Property Ratings at The Reserve at Cary Park
First of all, if you chose this place for the school score, you are wrong. Because even if the base school of this address has a high score, since the school's quota is full, they enroll you in the school with a lower score and 10 miles and 20 minutes away (with your own vehicle). If you drop off and pick up your child, this period is 20 minutes. If she uses the school bus, our daughter comes home from school between 5.00 pm and 5.30 pm, which ends at 3.45 pm. Unfortunately, there is no children's playground on site for children. The nearest children's playground is 18 minutes away on foot. Site management is quite flexible in fulfilling its own responsibilities, The security system they offer you at first does not work before you move in, but they say that this system is too old and expensive to have it installed. The common areas of the apartment are not cleaned and there is dust and cobwebs everywhere. Even when it comes to a kitchen sink blockage, which is an emergency, they come back days later. On the site, you only have to buy internet from one operator at a very high price, this is more flexible on other sites. My friends can use the internet they want for a third of the price of my bill. Months later, we started to smell marijuana at home and in the parking area. This is a big problem for our little child and my wife, who has asthma, and when we knew about this situation, they could not find a solution. When we wanted to leave because of this situation, they told us that we had to pay the entire rent for 1 year. They state that no matter how long your remaining contract period is, whether it is 2 months or 10, you must pay the entire rent for the remaining months, as well as the management fees for which you cannot receive service even when you are fully settled, and even the very high priced internet you use, after you leave home. All they say is you signed a contract. This apartment management, which is flexible when it comes to its own responsibilities, will say that we have a contract when it comes to you and will collect the rent, dues and bills for the whole year if you leave early. So even if they don't say it openly, the message they give secretly is that we have written it in such a way that everything depends only on you.
I lived in this property from Oct 2018-March 2023. I was good with my stay until the management changed. They stopped the great incentives, the rent drastically went up, and they implemented new rules. A month after I leave, I receive a call about a remaining balance I owe. I left my apartment in great condition and not only was my deposit taken from me but I am left to pay a remaining balance for “a scuff on the wall and the condition of the laundry room”. The laundry room was in the same condition I received it. The only difference is the paint wore off on the walls so the coloration was obvious. In other words, they found a way to rip me off. I had no issues the entire time of my stay and was always on time for my payments. Everything is great until you leave.
I have Selected few places in Cary and The Reserve was our first choice. The staff are very helpful and supporting. Our family really liked the facilities and the location. The move in process was very smooth. So far we are having great time here at The Reserve.
I enjoyed living at the apartment complex. Though after living in my own home for over thirty years there were a ton of things to get used to. Unfortunately, all good will is gone. In fact, when I moved in I really wondered if I had made the correct choice, but because of Andy and Megan things finally got corrected. I lived there for 12 months. Though I was constantly surprised by certain things, like being charged $45 for trash, paying for water, and even having to pay an HOA fee. Things that I never had to do when I had apartments in my youth. Those were unpleasant surprises. However, the biggest surprise came after I moved out. After being told by Megan (was supposed to be a manager and apparently isn't there any longer) that they were completely remodeling the apartment after I moved out and not to worry about hard cleaning (helpful due to my cancer) the apartment because of said remodeling I got charged $150 for mopping the floor, and $50 for blinds that were never even touched by me... yet I was told they were broken. They found ever way in the world to cheat me out of money. Money I can't afford to lose, due to all my Chemotherapy and Radiation Therapy bills. I live on a fixed budget, given I'm retired. What brothers me the most is the number of times I asked about my responsibilities at move out. Every time I was told not to worry about things, because they were doing a complete remodel job. Then, next thing I know I'm being charged for things that either I was told not to worry about or things that where there when I moved in. Shame that someone has to destroy the good will that had been built up over my year residency. Even after being asked to do a review and giving a good one, I get treated like this. It's amazing and I suggest that you take time to ensure that you understand everything before agreeing to the lease. The apartment certainly has it's positives. It's close to 540, 40, RDU, Harris Teeter and CVS. There's a great deal of hidden things that you need to take the time to really understand before moving forward with a lease. If you do move in, as I mentioned previously, make sure you understand the lease and take photos of everything. I wish you all the best and much success in your search.
A very poor experience dealing with the apartment complex A lot of miss information and unexpected charges, was not told about certain monthly charges such as the home Internet and TV which there are no other options but to pay $130 a month. The unit was OK and the location is great.
Online says there are multiple “available now” and there are none until September (45+ days). Waste of time.
The apartment is great for the price. My only complaint is that the walls are very very thin. Besides that, the community is well-kept and quiet. You are 5-10 minutes away from really anything you might need!
These apartments are very big I love them, I have visited other apartments and these when you enter, you feel that you live in a house, and they are at a good price.
This is a great community to live in. Management, maintenance are all great. I am living here around 8 years and very happy.
The complex is average. It is good, but i would not say it is luxury as their website states. They are responsive and the apartment appears to be in good condition.

I've only lived here for about a week, but I like the management and maintenance teams a lot. Greystar seems GREAT so far and I would recommend them for their concern and follow-through with the community. Covid has definitely messed with the amenities, but I hope that will be changed and a new clean plan will be put into action soon. One concern of mine is the absence of RECYCLING in the community -- it is an important issue that is behind the times in my opinion. I will be looking for ways to petition that or will be driving my recycling to a facility near by.

I chose the reserve because of the affordability and location. I know if I ever had car issues I would still be able to access shopping areas in walking distance

Love it. Apartment have newer appliances with awesome layout. Staff at leasing office are really helpful. Wish they had pool table open beyond just normal office hours. But there is always room for improvement.

Reserve park is Good when it comes to Location, Affordable Renting and Apartment Interiors. However, Families with kids will have little tough time as there is no play structure/area. Overall its a decent place to live in....

Great location with a lot of perks that come with it. Grocery stores, restaurants, & some fast food if ya want it. Well priced for the area too with the space you get.
New to the community however Scott the leasing agent was amazing! He sent additional information on hotels as traffic and other issues delayed the arrival time!
First time when I moved in, it was quite nice and peaceful. Neighbors were very quite, nice and overall it was very safe place to live. But as years went by things fell apart pretty fast. People who lacked common sense moved in. They obviously did not have much respect for others or public living space. Loud crappy music past midnight thru the paper thin walls was happening almost daily. But before blaming loud neighbors, the apartment structure has many fundamental issues. Apartment manager sent out a few notices. But noise and crap music did not stop. Obviously the neighbor decide to ignore it. Office manager said I could call police if the problem persisted. The part that was far worse than crap music or loud neighbors was nasty cigarette smoke, cooking smell leaking into our apartment from other apartment. The smell was leaking into our laundry room and master's thru the vent. It was absolutely disgusting smell I could not even describe. We had to keep the laundry room closed. The place became unlivable. My husband and I had complained about the issue for a few years, but the best answer the ex-property manager gave me was that we could break lease and leave if we were not happy! So the battle with bad odor leaking thru the vent went on for another 2 years. We expressed concerns again to the new property manager and assistant manager hoping that they handled this a bit better. I asked what would they do if chemical or weed smoke leaked into our unit just like bad odor and cigarette smoke leak in. My concern was legit and I had every right to ask question since I have seen people smoking weed at the parking and mailbox area several times. Instead of having a solution their suggestion at best was to call police. So they did not to be truly interested in taking their responsibility or problem solving. Their best answer each time was to call police! Policemen are busy people and should be take care of real problem. To future tenants, I would like to say that think twice before renting at this place. As for me, thanks to the nasty odor and unruly neighbors, I expedited purchasing a new home and am saved from that dump. I only reason I feel bad about leaving a negative rating is the maintenance crew who were absolutely fabulous, sympathetic and far more professional than office people. They were always prompt and did precise work.

These apartments are in a wonderful location! Close to Greenways & many shopping options! The only complaint I have is that parking can get a bit crazy... Staff especially Kelly is awesome!
