Property Ratings at The Reserve at Copper Chase
Way overpriced for being “updated” and there is no AC, but a wall unit only in my living room and my room. Get ready for loud annoyance just to be comfortable. My guest bedroom doesn’t have one. No garbage disposal and the new management took away the recycling bins by the trash and is more concerned with cars in the parking lot than the horrible road with holes in it which no one cares to fix. There is a huge one in my area. My poor car tires. Beware there is a $2000 buy out fee plus a months rent (wish I never signed it, but needed a place close to work). It’s 10 min drive to Target/Walmart which is nice. Lots of kids friendly area to live if you like rural areas. Night time is quiet. They charge you cleaning on their terms for carpet and cleaning, but you still have to clean it otherwise you’ll be charged.And upon move out no holes in walls that weren’t approved and will be charged is ridiculous when I saw this in my lease. Everything is electric, I got cheap new appliances which are okay. A trick I learned to save money is to turn off the breaker for the water heater and I saved alone $50 a month on electric (I’m one person) The dishwasher leaves too many spots on my dishes (not a deal breaker, but the price point it should be better type of dishwasher for being so expensive). Washer and dryer no complaints cause it gets the job done. They charge a ridiculous amount for water each month and fluctuates. One month just for water and sewage for ONLY me it was $75 plus a $9 trash fee. Balcony is outdated and needs paint. The bathroom is outdated in the shower area and is chipped on the tub. When moving in the individual heat switches were all ON and put to the HIGHEST temperature (No clue how long it was on for, but maintenance turned them on). I was charged for the electric bill and was not a happy camper.The window blinds broke the first day and never been to the pool and can’t say how it is. It’s definitely a nice quiet community, but other than that if you want you money’s worth I’d go elsewhere.

The best that can be said of this facility is the proximity to an elementary school. If you have young children, it is nice to be able to walk to school and use the playground. Other than that, maintenance is slow and unreliable, admin staff does not respond to requests or follow through on contacting residents, and there is no sense of community. The current leasing company is more concerned about updating units and bringing in new residents than handling the concerns and issues of current residents. Rather than appropriately handling repairs, Reserves at Copper Chase ultimately chose to not complete the work. It is unfortunate. I would not recommend this place to anyone.
I've been living here since March 2016, (When Madison still owned it). Pretty much since move in day we've had nothing but problems. We were told our apartment would have an updated kitchen. Much to our surprise on move in day, we have a severely outdated kitchen. Our countertops had stains on them (black, brown, pinkish) Our appliances, in exception of the washer and dishwasher, are easily from the 1980's if we're lucky. Our cabinets and cabinet doors in the kitchen have chunks of wood missing out of them, the layer of the wood is peeling off on every cabinet. Our dryer takes about 2 hours to dry a normal load of laundry. Our kitchen sink piping has now burst not one, but two times since we've lived here. It is only July... We now have this foul smell that comes from underneath the kitchen sink that we can't get rid of. The cabinet underneath the sink is now completely bowed in from having so much water sit there that we can't even use the cabinet to sit anything in there. We have to lay everything down on its side. There is only one maintenance guy keeping up with all of these apartments. We pay the same amount of rent as someone 2 doors down (im guessing about 80% of the units have updated kitchens) from us who has a completely updated kitchen. Newer countertops, newer cabinets, newer kitchen sink, etc. The only reason I am giving two stars and not one is because the property manager is trying to do what she can to get this fixed. The staff is very nice, it does take awhile for a call back or an answer so you're forewarned. Renter beware, if you decide to move in here, make sure you're not put on the back burner like we were.
My wife and I moved into Madison Apts. almost 2 years ago and we could not be happier. The apartment complex is beautiful. It has a beautiful pool that is well kept and very inviting. It has very comfortable lounge chairs around the pool. the Neighborhood is very quiet and not far from shopping and the school is right across the street.. The maintenance is kept up to date and the response time is quick and the personnel are very helpful. Everyone in the office is always willing to help. . If you want a safe, beautiful place to live where you will meet lots of wonderful people starting with the management,Madison Apts. is the place to move.

The maintenance is kept up to date and the response time is quick and the personnel are very helpful. Everyone in the office is always willing to help and the activities, which there are many, are so much fun.. If you want a safe, beautiful place to live where you will meet lots of wonderful people starting with the management, Madison apts is the place to move.
