Property Ratings at The Reserve at Gwinnett
If there was a zero star rating i’ll give it that. Ive been here renting for a minute and i always have something going on with the apartment. The stove stops working and management does not want to change the stove . The ac always breaking and keep in mind i have a 3year old .. she be waking up dripping of sweat. The roaches ???? I literally have to start taking my child to therapy because of how traumatized she is of roaches . Last night she woke up screaming there was 2 roaches on her bed . The kitchen?? Once you turn the lights on its pitch black of roaches and in the restroom. And they are raising my rent when im not even happy with the place . They expect me to pay more than what im paying but CANT even do there job on fixing the problems of the apartment im currently staying in . They dont want to cancel my lease says i got to pay ???? And to be transferred to a different apartment they are charging me soo much its def UNBELIEVABLE. Dont know what else to do.
Trash sits for several days in the breeze way even though valet trash is available. The apartment was not clean on move in. I have pictures This apartment would be nice if they would start walkinggroundss and talking to tenants Need to be able to post CURRENT AND ACCURATE PICTURES
We have a lot of kids in our community playing and the fixture of the sidewalk, the signs to residents units and the front entrance gates would be a great start of Safety for our community
I like the maintenance people. They're all very nice and always helpful.
The staff here are very professional and maintenance will handle any problems you have right away. The community is nice and clean, it's truly is a place you would want to live
What I like most about my apartment is the size of the bedrooms, very spacious. Its very quiet, the grounds are kept clean, there is a dog park which my apartment overlooks so I get to see them play as I dont own one!
Dont rent here unless youre ready to deal with drug users and dealers. If they smoke marijuana inside the apartment you will deal with the smoke inside your apartment, thats how connected the vents pipes are!
Maintenance needs improvement. Appliances need to be working properly. The roaches problem is a big problem. Better security outside needed because even the mailboxes look like theyre being forced open.
I like the location of the apartment and that is about it... Management is bad... Gate is always broken/ CAR wash is always broken.
I love this complex in been living in norcross area for around 10 years and all the apartments don't fill my expectations like here so I love the maintenance and the costumer service in the leasing office you guys are doing great and yes I recommend this complex apartments
I was happy in this apartment but with the issue I have right now with the hole in the wall and the days that I had to take a shower somewhere else because of the bathtub issue Im very disappointed.
I have had a great experience here at The Reserve at Gwinnett. When I have had any problems with anything being fixed, it does not take ;long for someone to come and take care of the issue. Sometimes the only issue is the people that live here, not the complex itself.
Excelente servicio de mantenimiento. Rápidos y eficientes.
I was most impressed about how quickly the Community office responded and executed my request for service . All this was done within 2 hours of making the request. I was impressed and I must thank the community offfice for the urgency they place on the service request.
Every issue Ive had in the time living here was resolved very quickly. I recommend this property to anyone.
Lindo y tranquilo lugar para vivir los vecinos son educados, cerca de un lindo parque y buenos restaurantes.
Great team!
Quick and efficient!
Community friendly. Staff is very inviting, kind and really cares for their tenants. Ive been here just under three years and have never had any major issues. Upper management will provide ways, help and advice as much as possible to meet your concerns.
Officer at The Reserve at Gwinnett County Apartments is fair.
Maintenance was great
Poor service
Valet pickup doesnt come on the days they suppose to come , theyll throw my trash can top on the ground and sometimes theyll leave my trash in the trash can for days . My Above Neighbors are very loud , dog always running back and forth , banging noises throughout the night . Lady and her 2 kids are always yelling . They leave their dog on the patio for hours barking and running around . Cats are everywhere and to many added on fees .
Staff is always professional, friendly, and great to work with. I have lived here for a while, overall good experience. My building has always been pretty quiet around me.
I've been in this property for half a year now and speaking for myself, I haven't had anything to complain about from either ends of the property. From both the leasing staff, management, and maintenance, everyone has been super efficient. I have come across a few maintenance problems, and they all have been taken care of within the same day. I've only been able to interact with the leasing agents, and the assistant manager, and the all have been very welcoming. I have spotted a few bugs outside (where they should be) but not a single fly inside my home.
Terrible employees. Terrible management. Terrible place to live. Don’t waste your money on this garbage place.
The units are paper thin. You can hear your neighbors upstairs day and night. This place is a total waste of money. Its super annoying and basically worst apartment I've lived in all 8 years I've lived in apartments. Don't do it just look around at other places.

Hi, thank you for taking the time to leave us feedback about your experience with us.
I have lived in Ga for over 15 yrs... I have only rented from private owners. But I must say that renting an apartment for the 2 time in 12 yrs this has been the best experience. The Staff is very helpful. They go over and beyond their means to help you and to make your move comfortable anything that they can do to accommodate you they will. They treat you as if you were one of their own family members. They make you feel welcome as soon as you enter the premise... The property itself is very clean and the apartments are very clean and kept up.... I feel comfortable in my apartment home. I would highly recommended The Reserves at Gwinnett to anyone looking for a friendly clean, family living environment.. The staff is the Bomb....

Going on three years and I love living here! It's quiet, the gates stay working, the lawn is always clean, new management is nice and always available to speak with and are willing to work with you when its time to renew. Staying here until I am ready to buy a house.

Thank you for taking the time to leave us feedback. We strive to provide excellent service to our customers at The Reserve at Gwinnett Apartments.
I literally regret signing a lease for this place. It was me and my fiance's first apartment together and we were extremely excited! We chose this apartment mainly because of location. It's a decent apartment, the cabinetry, however, is horrible, the paint job is horrible, we had a really bad mold problem when we first moved in, but we sucked it up and got to scrubbing the mold away. My son has asthma and coughed for like the first month of us living in the apartment. Not only this, THERE ARE CATS EVERYWHERE!!!!!! I see about 6-7 cats lay around on a daily basis. If I could post a picture, I would share a picture I took just this morning of a cat, lounging on a towel I had hanging outside to dry on the ledge of my porch. We found a snake in our apartment that my 3 year old son happened to stumble upon and pick up while my fiance was home with him as well. But let's get to the good part, my fiance lost his job back in June. We have been struggling to make ends meet recently but always managed to pay on our responsibilities. This month I have the rent but I need to hold off on the water (which is "included") for about 2 weeks. They would NOT take my rent payment without the water and said that if the $69.99 isn't paid with the $953 then we would have to hold off on paying it, which means an eviction would need to be filed. I think that is ridiculous! When we moved in, there was an entirely different office staff and manager there. I wish they hadn't gone anywhere, they actually did work with us A LOT!
I have lived here for about a month. So far the maintenance people have been amazing!! They are super quick and very friendly. The front office staff has changed since I moved in but seem very friendly as well. I have had issues with my dishwasher, washing machine, and a leak in my sink but they were all fixed same day or early the next day! I live in a super spacious 1 bedroom and I like it. It's a pretty quiet neighborhood so far. There are a lot of kids that live here. I haven't used the features like the gym and car wash yet but the pool is alright. Overall, it's a cozy place and you get a lot of space for the price.
I viewed these apartments and filled out an application. I have received the run around. Never return my calls, never picked up the phone either. My lease is up and due to me waiting on then, I have to stay in a hotel until I find another place. The worst service ever
First, let me start off by saying that Wesley Park was GREAT, not to be mistaken with The Reserve at Gwinnett. When you don't answer a tenant's phone calls or a tenant has to call the office if they forget their password to possibly pay rent or put in a work order, because the website portal you have set up SUCKS, that is an inconvenience. Don't get me started on security...One night I left a message for the courtesy officer along with one of my neighbors, we never got a response or call back....NOTHING. (Gates are always open and people speed through the gate because of that reason) Also, might I add when you keep calling and no company voicemail comes on for you to leave a message, because perhaps you have not set one up yet...inconvenience. Its so hard coming from professional staff and group of people that really cared about their tenants (Wesley Park) to people who don't really care and are just there to get paid, I guess. Also, some of the staff members can be very rude and uninterested in any concerns you may have. The property itself is ok, I would not set foot in the pool because it has not really been taken care of since the previous staff. If you are looking for a nice property, but not BIG on customer service this property may be for you. If you want a great property along with quality customer service, as I was so blessed to experience in the past with WP, then this is not the place for you.
I moved in because I was excited about the WESLEY apartment guarantees and flexibility. As with the previous reviews, imagine my surprise when I found out the apartments had been bought a week or two after I moved in. They said the lease would be honored but I have had rent issues every month with them. I pay my rent in full and there's always some "discrepancy" and I get a notice on my door. They don't answer the phone so I have to go to the office. They don't have online payments like Wesley did which was one of the larger reasons I chose this apartment. Their "emergency maintenance" isn't emergent at all and you could end up outside for a hour waiting for them. It was just one huge disappointment after another.
When I first came to Atlanta to tour apartments, Wesley Park ( Now The Reserve at Gwinnett) made the list. I viewed it on a Sunday and saw the grounds, looked nice. I wasn't sold, but wasn't turned off. fast forward a month and I needed to make a decision, Wesley was the only complex that could accommodate me. I figure, I could live anywhere for 1 year. While I was on vacation for 1 week and a day, the complex was sold and new management took over! LOL imagine my shock as I approach the drive way and see the old signed covered up with a new name, and get to my house to see the lovely note on my door! I don't plan to renew my lease, largely because it wasn't my plan to begin with and after finding work in Midtown, it makes more sense to be closer to the city! The apartments are spacious and if you want to pay more and luck up on a remodeled unit, you might love it. A few tips for renting here... 1: DO not rent a Terrace level apt. It's very woodsy here and as such critters of all type invade your space. Roly Poly's (Pill Bugs), crickets- big ones, spiders- HUGE ones... Seem to love the dark apartments. 2: Traffic: It's terrible! This complex is located off off of the I-85 access road, just past spaghetti junction. There are a number of other complexes in the are as well so just imagine the morning traffic with school buses, and commuters trying to get to work. Plan extra time in the morning and expect a wait in the evening! 3: Convenient Online Payment: This is very convenient in this day and age and with everything else being electronic and if you live here and don't work close, you'll never make it to the office before they close to pay the rent and there is NO drop box if you need to pay with a check.
Once owned by Wesley park and now owned by slum lords. The management here is stuck up and doesn't care too much about anything. People are leaving weekly and roaches are an issue buy buy benegl and spray behind stove, fridge and any cracks along base boards. It has worked for us in the past. Take a look at Wesley properties further north before deciding on this place. Only benefit is close access to 85 and 285.
I am currently living in a relatively nice Apartment Complex in Norcross which is Northeast of Georgia. It's a small complex and everyone minds their on business. I am getting ready to retire at the end of the year and looking to find a place near my son and his family. Because I am retiring I will not have the income that I have now; therefore I am looking for an apartment I can afford and live within my means. Once retired I will not be able to afford the rent I am currently paying along with my other bills.
These used to be called Wesley park and now Reserve at Gwinnett. Moved into a roach infested apartment. Roach traps and pest control holes in the walls, small to large roaches in ALL rooms! Along with the usual water bugs etc. Pool has been closed since I got here. Extremely loud music playing constantly from neighbors in their apartments and cars! Heard a girl screaming help around 4am one night. Not really sure what happened! Scaryyy! The grounds are nice and kept clean, but the apartments need major upgrading. But needless to say I am leaving immediately!
Ive lived in Wesley Park Apt for 3yrs. The Landscaping is always up to par, maintenance is quick an always friendly. Never have we gotten a letter stating a break-in house or vehicle. Everyone's nice and mind there own business. There's a mixture of race in the community. Great gym, swimming pool with grills and area for a small gatherings. Leasing office to Nice and friendly even thought i have seen staff come and go.
