Hello, After reading some of the reviews from 2022 I can say that some of the issues reported here I can agree upon and have experienced. A rough start the first months living here. No Doubt. I moved in here August 2022. The Elevators, Smoke Alarms, Power & Water Issues, Parking Structure / Security for sure. That being said.... The current Management Team here at Riverview has been exceptional in a 24-hour communication, response & repair mode. There is a lot to be done here, and they are making the necessary changes to make this a place to be, and live. Rome wasn't built in a day. My impression is that things are heading in the right direction. The views to the East, and West are really Cool. My suggestion is to get an apartment closest to the top as possible :) Downtown Memphis has its hidden Gems. You just have to go out and find them. Good Luck. Scott N. 18Jan2024. Apt. 1806

I promise you with my whole heart that you do not want to live here. It is roach infested, leaking EVERYWHERE, and management will not respond to you or address your concerns. If you want to be miserable for the entire lease period and afterwards, this is the place for you.

Don't let the downtown area and view of the river fool you into applying here. The leasing office does not care about you or your problems so save your energy and stay elsewhere. The management just wants your money, they don't care about you. Anything and everything about this whole building is horrible. The building is poorly made, elevators never work, staff will be extremely rude to you, leaks everywhere, hallways are always dirty, smells so bad, flooding in the lobby and through your apartment windows when it rains, garbage chute barely always has an issue, bugs in your apartment, etc etc. I have never experienced anything worse than this.

I’ll start with the good. The balcony views are very nice, there’s lots of good natural lighting within the apartments, and the package system was very convenient and easy. When I lived here, it was also one of the cheapest options for a prime location in downtown Memphis. Now, for the bad. I saw a few reviews mentioning roaches before I moved in and I wish I had listened to them. This building is irrevocably, absolutely, and utterly INFESTED with roaches. The management team will assure you they provide pest management services periodically and upon resident request for a specific unit. They do, but it does nothing. This building needs to be fumigated for the problem to be solved—apartment buildings like these are like highways for roaches; if one person has them, you all do. My mental health deteriorated drastically while living here due to this recurring issue. I have OCD—it didn’t matter how clean I was, I still had roaches. I spent as little time as possible in my apartment due to this issue despite having pest control come on numerous occasions and doing everything within my power to control it. When I lived here, the hallways always smelled like a dirty rag. There are three elevators to use and often times only one was operating. If you have to take the stairs to your apartment, be prepared to crunch on up over roach carcasses galore. I lived here for a year and the fire alarm went off on 3 separate occasions in the middle of the night. When I moved out, they nickel and dimed me over anything they could. Cigarette butts will fall from neighbors above onto your balcony when you’re trying to relax. This place is not worth the rising rent. You can find way better in Memphis for an equal or lower price. Beware.

Intro: I lived there for 3 years but I recently moved out. It was first called the Renaissance, then Renew Riverview, and now I see it’s called Indigo Riverview. I feel like that’s a red flag in of itself. Dear reader: IndiGO live someplace else!! The good: When I first moved there, utilities were INCLUDED in the rent. That, plus the huge balconies + view sold me! I had sooo many closets, a spacious unit, my neighbors were friendly, + I LOVED living downtown. Zero bug issues. Never heard about any break ins inside the apartments so it felt safe. Now the bad news: Garage had so many issues: car break ins, pipes breaking then flooding, garage is often packed, + the door to enter apartment would malfunction so they’d just prop the door open. The apartment started charging me utilities, yet I only had access to heat in winter vs air in the summer. There weren’t any stainless steel appliances, washer dryer was not included my unit, no granite countertops, etc… yet they raised rent every year. 1-2 out of the 3 elevators were often not working, fire alarm constantly goes off, pool is pretty small, gym (might have been updated since I’ve left) was small + limited. My upstairs neighbors just throw trash or dog poop off the balcony and it would often land on mine. When it storms really bad the power goes out + the pipes would run brown a couple of hours. Dogs peed in the hallway/elevator… and to top it all off— I started to get bugs my last few months, despite living very minimalist + tidy…. That was definitely the LAST straw for me!! I don’t do bugs. Did everything I could yet they were still coming out the cracks in the walls, drains, etc!! Further context: The main reason I renewed my lease before was because my job was literally walking distance and my school was up the street. Also, they would offer me one month free rent when I would renew. (They didn’t offer it to me that last year I was there, which was the final sign to just move out.) Would NOT recommend to any of my loved ones!! Management would very often incentive us to write good reviews— if you see one, don’t believe it, it’s likely fake!

You make a valid point that the property recently came under new ownership, yet most of your critique is focused on previous conditions and actions. New ownership is focused on important upgrades for the property. For example, the pool is being completely renovated with reopening scheduled late this Summer (2022) or early Fall. The current ownership is happy to see any review as it often leads to transformative communication. However, there are no incentives for "good" reviews. We wish you the best in your new home.
I went to tour this apartment and it was shockingly dismissive to a prospective tenant. I had scheduled an appointment ahead of time and no one was there for the appointment OR answering the phones when I called. I ended up waiting outside for 20 minutes. Finally, the building owners walked by on some tour they were doing and just ignored me, even though I was very clearly trying to get into the building and calling the main office. And they "validate" parking by offering a discount, but not actually covering the price of parking. I don't know how the units are, but I saw a LOT of warning signs from my attempt to visit.

Do not trust the leasing team. This building is dirty with roaches. The halls stink from the trash shoots. The elevators are slow and inoperable at times. The staff is rude ! The units and appliances are outdated- but over priced !!

I love my home. I love this building, the residents and the balconies. There are not many people who can open their balcony door vertical blinds and see the Mississippi River At night time, you can sit on your balcony and watch the light show on the new bridge. It looks awesome. And I can't say enough about the staff here. They are really great. Benjamin1, Benjamin 2 and Kelly are always nice, friendly and very helpful.

I’ve been here over two years. I liked the new management at first, but re-signed my lease and got hit with a utility bill. The first page of my lease has utilities included. However, on page 15 there is literally one sentence basically saying ‘just kidding! They’re not included.’ So be careful. I also have had COCKROACHES in my apartment this last couple of months. They’re everywhere - in my dishwasher, on my countertops, in cabinets. Terminix has come in to treat, but that did nothing so it’s a definitely building issue. TLDR: Utilities are not included. Cockroaches are.

Have lived at ReNew Riverview for over a year. Great location with unsurpassed views of both the city and river. Very nice amenities with West facing pool that gets loads of sunshine in the summer. Excellent value for money

We selected a studio with a city view and love the lights, and the trolleys, and the people. The renovations are ongoing in a very organized manner and are lovely. The building changed management in 2019, and the new team has been committed to renovating and updating the building. While there's still some work to be done, the changes look great and the staff seem excited about the developments. The apartment itself is nice and the location is great, so you get what you pay for.

I have looked past the smell of hot garbage, the inconvenience of one working elevator, broken security entrances, stolen packages, a green and unswimable pool and other various maintenance delays as new management works diligently to figure out the building. I have even on occasion praised them for doing the best they can given the circumstances. But even with ALL THESE ISSUES common courtesy and customer service are concepts unknown to the office staff. As a resident in this bldg for over eight years, if you expect me to "Renew" Riverview you could at least act like you appreciate my business. If you are considering this place please note the balcony views are not impressive enough to deal with consistent inconveniences, lack of customer service, and no regard for consumer loyalty. And don't bother getting to know your neighbors, they won't be there long: high turnover. The recent reviews you have read are from concerned residents who simply want the amenities and service we were promised and pay for. We are hoping to save you from a bad living experience: PROCEED WITH CAUTION.

FYI there is nothing in downtown Memphis, so any talk of nearby attractions is a lie. The view is notice until the sun comes out then it is so unbearable that you'll find you never use your balcony (ever). A new company bought the building so any good reviews are based on the former owners. Since then there have been countless incidents of unjustified late fees, insanitary living conditions, and no working AC or even power. Moreover, the neighborhood is increasingly dangerous. There was another murder on the street just blocks away and someone was even stabbed to death in the stairwell of the building a few years ago! If you want to experience Memphis I would strongly advise you move elsewhere. You will soon learn the Beale Street is overrated, downtown is completely empty, and the riverfront is full of mosquitos the size of small dogs and you'll never go there more than once. Just don't do it...don't say I didn't tell ya so.

The view of the Mississippi River and I-40 bridge is wonderful. It is an older building, high rise, thus giving it lots of maintenance issues. The residents are various, from law students, elderly & working class. Just in the past year there have been several less desirable types, loud, intoxicated, smoking marjuana heavily enough to seep into the halls. Plus office & manager changes, little to no security & they just sit but don't question those coming & going who follow residence using their keycards.

On the whole, my apartment building is pretty solid. It is an old building in the heart of downtown Memphis. A lot of the residents live in the same area of our building. The biggest perk is that the utilities are included in our rent. You have beautiful views of the Mississippi River as well as the city as a whole. Everything is pretty much in walking distance. The city's trolley stops right outside our building. We're close to Beale Street and the FedExForum. The only downside is that there are frequent repairs being done to the building. Although the building has three elevators, they are not always working at the same time. Water and the HVAC are connected. When maintenance works on one, the other is usually effected. Otherwise, it is a pretty good place to live.
