Property Ratings at The Reserve at City Center North
I've been living here for 4 years and I only had a few issues but would reach out to management about & would submit it online & it will be done within time not too big were it wasn't taken care of. The Staff has been helpful which is good The location is good just Houston Traffic sometimes on the beltway but that's everywhere.
I recently concluded my stay at The Reserve at City Center North, and while the physical amenities are commendable, my overall tenure was marred by management issues that left much to be desired. In attempting to address concerns regarding lease renewal and maintenance, I encountered persistent difficulties in communication with the management team, particularly Bianca, the manager. Despite repeated attempts to seek clarification and resolve queries, my calls often went unanswered, with the response 'Sorry the business hours aren’t in your convenience' epitomizing the lack of regard for tenant concerns. Upon providing notice to vacate, I was met with inflexibility regarding the required notice period, resulting in additional charges and a lack of accommodation for extenuating circumstances. Throughout my time at The Reserve, I endured recurring maintenance issues, including disruptions to essential services such as hot water, water, and electricity, as well as substandard plumbing conditions. Despite adhering to lease terms and timely rent payments, the management's apparent focus on profit over tenant satisfaction was disappointing. As I move forward from this experience, I urge prospective tenants to exercise caution and thoroughly consider their options before committing to residency at The Reserve at City Center North. While the physical space may be appealing, the lack of responsiveness and understanding from management detracts significantly from the overall living experience.
This is a great complex with a wonderful staff who strives to make this a nice community. The property manager Candy is always there to assist with any requests. Maintenance gets work orders done promptly. We love living in this community. Great job Reserve! We appreciate you
So the apartment are quite and the have a dog park that’s the only good thing I can say. The parking is RIDICULOUS you have to pay for parking and you still have to fight to fine a parking spot. These apartments have a ROACH problem !!! I’m someone is is super clean it’s at the point to where I have to call for pest control to come out every week! And that still doesn’t help I got to the point where I stop calling because it was pointless I’m never been so ready for a lease to be up! So save yourself time and move somewhere else I wish I would have!!!!
Awesome staff! Maintenance is great. Management pays close attention to their emails. Work with you if you communicate struggles or bad times. I've been living here for 3 years now. Happy I stay here!

We are delighted to hear that you love your home. More so, as you have for 3 years. Knowing that is truly gratifying! Thank you very much for taking the time to leave us such a positive review, please don't hesitate to contact us should you need! Warm regards, Lily Menjivar Property Manager
DONT MOVE HERE! Candi has the worst manners ever! She is one of the reasons why I’m leaving this apartments! And thanks to her I have to pay $200 more! She was never helpful, always very very rude! I talked to her the day I was supposed to give my 60 day notice because I was at the hospital with a c-section and a newborn and I was not able to go in person to drop it off and I explained that to her and she told me to not worry about it that I could go after I got out of the hospital because it had to be In person (never gave me an email option) and I asked her “are you sure there’s not going to be any extra charge” and she said no, so when I got out of the hospital I called again because I couldn’t move and talked to another staff member and they gave me the option to sent it through email (which Candi didn’t tell me that) and they also told me that I was going to be prorated because I turned the notification 5 days late! I was so mad because I asked Candi and she told me not to worry about it! I contacted the Manager to see if I could be helped because it was a mistake from Candi that didn’t want to help me by giving me the email option, and the manager said that she couldn’t help me and that Candi didn’t RECALL HAVING THAT CONVERSATION WITH ME! I told her I have proofs of the calls but the manager didn’t care she said that I had to pay for that and that she was not able to help me with that! I just want you guys to know that if you move there you are always going to have problems especially with Candi and if you need help from the manager it’s not gonna happen because apparently she protects Candi a lot and allows Candi to be rude and do whatever she wants there! Don’t you think that if Candi would have given me that option I would have sent the email that same day and not waist $200? Especially with all the expenses a newborn brings? Ps.I lived there for 7 years and I was always on time with my payments! I was always a loyal resident, and I don’t think I deserve this!
Very rude management. Apartments are old. Be prepared to spend high $$ on electricity because windows are old. Try to charge you for every single little thing. I see cops here on weekly basis.
We chose this location for having a unit size we needed available in the location we most desired. It is not fancy, there are problems with bugs, and the trash pick-up is not often enough. But the manager and the office staff are very friendly and really do care. They will listen and work to resolve your problem, so that is worth it.
I love the kitchens and amenities that come with the apartment such as the dog park/track and pool area. It also have a fitness center which is very convenient. The office staff is awesome and my maintenance issues are addressed the same day. At night, these apartments are really quiet and all my neighbors are friendly and considerate for the most part. I would recommend these apartments to anyone.
I just moved from McAllen to Houston a month ago & had a bad experience getting an apartment. Knowing little to no people, other than my new co-workers, I was welcomed into a friend's house. I finally came across the Reserve at City Center apartments and everything has been so easy! I told Patsy, the on site manager, my struggle with another apartment complex and was so understanding. Being in a completely new city, it really means a lot to me to have found so much help with them. I can now officially call myself a Houstonian.
This is NOT the ideal apartment I was hoping I was getting. I should not have a list of maintenance request on the day of move in. Not to mention the pest and pet problem. I don't know about anyone else but I cant deal with roaches crawling ALL OVER THE PLACE, literally, there were crawling in my bed. There are CATS EVERYWHERE, I feel like the cat lady but I don't own any pets. My overall experience has not been up to par and I have had so many series of unfortunate events living here. I DO NOT recommend leasing here or even viewing the property. I will say it had became a relatively quiet complex especially since my neighbors moved out. I could not sleep or even relax and watch TV without hearing sumo wrestlers upstairs.
I relocated in Houston for work and was having trouble finding a place. I needed something mid-month and apparently that makes things difficult. Anyway, I visited several places and was disappointed in the size/cost I was seeing. Yet, when I stopped at The Reserve, I instantly had a good feeling. The women in the office were so welcoming and seemed genuinely happy to help me/wanted me to join the community. The grounds are wonderful! They clearly take good care of all the trees and shrubs and grassy areas. (I love that there are palm trees and pine trees!) The day before I moved the office manager called to reassure me we were all set for move-in, and asked what time I expected to be there. On move-in, I was able to get my keys to let the movers in (since I was paying by the hour I sure appreciated that!) then came back to complete the paperwork. When I came in, the apartment had clearly been freshly cleaned and painted. While I've only been here 3 & 1/2 weeks, I know I made the right decision. I love that I can pay my rent and submit maintenance requests online. I have had a couple maintenance issues (a broken pane in the window, broken toilet seat) and they were all addressed and fixed in 24-48 after I notified the office. It's easy to forget you have neighbors since you can't hear anyone through the walls (which I am so grateful for, my last place was solo noisy!), but everyone I have met out on the property has been so nice. I am happy with parking, but I get home at a decent time; when I walk my dog at night I don't see many empty spaces so timing is important to get a good spot. I have a 2 bedroom/ w bath and the rooms are a decent size, of course I'd rather have a little smaller bedroom and a little more living space but since my sectional sofa, TV, end tables, media shelf all fit with plenty of space to move around I can't complain. I love the closet space! Large walk-ins in each bedroom, as well as linen closets for each bathroom, a hall closet in the living room, and a pantry...as well as outside storage/laundry space. Another thing I really like is the great water pressure in the shower! Lol may not be a big thing but again my last place had poor water pressure and it does matter. The laundry rooms are a good size, clean, and cool. The machines work really well, and quick. I haven't used the pool or work out room yet but they look to be in great condition, the pool does get plenty of activity so it must be nice. The pet park is a good bonus.
It's a pretty nice place for the money. It's pretty quiet here even though you're right next to the feeder road. The staff are pretty attentive and maintence is really prompt so that's good. The place is pretty clean but there is a roach issue, but I think that may be par for the course. All in all if you're looking for a fairly inexpensive place on the west side of Houston, definitely check this place out.
I have been a resident now for approximately 8 months and I have no real complaints. As a professional I can appreciate the peace and quiet this complex offers. Maintenance issues are always handled same day or next day. The manager (GIN) She is very professional and plays her role well. I've been late on my rent and although I had to pay the late fees, it's the way in which she states I am responsible that I can respect. If corporate wonders how the place runs smoothly, it would be attributed to the Manager. The last complex that I lived prior to the Reserve was a complete disaster. My only complaint would be regarding location, it's not close to anything and that sometimes can be a real pain for someone accustomed to living on the Westheimer strip.
I have rented an apartment at The Reserve at City Center North for over a year. A few weeks ago a water pipe burst in the ceiling of my apartment causing all of my worldly possession to be destroyed. The management was rude from the start and offered another apartment but they could have cared less about my situation. I had a relatively new TV and Blu-ray player. No, I did not have renter's insurance so their response was essentially "too bad." What about customer service for loyal tenants? What about a goodwill gesture? Nope. Nothing. Kevin Bell from ComCapp, did not respond to two emails but instead forwarded them to someone else for handling. ComCapp owns the Reserve. So....be warned people. If you have a problem while at this apartment complex, this is definitely not Nordstrom customer service or anything close to it. Actually, WalMart customer service is better. Scary.
The parking is horrible so don't expect to have any friends over. The apartment does not look like the model. Cabinets are just painted over and appliances are outdated. The wall sockets are worthless and apartments are overpriced. The parking lot floods whenever it rains. The only benefit is location. I will not be renewing my lease .
Lived here for a year, and didn't renew our contract. They tell you there is 2.5 spaces per car, but in reality there is barely one space for everyone. If you live in the front of the complex, there will never be a spot available after 7pm when people get home from work. Residents park in the visitor spots because they are closer to their homes, so there is never any available visitor parking, which means if you want to have friends over, you need to plan for them to be there early in the day. If you have to use a rental car or borrow one, I pity you. You will either have to park your car at the park across the Beltway or be towed because there will not be a spot for you. The apartments are not big enough for the prices they charge, and they like to increase your monthly payments for no real reason. At least in our apartment, the wall sockets were useless as all plugs fell out of them. A small complaint but when you have a lot of electronic equipment it's extremely irritating. The area is nice, close to Memorial City, the grounds are well kept, and the dog park is nice if you have a dog, but the parking and management issues don't make it worth it.
The laundry rooms both went down the same day with the promise of a 10 day window it would be done, we're almost 10 days past that window and nothing has changed. I have to walk or cab ride to the laundromat. The other tenants are quiet for the most part except the few who honk their horns, burn rubber in the parking lot, and rev engines at whatever time at night. Beware if you don't like roaches, there are a ton of them and feral cats all around the complex, this should've been handled by now but it hasn't. The office makes promises they can't keep and don't even give anything in the form of compensation to the tenants when they are wrong/late to provide what they say they are, but you better pay rent on time or else.
too many loud parties til 3 in the morning. Otherwise not to bad a place. Roaches is a big problem. Lived here way to long.
