Charged several hundred dollars to replace carpet that was NOT new when I moved in. Claimed "paint damage" where there was none. Magically, the sum total of this "damage" was exactly the same as my security deposit. Ghosted me when asked for proof. Will see them in small claims.
Fridge broke down six weeks after we moved in. Reported via online portal. No reply. Left voicemails. No reply. Caught someone in the office, who sent over a tech, who said he could not fix it and they would order a new one. Still waiting and voicemails are not being returned. :(
Neighbors in my building smoke indoors. Management never returns phone calls about this. Cannot breathe inside my own home.
Rented a unit here but had to buy out lease after my job offer changed. The thousands of dollars in buy out fees were not evidently enough punishment. They also claimed paint and carpet damage and charged for both. I never moved any items into the unit and spent less than 15 minutes inside. They would not waive their mandatory cleaning fees either despite the unit being pristinely clean. Extracted every possible penny out of me. Worst experience ever. :(
Has done nothing about neighbors that smoke so much pot in their unit that we get a contact high in ours. Everyone in our building has complained. Nothing is done. I thought this was a smoke free property? They did find the time to tape an angry notice to our door the one time we forgot to bring our trash cans in. :(
Car broken into five times this year. Management yelled at us for putting a small barely noticeable camera in the window trying to catch the culprits. We asked what else we could do. No answer. This is supposed to be a gated community but the gate is usually stuck open. The only time it seems to close is when you order food delivery.
Have been waiting three months to get broken microwave fixed. Phone always goes to voicemail. My messages were returned before I moved in. Five stars for sales. Zero for service.

Our fridge failed three times in 15 months. The drier destroyed multiple articles of clothing. It sounds like a bad drum band no matter how small the load is. Tech told us the third time he would like to replace the fridge but could not get approval from "corporate". They never came out to look at the drier but twice closed our problem report with a survey asking how well they did. Between spoiled food and ruined clothes we are out over two thousand dollars. Won't be renewing. Stay far away!

Management seemingly only exists to cash your rent checks. They do not respond timely to maintenance issues/concerns. The only thing that seems to happen with regularity is the leaf blowing mentioned in other reviews. It is NEVER ENDING. If you didn't already have leaf blower PTSD you will by the time you leave this property. :)

Lived here for six months on a short term work assignment. Never hung so much as a poster on the walls. There was zero damage yet they charged me close to $400 for repainting upon my exit. Paint did not appear to be new when I moved in yet I was charged for it??? Do not trust these people, they will rob you blind, and after you move out you have zero recourse.

Had most of the issues mentioned in other reviews. Staff are AWOL when you report maintenance problems, or serious issues like crime and unleashed dogs, yet they have the time to send threatening letters if you dare back into your parking space. Yes, that's apparently against the rules at The Reserve. They claim it's because of exhaust fumes, which might be believable if they didn't operate gas powered leaf blowers in front of open windows seven days a week. Took my entire security to repaint a unit that did not have fresh paint when I moved in. Most would call that wear and tear but The Reserve calls it "depreciation" and gets you coming and going. Do not trust them.

I lived here for almost four years and the first two were pretty good but then the property manager changed. The first manager was super engaged, the property was immaculate, and overall community communication was phenomenal. Once she left and the new one stepped in, game was over. New manager (term used loosely) is beyond ridiculous. Never responds to emails/calls, no communication on what is happening in the community, no accountability for tenants to keep up with the "rules" that are clearly not enforced. They charged me $650.00 to move out so I could paint the unit and replace carpet that was NOT new when I moved in. Also, floors are paper thin so I was lucky enough to wake up to my upstairs neighbor snoring every morning. No one picks up after their dog so it's a mess everywhere. Again, no accountability because the "manager" doesn't have a clue what she is doing. Do yourself a favor and skip out on this one.
In less than a year they forced their way into our apartment more times than other landlords did in decade long relationships. They never provide a timeframe, it's always, "Sometime the week of X between 8AM and 5PM." Unless you're unemployed it's impossible to be home with such a wide range of times. We moved here because it was advertised as pet friendly. How does that work with constant intrusions into our home? In one of their "inspections" they let our indoor cat escape and did not even tell us! The neighbor did. She turned up two weeks later covered in fleas, suffering from anemia, and infected with FIV. The vet bill was over two thousand dollars. What did management do? Thoughts and prayers. No plan to prevent a repeat. Not even an apology. We broke the lease and moved out before the next "Sometime next week" inspection.
Lots of crime in this complex, had our vehicles broken into multiple times while living here, without any help from management or their outsourced security company. Trash service is as lousy as the other reviews say it is. Never picked up on time and when left out we'd get hate mail from management about leaving our trash out on the landing. Made up a bunch of bogus fees to claim our security and then some when we finally escaped. Don't move here. A tent in Downtown PDX is better than dealing with The Reserve.
The mandatory "concierge" garbage service is a joke. They miss half our pick-ups. Management blames the vendor, who doesn't return phone calls, and says take your trash to the dumpster. Then why am I paying for pick-up service, I ask, can I opt out? Nope, it's mandatory, you pay even if they don't do their job. Landscaping vendor runs leaf blowers all day long. Don't move here if you work nights and need to sleep during the day. My tires were slashed my second day on the property. Three cheers for a "gated" community.

Be warned! The no smoking policy is not enforced. I have severe asthma and my husband gets violently nauseous when exposed to cigarette smoke. We were up front about this. They told us smoking was prohibited on the entire property. LIE! From the beginning we could not enjoy the clubhouse features because the smoking area for the entire property is right by the door. We learned that after we signed. We were okay at home until new neighbors moved in and it was instantly obvious they were indoor smokers. Neither one of us could breathe and all our possessions reeked of cigarette smoke. We reported it and nothing was done. We could never speak to the same person twice and always had to start over. We had to break our lease to escape. They were not accommodating at all and soaked us for every last penny. We wish they had enforced the no smoking part of the lease as vigorously as they enforced the termination fees. We would still be there.

This place was once decent but has deteriorated in all respects. Staffing is a revolving door, we have seen at least three “generations” of staff in our time here, so getting a consistent response is impossible. There is now a property crime problem, multiple neighbors had vehicles broken into, tires slashed, and packages stolen. It is a gated community, one would expect management to take some ownership of the problem, but nothing has happened despite repeated complaints. We moved out after months of talking to a brick wall. They took our entire security and billed us extra, all for items that smell suspiciously like wear and tear, like repainting a unit we lived in for almost four years. Do not rent here if you have any other choice. If you must, make sure you document EVERYTHING and assume they will not act in good faith.

Drastic increase in loud neighbors cussing and partying late nights. Lack of any consistency from the office on complaints or handling issues. Very poor support or care for individuals even when they take time to reach out about serious personal circumstances. This place has gone down hill fast and has been consistent only in that. Renter beware. Not as advertised.

I have rented for my entire adult life, from private landlords, small complexes, and large management companies, in five different States. In all that time I have never done business with anyone as uncaring as IDM/The Reserve. They show almost no consideration towards the fact this is your home and you are a human being. Roughly a month after I moved in they conducted a fire safety inspection. Purportedly this was to review the sprinklers, fire extinguisher, and smoke detectors. To accomplish this, their subcontractor sent FOUR people into my home, during a surge in the COVID-19 pandemic, when we were advised by local authorities to limit contact with those outside of our household. These four people split up and essentially ransacked my apartment; it felt less like a safety inspection and more like a prison cell toss. Cabinets with no water or electrical connections and no conceivable link to a fire safety inspection were opened. One of the contractors made a snide comment after seeing (legal in Washington) THC edibles, which were in a cabinet he had no business opening. The others split up in such a manner as to preclude me from seeing what they were doing. They scared the living daylights out of my cat; one of them cornered and nearly kicked her in his haste. He then laughed about it and said, “I saw your friend under my tires yesterday.” I shared this incident with the property manager, expecting her to be appalled by the behavior of her contractors. Instead I got rationalization that boiled down to, “We have to use them for efficiency, we have too many units to do it ourselves, and we can’t offer individualized treatment with contractors.” I did not expect individualized treatment, only respectful treatment. I felt throughly violated by this episode, the complete lack of respect for my privacy, my health, and for my fur baby. That’s merely the worst of a few bad experiences, others which I cannot describe in detail due to the limit on review length. In summary, they are a large uncaring soulless corporation, bad even by the standards of large corporations (I've gotten better treatment from airlines and credit card companies) and you are just a line on a spreadsheet to them. Based on other reviews I fully expect to be nickel and dimed out of my security and then some. It wouldn’t surprise me to have to sue them to get a fair settlement. Stay far away!

Loud leaf blowers on Saturday. None of the amenities are accessible not even the office. Tenants pay for EVERYTHING including $7 fee to pay rent online which isn't an option. Model home is much nicer than apartments. I wasn't able to tour prior to move in. My balcony gets zero sun ever. No views except of neighbors and parking. Strangers have keys to your apartment and do inspections way too often. You are not allowed to have any sort of security locks only the ones they have keys to. They came into my apartment 3 times before the end of 2nd month for me while I was away at work. Lots of dogs here. I'm concerned I'm going to get attacked every time I leave my apartment because someone else has their front door open for their pet to easily run out to protect their home from the stranger walking past.

Our office has been open for over a month now, and we are accepting walk in traffic consistently. Paying rent online is actually completely free, if you choose to pay with eCheck! We are happy to provide that service to you. We take pride in the fact that our model home is nearly identical to our rentable homes- with the same countertops, cabinets, and finishes. We have a lot of different views at our community as well, some with shade, full sun, green space, Mt Hood, etc. We are a pet friendly community; if you are having issues with dogs potentially getting out, please let us know so that I can address it directly with the resident in question. Again, thank you for your feedback. We appreciate your tenancy, and I hope to improve your experience.
My husband and I moved to Vancouver from Florida and rented a two bedroom, sight unseen. The apartment was spotless and looked like no one had ever lived there! It was perfect for us and our cats. Any maintenance issues were taken care very professionally and quickly. The staff was great! Very friendly and helpful. We would recommend these apartments to anyone looking for an apartment in the Fisher's Landing Area. We have no regrets for moving here!
Atherna was incredibly helpful. She showed me around the complex, provided me with great information about the area and sister properties, and made me feel very excited about moving to the area. I'd recommend any person moving to the area to consult her because she is super knowledgeable.
This is a great place to live. I have interacted mostly with the manager Ryan, and Atheena and Laura and they have been super nice and professional. I have lived all over the country and at one point owned a luxury condo with staff and these guys rank up there with the best. The location puts you close to lots of grocery stores and restaurants but its also close to Highway 14 and interstate 205 so you can easily hop into Portland. The same apartment and amenities in Portland would cost a lot more. So far it seems like a quiet community and it's hard to beat the private screening room and the two swimming pools and that its gated. The fitness center has some great new treadmills too. Definitely put this one on your list!
Terrible Leasing agent and Manager... hire people who enjoy being there.
Don't trust The Reserve staff, especially Jodi. We gave a deposit before our wedding and after coming back from honeymoon we were kicked out of the apartment and left without a home because they didn't want to lose the next customer who wanted our apartment. Worse yet, the staff responded rudely and the manager hung up the phone on me after I waited on hold for 30 minutes to figure out what happened. We never received our deposit back either. I can name off a dozen great apartments in Vancouver area but this is NOT one you should consider. Don't be fooled by these people
Pros: Fantastic customer service. E-mail, call or walk-in during business hours. Their staff is extremely friendly and waiting to help! The apartment I got looks great too. I am in awe of how amazing this place is but you do pay for it. Maintenance is very quick to work on your issues. The gym is small but has enough to get things done. Plus, I have a gym pass to 24 hour fitness across the street. Everything you would ever need is down the street; shopping, food, etc. Cons: The gate can be an annoyance but not that big of a deal. Garbage has to be picked up at your door which is an unnecessary service/charge for me. However, if those are the only cons then I can live with it. Super happy I live here!
Like the location, office was nice and I have a apartment that feels like a house!
