place is trashy and ghetto and ton of hidden fees, rent is automatic 100$ extra even on the 3rd day. beware of this property and do some more research on a more reputable place to live

I went on a self guided tour of these apartments and I was amazed and the lack of effort. The unit that I saw was not clean. There was long hair everywhere. The cabinets had food and other things stuck to it. The appliances were old. There were dead roaches in the bathtub and in the bedroom. There was a weird smell to the unit. I was disgusted. But ohā¦..they have keyless entry. So I guess that great. I couldnāt get out of there fast enough and definitely threw my shoes away. Lol

The only thing this apartment complex has going for it is itās location. Other than that, this place doesnāt offer much. Finding parking is difficult (they charge you for an unreserved spot btw), the trash is constantly piling up since there is only one compactor for 15 buildings. The apartments are poorly made and poorly maintained, theyāre in dire need of renovation. Maintenance team is understaffed and their supervisor is inept. Heāll try to find quick and cheap ways to fix things which in the end doesnāt really fix the problem and makes the process even more of a time consuming hassle once you have to make another maintenance request for an issue that shouldāve already been fixed.

DO NOT RENT HERE!! Besides "security" being rude and unprofessional, the parking is inadequate. Service requests and calls to the leasing office go unanswered. They'll tow resident vehicles for any reason they can find. Management shows zero concern.
Me and my boyfriend went today to tour a unit in this property and let me just say it was quite an experience. When we arrived at the gate we had a very nice person tell us exactly this: "Just like I tell all the new residents who are considering moving here, good luck, and not in a good way" then the gate opened and we had to drive through quick. Once we began the tour we went alone to the apartment since it is a self tour and once the door opened a VERY strong and VERY sickening smell came out. It was like clorox times 100. The smell was so strong it was making me and my partner light headed and very nauseous, it was also making it very hard to breathe. We were only inside the unit for maximum 10 minutes because we could not stand the smell and we kept feeling more and more sick. Turns out there was an Ozone generator in the kitchen (if you do not know, ozone is extremely harmful if inhaled, and even just a little bit can irritate your lungs and make you feel a bit sick). Someone had most likely put it there to purify and clean the air and then forgot to remove it before opening it for tours. Needless to say we told the leasing office and they said they had to idea that machine was there and were terribly sorry. We left so quick because I did not want to stay there another minute. It's been 2 hours since we left and our throats still feel very irritated, chest feels a bit tight and a bit of nausea.
Management is not helpful. When you have issues they wont respect you or show signs that they want to help you. Trash place is always full of trash bags and is very bad. Lately, lot of crime in the community. I would not lease here again.
Horrible customer service from onsite staff parking you have to pay for and then others park in your paid for spot and office does nothing service orders for apartment repairs take weeks to fix Do yourself a favor look somewhere else
I applied for a apartment 4 months ago and was denied. I have been trying to get refund on deposit for almost 4 months. They do not answer phone unless it is for sales and they wonāt give you corporate phone number or address
Its a nice apartment even though, I don't have updated appliances. The rent is pretty high. But the neighborhood is quiet, has a manned gate, and quite a few amenities. Overall, it's a decent place especially for my first apartment.
A two-part complex, The Reserve and The Park. My apartment is in The Reserve portion; biggest difference seems to be that The Park side apartments have small screened porches, The Reserve apartments do not. Apartments themselves are spacious and have efficient floor plans. Starting to show some age effects but very well maintained and, being apartments, the noise is greater than one might want sometimes, especially if neighbors have small children (and there are many families here). Management is pleasant and helpful and maintenance is always quick and effective; emergency calls on weekends take a bit longer as only one person is on call then. A limited number of garages are available as are a few covered "reserved" spots. Grounds are well maintained and have many trees but otherwise fairly plain. Very few significant community activities and those tend to center around the pool/club house area, which is not centrally located but quite nice. Nearby Okeeheelee park is large and nice with walking trails, biking, a small golf course, and water sports, as well as a nature center and formal water skiing and BMX facilities. Grocery store, (Publix), pharmacy (Walgreens), and Walmart within walking distance and a mall and other stores major and minor close by. Interstate 95 5 miles straight east on major road make access easy; turnpike access nearby as well. Been here two years and will stay for some time. Rent-wise this is one of the most economical large developments in the area.
THE GOOD: Location - 5 minutes to Wellington Mall, 10 minutes to I-95, 5 minutes to the Turnpike. Ease of entry - two gated entrances (one on Jog Road and one on Forest Hill) make it a breeze to get where you're going in any direction. Apartment size - huge for the price you're paying (nothing close to this in the area). We pay $1565 per month for 3BR/2Bath with huge living room (approx. 1450 sq. ft.). Very clean community and great place to walk your dog. THE BAD: Really not enough parking spaces (but always seem to be lots of empty covered spaces for rent)...doesn't seem like you should have to rent a covered space, just so that you have a guaranteed place to park. THE UGLY: The trash compactor area is a mess every morning (so better to take your trash out at a different time of day than morning).
Great location, adjacent to wonderful park and near shopping. ??????????
