Property Ratings at The Republic
I have lived at the Republic since August 2022 and have had continuous maintenance issues that make's the building a difficult place to live comfortably. During summer heatwaves there were multiple occasions the AC broke and took days to repair. From ~September to December the hot water rarely worked. The worst part of living here has been the awful insulation in the building and specifically the windows. Even with the windows completely closed you can feel cold air streaming into the apartment. It's very difficult to stay warm in the apartment, despite the heat being on and resulting in a procey monthly elextrical bill.

Thank you for your feedback. We are pleased to report that the malfunctioning circulating pump that effected hot water supply last fall has been replaced, and hot water is consistently flowing through the building. The malfunction was caused by a blackout in this area of Philadelphia, and our receipt and replacement of the part were unfortunately delayed by significant supply chain issues. We acquired The Republic late last summer with the intent of making upgrades to improve your quality of life, and the issues you have mentioned are informing our investment plans for the property through 2023 and beyond.
The building's former management was great, but everything starkly went downhill immediately in August 2022 under new ownership, Sentinel. Poor (absolutely non-existent) communication with tenants even during emergencies (such as the A/C being out in August with our building reaching internal temps of 90 + degrees), and hiked up utilities rates/fees immediately (was paying about $100/month in utilities, now about $200/months in utilities, effective immediately under new ownership). I know that the cost of energy is up across the country, but the immediate and substantial hike is notable, considering that I've been in this building for 3+ years and it had never been quite that bad.

I used to love living here under the old management, however the new management under Sentinel has been absolutely abysmal. If you are considering this apartment, only consider reviews posted after July 2022. We were left stranded during a blackout in late August, and many residents were forced to vacate their apartments during this time due to temperatures in the units exceeding 87 degrees F. We were left with no water and power for a day, and it took a full extra day for the AC to be fixed. The only communication we had during this time was through one resident's conversation with the building manager over LinkedIn. Whatever you do, don't live here.

Had a rough time finding a place post-Covid. Three other apartments either had sketchy practices or let the apartment I paid to apply for get snatched from under me. Republic’s leasing office got back to me very quickly for a tour of a nice place in a great area for a good price and made getting the apartment very simple.

Republic is at a great location. The building is modern clean and quiet. Front desk doorman helps ease your mind about safety and they conveniently hold your package deliveries. The common areas are great and the gym is a really good size with a good variety of strentgh/cardio equipment. Everything in my apartment was clean and ready upon my move in.

It was very easy to set up a tour and sign my lease online. Overall good value, though it is an older building. I am also very pleased about the quietness despite being on one of the lower floors.

The republic is a great place to live- the amenities are fabulous and the layouts are open and spacious. This is a great building for prime location and affordable pricing.
Great apartment to live in. Management is courteous and responsive. The only issue I had is with the construction site right next door. The experience living here would have been perfect if there is no construction noise.
Apartment located in great location. There is in-house laundry and dryer for every unit. Flat surface kitchen is also one of the thing I like it. Although I feel expensive,it is difficult to get such condition. Negative point of this apartment is poor management office. It takes forever to get response from them. When I complained about it, they asked me visit their office during their business hours. There are two person in management office, men and women. When you contact them as guest, women may take care you and she respond very quick and you might satisfied. Once you live in the apartment, men take care the resident. He take forever to respond or always try to ignore the requests. Be prepare for poor management.
Walkable to almost anything in the City. If you are looking for an affordable apartment in Rittenhouse with a doorman and modern appliances, 1930 is a great option. Staff is friendly and maintenance requests are resolved almost immediately. The downside is that the apartments are very small and there is a lot of wasted space in the hallways. There is also the issue of the hot water going out, sometimes for a week plus in the dead of winter. This has happened in 2 of the 3 winters I spent here.
1930 Chestnut Street is a great apartment complex. The location is perfect, especially if you work in center city. It is close to the park, close to many restaurants and stores. The only downside is that the apartment is very pricey for the size given. You will essentially be paying for the location. It is small, but decent sized if you are living in here for a short term.
This is a nice compromise of an apartment. Its a little small but nice and clean feeling. Not the best location but close enough and means you don't pay that extra premium to save a 4 minute walk. Staff are generally quite good. Overall I would recommend it.
