. Rarely do you see an overflowing dumpster. No reserved parking so you have access to overhangs and you never have to fight for parking. Overall I would reccomend this to anyone looking for a nice quiet apartment.
