Property Ratings at The Reserve at Fountainview
Lived here for 3 years. The complex is run in a way to take advantage of you in ever scenario. If you are at the pool a second past the closing time (generally 7:30 during the summer when the sun is still up) the 6 foot metal gate locks behind you so you can’t leave. They will then (per their own words) call the police and attempt to charge you with trespassing. Their own rules state “no solo bathers” meaning if you live alone, you cannot be at the pool if there is no one else there. They will fine you. When you move you, the water and sewer charges are taken out of your security deposit (which is normal). They will then lie about the remaining charges/fees to magically come to the exact remaining dollar amount they owe you so that you receive no money back. They will charge about $50 a month if you use autopay as a “convenience fee”. The head manager is as unfriendly and rude as humanly possible, as if it’s the only thing that bring her any joy. Got yelled out in front of people touring because I asked why the pool times changed to close earlier in the summer. The other lady at the front desk just told me it wasn’t worth it to talk to her and to walk away because of how mean she is. They will charge you $10 for a lightbulb with out confirming if you agree to that. They told me “well it’s cheaper than buying it at the store so we assumed you’d want to pay less.” Don’t even try to end your lease early or they will charge you literally $1000’s of dollars in fees. I asked for an itemized list of charges when I moved out and found numerous ridiculous monthly fees included in my rent that they never tell you about. Don’t worry though, they have a resident appreciation day where you get a free meal from a food truck…. It’ll be at 8pm in the middle of December outside and take 3 hours to get food lol they didn’t see how that might have been an absurd idea. All around horrific complex management group and front office managers that will do nothing but lie to you, yell at you, and nickel and dime you to death. If you do end up moving here, just talk to your neighbors. Ask them how they feel about speaking with anyone from the front office. You won’t get a single good review from them. But hey, the bathrooms are huge so there’s that.
I am glad I chose this place for a home. It's gaited so you feel safe. The staff is so kind and helpful,will work quickly to solve any problems. The grounds are well kept and clean. Trash bins are very near to every apartment. Many residents are friendly.Parking is very close to every apartment. You will love this community!!!!

After being a home owner for 22 years, we needed an apartment for one year. Our 3 bedroom aprtment was nice, the gym and pool are great. We have 2 dogs and there are dog stations set up around with side walks and nice areas to walk inside the gated are and in the surrounding neighborhood. The staff Kim and Ben were very responsive and encourage you to speak up with any needs or questions. They have social gatherings at the pool and outdoor patio and grill area. We also chose to rent a garage and carport and our son was able to find parking close to our building daily. If we did not have to move for work we would have considered remaining there, like many of the long term residents/renters.

Had a good experience with management and living here. Carli was a nice person to work with. Maintenance work that I filed would be done within a week. It was a nice, quiet environment. Community events would be hosted once in awhile such as pool parties and holidays. Parking was a difficult at times and would have to park in front of the office or west of it. Pet friendly with trash dispensers at multiple locations within the complex but people were not picking up after themselves where the dispensers weren't there. Residents have to go through a background check to live here, which is good.
