I loved the look of the apartment but they are not actually pet friendly. Beware of any extra fees after move out. Request proof of said services done from those fees.

Thank you for your feedback. If there are pet damages present when someone moves out we do what is required to mitigate those damages so that the next resident has a clean and odor free home. If there are charges we mail copies of invoices, photos, and also a chart to show how we arrived at the pro-rated amount of carpet replacement, if applicable. We would be happy to go over your move out charges with you if you would like to call or stop by the office as we want to make sure there is no confusion over any line item on your final statement. If you did not receive these documents in the mail, please let us know so that we can get those to you, perhaps via email. We are always happy to work through anything. i lived here almost 3 years and I have lived in MANY apartment complexes. This one, by far is the best! They keep the apartments up as well as the grounds. Yesterday, I put in a mainanance request for a clogged sink. 15 minutes later Mark was at my door to fix it. He was very professional and very kind. I kept apologizing because I felt bad he had to come up for just a clog. He said no worries. Call them every time I get something like this. All of the staff here are just amazing! Very kind and really care about you being happy living here. I reccomend it to everyone looking for an apartment!
The pros of this property are outweighed by the cons. Be prepared for ambulance lights in your window nightly due to the large Dementia care center and the Nursing home that are parallel to the complex. You will experience mis-delivered/lost mail and packages often due to repeated door numbers at different buildings that cause delivery confusion; for this same reason you have to be very proactive in checking your rent breakdown, I received multiple mixed up fines meant for other units. Also if your a pet owner say goodbye to your deposit regardless of the care you ensure, their management somehow finessed a way to charge new carpet to me as well as multiple neighbors I’ve spoken with that moved from other units.
If The Reserve at Daleville is on your ‘want to tour’ list, I highly encourage you to come visit the beautiful community and meet the warm, welcoming staff. This community truly is a gem nestled comfortably in the Blue Ridge Mountains, yet still maintains convenient access to the surrounding areas. Outside of the extensive amenity offering of the community itself, when living at The Reserve at Daleville, you’re just minutes away from Carvins Cove (the second largest city-owned park in the country); tons of hiking tails; modern town center attractions; and the downtown scene of Roanoke. I’ve been a resident at The Reserve at Daleville since they opened and am SO glad I stumbled across the property when I was planning to relocate in 2020. While relocating in the middle of the COVID-19 pandemic could have been an extremely stressful event, the property management and leasing staff made it such a smooth transition. Additionally, I am so proud to live in a community where management places such a high value on the health and safety of their residents. Yes, there are/were restriction in place that limited amenity use, but management was very agile and adaptive in response to this health crisis by implementing reservation policies that allowed all residents equal access to amenities in a safe and fair manner. In the almost 2 years here, I’ve not had a single issue outside of the expected, small issues that come along with any new construction property. Even then, the maintenance team has been incredibly responsive and has never failed to resolve the issue at hand. I shouldn’t fail to mention what a fantastic asset the maintenance team is as well. They keep the grounds impeccably kept - most notably during the recent heavy snow, they ensured residents had a clear path in and out of the community. When living at The Reserve at Daleville, you truly feel less like just another apartment occupant and more like a valued community member. I can’t recommend this community enough.
Taylor in the office is terribly rude, and short with tenants when trying to ask questions or address problems with the apartment. Amanda isn’t much better. My lease ends midway through the month and they’re harassing me to pay the full month “because the computer says so” even though my lease states that I’ll be prorated the last month. These two are as bright as they come
