I recently had the unfortunate experience of residing at The Reserve at Johns Creek Walk, and I feel compelled to share my insights to alert potential tenants. My time here has been marred by a series of issues that have left me deeply dissatisfied with the leasing office's practices. Trash Violation Charge: One of the major grievances was the handling of a trash violation charge. Despite adhering diligently to community guidelines and promptly addressing a warning received on November 30, I found myself unfairly charged $200 for a trash violation on December 1. What's more disheartening is the lack of responsiveness from the management when seeking clarification and resolution. Ineffectual Communication: Attempts to engage in a constructive dialogue with the leasing office were met with continuous silence and disregard. Despite offering to visit the office for validation and clarification on the charges, there was no effort from their end to provide evidence beyond dated photos. This lack of transparency and unwillingness to engage with tenants casts serious doubts on their commitment to fair dealings. Double Standards in Payment Handling: My frustration escalated when the leasing office displayed double standards in handling rent payments. While they accepted a partial rent payment via check for December, they adamantly refused a similar arrangement for January, citing an inability to run partial payments. This inconsistency, coupled with threats of dispossessory and eviction, has created unnecessary stress and financial strain. Public Review Response: The leasing office responded to my public review with an apology and an expressed commitment to addressing concerns. However, the actions taken by the management have not aligned with these assurances. Despite a public invitation to meet and resolve issues, the actual willingness to engage constructively seems lacking. Conclusion: My experience with The Reserve at Johns Creek Walk has been marked by disappointment, inconsistency, and a disregard for tenant concerns. Prospective tenants, beware of the challenges you may encounter dealing with this property management team. The issues I've faced cast a shadow on the integrity of their practices, and I would strongly advise considering alternative housing options

There is no soundproofing between floors at all, constant stomping, banging, slamming, rattling everything in my apartment. I cannot sleep I cannot take a nap, I am rudely awakened by the most horrendous stomping that shakes everything in my apartment. The front office does not care and is fully aware it’s loud as hell. They tried to charge me to move and were totally unwilling to place me in another unit. The regional VP Abby would not return calls, and the front office treated me as if I was the problem. I pay my rent on time every single month I have never once been late, they raise the rent regardless. I abide by complex rules, I keep my apartment and porch clean and nice, follow trash compactor rules, pick up after my dog and Throw it away in the provided bins, I also don’t throw parties, or stomp or bang or slam anything or wake up my neighbors. I am respectful of others, but have not received the same treatment from the neighbors here or the staff here. They do not care about rule abiding tenants, they only care about getting the maximum possible rent in a time where rent is at an all time high. It’s not worth it at all I feel trapped because I spent a good amount of money on pet deposits planning to stay for 5 years before I purchase a home, and now I either have to dip into my savings for the house to get the heck out of here, or I have go crazy living here with the constant loud noises knowing they are only going to raise my rent again. No amenities on earth are worth the constant noise and blatant disregard from the office I have dealt with: Don’t get a bottom or second floor apartment no matter what.

Neighborhood and Property is in steep Decline with no solution in sight...
Poor management - barely existent - gates are always broken, trash areas are always full. Management tracks down garbage to fine $25 per box but is never there to cater to real problems. This apartment find ways to get every penny out of you. Gyms are tiny, printers never works, cyber cafe is hardly ever available. You have noisy kids and neighbors all around that management can't control and tells you to call the courtesy officer. Courtesy officer's cars only exist but are also never available. Their phone lines are never available. They charge you for reserved parking, so basically first come - first serve to park near your home. Maintenance can never fix anything completely. After a few days, weeks, the same problem exists. Inside the apartment homes, there's cracks, holes, and damages from previous tenants that never got fixed; it's probably to hold existing tenants responsible at move-out at the end. I've lived in over 10 apartments, and by far, this is the worst!

I just recently moved over to Johns Creek and I don't think I could find a better place. Having The Walk at Johns Creek in the same complex is the best perk. I never really have to leave with the restaurants, a dry cleaner, a nail salon, and even a chiropractor within a stone's throw. Jeb and Linda in the office are awesome and have always taken care of me. any repairs or question get taken care of immediately. The neighborhood is quiet and peaceful to come home to, which makes sitting on our massive porch even better.
Our leasing management has changed and it's noticeable the type of tenants allowed to rent here is going down fast. One leasing agent is so unprofessional that she answered the phone singing before she said hello.
