Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

Property Ratings at The Reserve at Becks Pond
Water supply has stopped 4 times now and I've been here for 10 months only. Unable to get any water ( bathroom/kitchen). At times its gone for a whole day. Today it's shut from 9-6!!! I have never received a notice prior to it shutting off. The club house and all buildings loose water so you are unable to get any water and unable to use restrooms in the club house. Overall these apartment are okay but this water issue happens too often and disturbs your whole routine.
We drove down from NJ and as we entered the property all I saw was trash! The garbage was piled over every bin and was spilling into the parking lots and then carried further by I assume animals or wind! We left without going on our appointment to see apartments!
In the beginning things were great but as time has passed, all that glitters isn’t gold. I’ve had issues with the trash. The residents must be blind as they overload the cans and drop everything on the street and walkways and continue to load up! The complex has done nothing to resolve it! Cameras or bigger bins come to mind! The trash flies all over and in the summer, that’s an issue. These prices are too high for this type nonsense. The rules state nothing should be left in the halls and yet people leave their smelly shoes in the halls and no one will do anything about it! Why have the rules!!! Mattresses have been left on balconies and sidewalk, had to call. Cars with expired tags have sat for months even though I called and reported it. My car had been vandalized which I feel wouldn’t have happened if cameras were installed and to top it off now, someone is stealing my packages. Since we need key access to get in, it’s obviously a resident. I’ll be buying a home by end of summer!!
Although this is a very well kept community, it is very expensive. The apartments are new and spacious. The staff is very nice but strict, they will be checking for violations. I did find that other apartments had things on their patios that we had out at one point but we were asked to remove it. I think that was due to our apartment being in plain sight to anyone coming in/driving around. The neighborhood next to the complex is not the best, it's quite loud and some people had their cars egged, the eggs were thrown over the fence. There are no stop signs and people tend to speed through the parking lot, it was addressed multiple times, staff worked hard to monitor this. I would have loved to rent there again, but the rent was going up and I could no longer afford to live there. The dumpster area usually had a puddle around it, and if not, sludge was surrounding it, I had a pair of dumpster shoes due to this issue. When I spoke to staff about it, they told me to go to another dumpster across the parking lot...okay? Logically that makes sense, but I think we pay enough to live there, the sludge issue could have been taken care of. Altogether this neighborhood is very nice compared to many places in Newark, perhaps that is why it's so expensive.
I have a laundry list of reasons to avoid this complex like the plague! Yesterday they turned the whole buildings water off with out notice to any of the tenants. When we call maintenance they already knew they just fail to notify anybody. This community does not care for they're tenants, and for the price it's a rip off! This complex is plagued with defects such as periodic building alarms going off, building lights going off, and crappy leasing agents it's like a revolving door of idiots. This community has a lot of issues, and I don't have the time to write a thesis size paper on all the complexs problems.
We have been at Becks Pond for just about 1 years. The facility is well maintained and the staff are friendly and efficient. I would recommend a friend to live here.
This place is amazing! Well kept grounds, and even the buildings are kept clean. Apartments are spacious yet affordable. Some minor maintenance issues however they were promptly addressed.
first to start off with the overall look and location are awesome, with in walking distance to Becks pond, and grocerys stores and gas stations with in minutes. But for the apartments themselves, they are very new looking, great landscape. the 2 bedroom 2 bath i am in is very spacious, clean, and perfectly laid out. Some of my favorite features are the balcony, the washer and dryer in the unit, and the large updated kitchen with so much storage room and new appliances. i am 100% pleased with these apartments and the staff is extremely nice.
I live in a two bedroom apartment with two roommates. We have really enjoyed our stay here. The staff is friendly, amenities are clean, and the other people that live here are polite. The only downfalls are walls are a little thin, so you can sometimes here your neighbor and the staff is semi-strict in regard to their rules. They don't want flags on balconies etc. the gym is nice with treadmills and free weights and I have really enjoyed the pool this summer!
This apartment community is beautiful, luxurious, secure, and perfect ! It is smaller than most apartment communities yet provides all amenities of larger apartment communities. It is private yet convenient to main roads, shopping, and restaurants. The floor-plans and decor of these apartments are beautiful and spacious. The thoughtful design of each building is impressive because it shows respect for all residents, not just people who can rent the largest apartments. The property management team and maintenance team are very professional, responsive, respectful, and genuinely friendly. Everything about this apartment community is first-class !
I just recently moved into the reserve at becks pond and I am impressed. It is a beautiful complex that was built within the last 7 years, so everything has that brand new feel. The management is very accommodating and helpful. With a roommate, the rent is much more affordable; a 1 bedroom / 1 person setup is quite expensive. Overall, I am happy with my choice and would recommend to anyone.
