Property Ratings at The Reserve at Brookhaven
The property manager Shalonda is great, made the process very smooth. David quickly responds to any maintenance issues and/or concerns. Grounds are well kept, nice and clean. Love the community, very family friendly. My son loves it here.
I’ve lived here for a little over a year and have had no problems! It is quiet, the grounds are kept up on, and the staff is always nice!
Having a home built in Palm Coast and needing a place to live I applied for an apartment. I retired and no longer have a paycheck so I offered to pay the entire lease up front but got denied because I no longer have a paycheck but not until after they charged me twice for the application fee. I live in NY and it's way more expensive here so it's not like I can't afford to float and apartment in Palm Coast. I even showed them an account that would have covered the lease for years but it's obvious they do not teach anything about money in schools so it was like talking to the wall. FICO score in the high 800's denied an apartment? Really? What a total waste of time
Yes, I have complaints about the poor office hours and if you call the office number, it would be a miracle to talk to someone. But this 5 star rating is for David, the maintenance man. He has been able to fix whatever I've needed to have done and always with a cheerful, helpful attitude that makes me feel comfortable. A toilet that always ran for over a year despite numerous attempts to fix before he came here, was fixed in a flash by David. My water dispenser in the refrigerator stopped working, He had to move the Frige out and use a hair dryer to thaw the pipes. I thought it was beyond repair. He showed me how to turn off the ice maker. An outlet that hasn't worked for almost a year that is connected to a switch by the door now works. The outside street light wasn't working correctly since Irma so it would suddenly become bright white, lighting up the bedroom enough to cause you to wake up. He fixed that after I talked to him directly rather than leaving a message with someone else.
This community puts on a facade of a luxury community but it is not. Trash compractor placed at the beginning of the community breaks on a daily basis and overflows with trash bags (over 20). The maintenance states it is 24 hours but only lets you submit tickets when the maintenance can get to it. Anything that is wrong with unit takes months to fix. Front office has limited hours and does not help with issues. Highly disappointing. We will be moving when lease is up.
Front Office and Maintenance lack over all communication. They don't return calls and completely mislead you when you do talk to them. I have lived here for a year and our A/C Has went out twice. Just today when the young man came out to fix the unit, he actually made the problem worse. We had to make several calls to the Maintenance department, and once Eddie called us back 4 hours later, his only assistance provided was to inform us that they would be out the following day at some point. When asked about what time I could expect a serviceman to arrive, it was stated again that he didn't know that's all he could do. This is just one instance on the horrible service that is provided with in this property. Our dryer went out 3 months ago and after a week of not getting any updates or return phone calls, I had to take the day off to finally get to the office during their limited hours to get assistance. Let's not forget the revolving issue with the trash compactor that leaves mounds of trash at the entrance of the property for days at a time. They paint picture of a luxury community and then everything changes once that lease is signed.
We love living here. The location is perfect, it is well lit to walk our dog in the evenings with sidewalks as well. Nice and quiet and our apartment is very energy efficient.
Nice 3 bedroom 2 1/2 bath townhomes with garage. The bedrooms are on the small side, especially the master. King bed, dresser & mens 5 drawer barely fit. No room for night stands and no walk-in closets or pantry. Washer & dryer included in units. The rent is a bit too pricey for what you get. They do offer packages that include cable & dvr but you have to purchase internet service directly from service provider. Grounds are well kept, lovely pond in the center. Very difficult to reach anyone in the office once you sign a lease. The office staff have no clue and do not have authority to make decisions so they misinform, mislead and say whatever they can to pacify the tenants. Pool, small play area and fenced in dog park on site. Only 1 bbq grill for entire community/grilling not allowed outside of units only at designated grill area with facility grill. Personal grills are not allowed and if caught you will be subject to a fine. Maintenance and other 3rd parties routinely enter units for inspection (about every 6 weeks) whether you are home or not. Overall decent property but a house could be rented for less with more features and amenities to offer.
