Unfortunately, this apartment complex fails in every aspect—poor parking at night, poor pet waste pickup, poor pest control, unresponsive management, and poor trash service make it a frustrating place to live. Definitely not worth the price.
It’s over priced for nothing, Maintenance does janky repairs. Appliances out of date. They raise rent above the average in the area and offer no upgrades to the community itself. Trash compactors constantly broken on a weekly basis and every time you will see a surge charge on ur trash bill every month. However, they bring a weekly over priced food truck for no one to go to because it’s so expensive.
My apartment continued to leak water through the walls which traveled into the bedrooms. I had my apartment inspected for mold which the maintenance crew stated that there wasn’t any mold found out that was untrue. Management continued fixing the walls and replacing the carpet but never fixed the actual problem as to why I was having so much water damage. The dog poop is a big problem in this community. The trash is a mess. The compactor was always broke. Parking is horrible for residents. The college students turned the community into Frat parties. The rent is too high to have to deal with sub par accommodations.
You could leave a spotless apartment and they would find a way for you to not get ANY of your security deposit back.
We have lived at the Reserve for a year now and just decided to renew our lease for another. I rarely write reviews and usually the only reviews that are written are the ones when a problem arises but I have to give a huge thanks and thumbs up for the office staff and maintenance team. Our A/C went out Saturday night when the temperatures were soaring above 90 the next day. The maintenance team brought me two window units early Sunday morning, which dropped out inside temperature from 84 to 70 in a matter of hours and early Monday morning, it was fixed! This has also been our only maintenance request so far but I was impressed by their response time and how professional it was handled. The maintenance team and Kathy/Chuck in the office make living here enjoyable. If you're looking for a nice place to live, that's very convenient to many things in the area, then the Reserve is a great place to be.
The only reason it gets one star is for location, being within walking distance to grocery stores and restaurants and easy access to main roads. Problems began at move in. The office staff was unprepared for my arrival. They kept losing my insurance paperwork, couldn't find keys and the agent I had been working with wasn't there and left the person working that day in the dark.I waited 2 hours to get into my apartment after a 5 hour drive in a moving truck. You pay a high fee and pet rent for your pet but no one enforces the rules of cleaning up after your pet and maintenance doesn't pick up the slack. Trash compactors are always full, so people throw trash all around it. Snow removal is sub-standard and if you're lucky enough to have an attached garage be prepared to shovel. You're money will go flying out the window because doors,windows and ventilation are drafty to say the least. The HVAC and the water heater are not energy efficient. There's not much sound proofing, so you will hear your neighbors every move. The fitness center is a small rack of free weights, a few machines and a couple treadmills. Pool hours in the summer are late in the day and very short. They did respond within a timely manner to service requests, but in a 10 month rental period I had my heat or A/C break 3 times and water problems. The refrigerator is small. They skimped on cabinet size. The bathtub was filthy because it needed refinished. Their fees are much higher and their grace periods much lower then most standard leases. They will nickle and dime you at every turn. I had to move out because my work was taking me somewhere else. I paid them $100 to clean my carpets because it was required. They did an inspection 7 days after I moved out and claimed it was dirty, charging $77 to clean the apartment. The pictures they showed with the inspection report showed a very clean apartment. They said my oven/fridge was dirty, showed pictures gleaming clean. That's after the fumes from the oven self clean filled my apartment. They said my carpet was dirty and showed pictures of the indentations my furniture made as proof. They said my entryway was dirty and showed pictures of the dirt they painted over on my baseboards as proof. They said I left marks on the wall in the garage, but the pictures showed none. I didn't find the community or the office staff to be friendly, except when they were courting me to move in. Do not rent from them

My husband and I had to move to fairfax for work in 2014 from april - sept with our company. The apartments were ok. The AC was broken in our apartment and it took them for ever to fix it. The people that worked in the office were rude and not helpful at all. The trash cans were so far from the apartments and they would get so full so people would just throw their trash all over outside the trash can. Parking would get so full so it was hard to find a parking space. The only reason I give it 2 stars is because its in a really good location with stairs that lead right to fairfax corner that has shops and restaurants and a Wegmans in within walking distance.
