I rented from the reserve at 77 for 2.5 years, and in that time, my apartment flooded 4 times from the unit next to me, they found high levels of asbestos, and I found mold throughout all of my air ducts. The worst part of all, however, was the leasing agent in the office. Flo managed to offend both me, my mother, and my father when we simply asked her a few questions regarding moving into another unit. I honestly don’t understand how she hasn’t been fired, whenever she is at the leasing office, she keeps all the doors locked and ignores anyone who tries to come in for help, we had to go as far as sit in front of her and make her do her job in front of us, in order for her to respond to a simple email, which we had asked her to respond to 15 different times throughout a 6 day period. She was directly disrespectful to my mother and I and told us that they she couldn’t help lower the cost of rent even though large amounts of mold and asbestos were found.

This is the worst place I have ever lived, Expensive for what you actually get, You have to pay for your own laundry while others steal or Remove your clothing to take the machine time, Also infested with roaches and black mold as well as the office refusing to answer the phone for residents!

As you probably should with any rental situation, make sure you take pictures and document any little detail that could possibly be held against you on that move in form. Check ceilings, walls, baseboards, bathtubs, windows, closets, floors, carpet, cabinets, EVERYTHING before you turn in that form and document as much as possible. I moved into this complex in March 2022 knowing it would just be for 6 months. There were damages that were already present in the apartment which the leasing agent even pointed out. I mistakenly didn't document everything on my move in form so that was my mistake. After moving out September 2022 I was EMAILED a statement of charges for $275; $100 of which was for cleaning and $175 was for damages. I had to ask to even be presented with the pictures that were taken of these damages, two items of which were on my move in form. I spoke with an apartment rep after reviewing the form and pictures and she said she would speak to her supervisor about reducing the charges by $50 for those documented damages. The next day I receive an email from the billing company that no charges would be waived. I call back and ask about the $50 and could they compare the results from the last tenant to prove the damages were already there. All she could find from the previous tenant is that there was some trash that needed to be removed and a broken window (which I was not charged for). But it appears they went through with a fine tooth comb when I moved out. When I asked why her response? "Different employees, I guess?" The billing company was willing to give me the $50 after the complex finally came back and said the charges were indisputable, even though they had to go by what was on the move in form but couldn't give me the same consideration. I HAD spotless rental history and couldn't afford for this to go to collections nor could I afford to fight it in court so I had to go ahead and make the payment and I am disgusted.

At first glance and even on viewing it seems nice, reasonable, and friendly neighborhood. Well it’s not. First off prior to moving in they refused to let us see our ACTUAL apartment “due to covid” so we walked in not knowing what the home actually looked like. The first couple months we had a leaky ceiling which over time after some maintenance patch work got fixed but in a couple of months will need more work. Office staff is rude. They don’t answer phone calls and only respond to emails or complaints via website. They even go as far as AVOIDING there own renters call (I called several times from my personal number NO answer, once from a fake caller ID they pick up first ring). Over the summer our A/C went out and after going back and forth for 3+ weeks in 90-100 degree weather was finally fixed. (They provided us with ONE window A/C unit for a 2 bedroom apartment and when we complained about it pretty much told us to be grateful or give it back). I’m a pretty clean person but for some reason I could never get rid of the roaches. After three months of living there our rent went up $60 for additional “community fees”. The amenities you pay for are very lack luster. The gym has bare minimum equipment and the pool was closed half the summer due to vandalism or it not being properly cleaned it up to par. More or less The Reserves will never get my money again and I would not recommend this to anyone. It wouldn’t even be that bad if the office staff were a little friendlier but they lack customer service skills completely.
When I started renting this apartment everything seemed great. After a year of fighting to get stuff fixed and a couple car windows smashed, I wish I would have found another place. Unless you like people stealing stuff from your car. The place looks nicer than it is. Don't let it fool you. The pool and work out center are closed frequently due to vandalism. Sound familiar? Also due to the pandemic, they have ZERO office hours. Apparently the pandemic is the perfect excuse to get paid and not have to do your job anymore. I hope you like writing emails and waiting for a lack luster and rude response only to have the conversation take days upon days when it could have been a quick trip to the office. And don't even get me started on the roaches. 1/10 WOULD NOT RECOMMEND.
When I moved in no one gave me any information about how to access apartment amenities. I was also given the wrong keys and it was a big stink to get the correct ones. Every time I reach out to the office staff about anything they are extremely rude and short with me. The only reason I continue to live here is because I can't afford to move currently. Otherwise I would not have renewed my lease. The apartments are not maintained very well and any maintenance is not communicated well. At one point there were people working on the roof all day every day (even weekends) for a few weeks with no notice at all. Same with any other maintenance. They might tell you something like pest control is coming but they might never show up or they might randomly show up days after you expect them. My biggest gripe by far is how rude the office staff is. There's only one nice person in there, and I appreciate her but everyone else is really truly awful and they have made me cry on a few occasions with how rude and dismissive they were.
Make certain any issues are taken care of before move in because it's difficult to get a repair response.
Large units and lots of green space but unit was filthy upon move-in and I had to spend the first few days scrubbing and cleaning every surface. Office and maintenance staff are nice.
This apartment complex is the best experience we have had! Staff are extremely friendly and very easy to get ahold of. Office hours are super convenient, too! We love the location- there is so much around and its just minutes to the major highways. The units are clean and renovated, there are plenty of trash bins around the community, and even a spot to put large items. We absolutely love it here and are so happy with our choice.

Management claims there has been a lot of maintenance turnover and they dont know the issues going on. Maintenance was in my apartment 3 times in mid August. Management says that I am preventing maintenance employees from entering. This is a bold lie considering I have proof maintenance was in my apartment in August.
Decent customer service of office staff, Pleased with maintenance staff when they actually get around to fixing things.
When I first moved in everything looked okay but looking further you can tell a lot of the renovations were quick and weren't done great. I have paint on my laminate flooring and the inside of the door frames look awful. This isn't too bad just something to note. But the worst part is that I have had a leaky ceiling that they still have not fixed. I've had to call them three times about it and they still have not fixed the issue. I also don't have a working AC when it gets too hot and they told me that its just too hot outside and at least it cools down a bit. But I dont know how im supposed to live in an 80 degree apartment even though its 90+ degrees outside. All in all, I wouldn't live here. They care way more about newcomers and not their tenants. If its one of your last options, its not horrible but if you have other options please do no live here.
Staff always friendly, that's a huge benefactor for me. I have issues that gets resolved immediately. No complaints. OH....and I LOVE my new blinds. Brings my place together so much better. I wasn't looking to have new ones so soon, but your guys made a way. THANK YOU!

The staff here is very helpful. The apartment itself is nice, the upgrades could’ve been done a little better however, it’s a very nice apartment for the price and in a great area.
The process of applying was super easy and fantastic! I was able to get my keys and start moving in on the same day. The customer service is fantastic! Tyler was super helpful and has continuously made sure that my experience was great!

This place is so shabby, it was grossly dirty at move in. The laundries are dirty, the dryers are not working. The counters in the kitchen and bath are PAINTED ON. It goes on and on and on, but worst, WE NEVER WERE GIVEN THE CHANCE TO SEE THE APARTMENT THAT WE ACTUALLY RENTED BEFORE WE SIGNED THE PAPERS AND PAID and it was a filthy, horrible, broken down mess! Shabby and now there are ROACHES!!!
I’ve lived here for a weeks and I’ve come to regret living here. In my first two days, I had to put in a work order for my central air and shower. Nothing better than moving in to an apartment that’s 80 degrees! And then not being able to shower or take a bath am I right? And on top of that, the oven doesn’t even work. Most places fix these things before a new tenant moves in, but evidently not at the reserve. You also evidently get a store brand version of the floor plan they advertise on their website and show on tours. Oh and the walls are thin
The new maintenance guys are fantastic. The did a better job with the snow than I have ever had at an apartment complex and they fixed our sink the same day I called it. Everything is online which is great and I was having trouble with the payment app. and one of the girls in the office stayed late to help me.
Major improvement since the new management took over. I really recommend!
I’ve been living at what was formally Lenexa pointe apts, but now currently known as The Reserve at 77th for 3 1/2 years. I’ve had to endure less then pleasurable style of living during my time here. However, the new office staff really are a great set of eager women to change the look, all around feel, and to make living here at the reserve at 77th a place to feel good about coming home to. The office staff answer the phones almost every time (no apartment place to perfect), Melissa the new manager is wicked awesome, you need something fixed or repaired, notify her and it’s done. Some of the maintenance guys really know there trade and fixes things right the first time. The property still needs some TLC, but for the location, the good neighborhood, and the pricing you can’t really beat it for the area, believe me I’ve shopped area. I can tell you that previous tenants as myself have experienced roaches and such here. The office has worked tirelessly to be a bug free property and well I can say that are BUG FREE. In short, the Reserve at 77th is far from a bad place, great community, good people and neighbors, and a good place to call home for me and my family!
